Can you explain why the realtors and developers aren't willing to allow showings of their properties? I have seen other channels say the same thing and people are reticent to allow filming inside their homes. Just curious as to the mindset of why the hesitation.
Omg, youtube is huge, there are tons of tours. As example this one: "My Room Tour, apartments 140 sq.m in Russia, Moscow | $2 500 000". Not for rich people (they are living mainly in palaces with dozens rooms, halls and floors), but for top middle class.
This tiny apartment has potential with the right furniture. First of all get rid of the bed and a couch. And have a pull out sofa . So you can sit and watch tv during the day and at night transform it into a bed. Maybe you could even have a small coffee table. Second get rid off that round kitchen table. They sell tables that are attached to a wall on one side and has two foldable legs on the other side. When not in use you can fold the table so it hangs on the wall. Giving you more space. Bathroom is perfect.
Apparently, no one in Russia has heard of a Murphy bed. There are other ways to hide a bed so that it doesn't take up 80% of the available floor space.
The purpose of this apartment is to have a good place to stay overnight, and most likely for 1 person. The simpler the better! Especially if the apartment will be rented for a short or medium term
I've commented before on the onsite hardware. Such a blessing - I can't count the hours I spent driving to the hardware store when I bought my new place.

Moscow is really a beautiful city that I do hope to visit one day. I love all the glass and brick exteriors on these. That view is really amazing but a bit frightening too.
On my second trip to Russia I stayed with the son of one of my mother-in-laws friends the night before returning to Oz. He had a studio apartment but it was about three times bigger than this one.
The stuff of nightmares, In Sydney floor space is tight I've heard in the new City developments but this is appallingly claustrophobic. I was last in Moscow in the sixties and seventies. Moscow has evolved into a fascinating beautiful city. It was rather colourless and dull back then.
I hope the word "typical" in the title refers to the word "tour" and not to the words "Russian" or "apartment". Because a studio is not even on the official list of apartment types in Russia. Moreover, according to the new law of the Moscow authorities from August 1, 2024, the minimum size of an apartment CANNOT be less than 28 m²...
I was speaking to my wife about this last night. How the rule will come into effect. This will be for new buildings from this date forward, there are still a lot already under construction though. A place of this size is more for daily rental, or perhaps monthly. Not for life. Even I would want somewhere bigger.

There are very significant differences between them, especially in terms of registration for tenants...

The more the merrier! I 'm wondering if there are many old Soviet-type buildings left in Moscow or Moscow region. What I like about them are the older features they have and they feel very homey. What a view!!! They sure make the most of every inch of space.
Hi Russell, Very nice! I would rather have extra space by using a pull out sofa bed or a murphy bed. The brick is nice and different on the exterior. I love the view but I could not live in a high rise due to a fear of heights but a 1st would be great!! Nice finishes and I also like the black. Thanks for another great and informative video!
Russell I had a fridge that the white eventually got dull and scratched so I painted it Cyan Blue, a HQ Holden colour. It looked much better than plain old white, lol.
Maybe a pully system that lowers the bed from the ceiling for sleeping and raises it during the day for more usable space. Ask Yuri if they have ever done this in a studio before. A Murphy bed would work as well. I really love this apartment and could see myself living in it but with that bed out all the time, I'm not sure it's as practical. Definitely good for a single person. I don't see two people living in such a tight space. The view is amazing.

About $1000 (USD) per month for a tiny 230 sq ft studio apartment or buy it for $147K??? Those sound like rip-off prices aimed at expats who don't know any better.
I'd like to see the parks, lakes, and nature that is available in Moscow. Is there a community garden area? What is the education system like? I like these apartment tours also. Great video.

That's an interesting business class residential complex in a good location, close to the river and the business district of Moscow City. Unfortunately, after this video, the viewer will get the wrong impression about the complex itself, most of the apartments are quite ordinary 3-4-5 room apartments. There are even view penthouses with private terraces. And what was shown in the video is not an apartment for living, but an oxymoron for daily rent. There are very few of them there.
@chiefenumclaw7960 because it's unliveable concrete box which is on sale for like 10x local median yearly wage. Imagine this - in the largest country of the world, they build a bunch of 30-story buildings clustered together so tight that lower levels will never see the sun, then cut it to the tiniest pieces possible and try to sell them as a prime-class real estate. That's what happens when residential real estate becomes a financial asset to rent and speculate instead of being the place to live, and there's not enough potential buyers for normal-sized apartments.
All four seasons in Russia are beautiful Russell. Here in S E Queensland we only get two seasons, cool summer and humid hot summer. Only having two seasons is very very boring after 67 years.
The window is beautiful, love the bathroom and honestly the size isn't terrible, also I love how beefy the apartment doors are, they literally look bulletproof lol
Love the color palette, very modern, but maybe it could become depressing since the color is dark and the space is small. It's weird that the couch is facing away from the tv. I think there wasn't room for a 3rd chair at the dining table. It's ok for a busy working person living solo. I'd feel bad for a pet having to live in a small space like that.
Darn! I thought if I brought my Mustang, I would be the only one on the block with one! The building has a very interesting facade and a quite nice lobby area. The apartment is nice, but it resembles a hotel room too much. I would hate to feel I was perpetually on vacation instead of being home. Seems a bit steep for a hotel room per month. How about a two bedroom apartment, Russell?
I'm wondering if people spend most of their time out and about in Russia. All of the apartments Russell has showcased are so SO small. I'd say basically the same size as Japanese apartments, and those apartments are small because of the lack of actual space (as far as I know)... but Russia has lots of space. Actually, more space than any other country in the world
Russell does not show typical apartments, these are apartments for rent for one person, people with families mostly live in their own apartments of much larger area.@@LoneCoast

I would love to stay there but if they are tearing down old apartments with lower rent, will they get people to rent these? Might be out of alot of peoples price range. НА этих местах строят новые дома с большим количеством этажей, квартиры собственникам старого дома предоставляют в обмен, если нужна большая площадь, её продают по цене ниже рыночной. Переезд бесплатный, дом и квартиру можно выбрать из нескольких вариантов( это по идее). Эта программа в Москве называется " Реновация". За то, что дом будет участвовать в программе, должны проголосовать большинство собственников. Остальные квартиры в новом высотном доме продаются по коммерческим ценам всем желающим. Бонус города в том, что застроищики за свой счёт сносят старые дома, на их месте строят новые, с большим количеством жильцов в районах с устоявшейся инфраструктурой, а не на окраинах города.
Small apartments, but that's usually how they are in big cities. That's why I live in a small city of 150 thousand inhabitants, where you can get a much bigger and better equipped apartment for the same price.

Another lovely apartment. And very modern, clean and great location. Not sure if I could live so high up with a floor to ceiling window though. That would be a deal breaker for me lol but am sure there are those that love that type of scenario. The view is magnificent however. As you said, it is not that easy getting access to the apartments and I am sure I can speak for most when I say that you are doing a great job making things happens :-). Having said that, if you could get access to a 2 or 3 room apartment, I would love to see one in the same building or similar. As always you are great at what you do, Russell.
Thanks Paul for the amazing comment. I am trying to get into more apartments. And bigger apartments as well. In this same building I get to see a 90sq meter 3 room place. But the construction work has only just started. So a couple of months from now, I can go back and check it out. That was on the 9th foor. A more family sized apartment.
Loved the tour. I love the view. You did an apartment downtown similar to that that had a view of the river. I like that better but this was also a good view.
I think it's a good thing they're ripping down the old and replacing with new. Not to disrespect historical buildings, as some people love the old 'USSR' designed buildings and 'prison' like paint schemes lol, but majority of those old buildings seem like they're so poorly maintained, they look so cold and unwelcoming, so I'm all for the new. Majority of these one room apartments (with the recent apartment walkthroughs you've done), I try and picture myself living in them and as an older single male Aussie, not sure if I could. Having said that though, and although slightly bigger in Australia, many new 1 bed apartments are not much bigger as our population increases the design of apartments is to squeeze as many people in as comfortable as possible, whether that be 1 or 2 bed apartments.
I think that’s a good idea - getting rid of the old decrepit buildings that are no longer cost effective and could be hazardous to live in. The multi stories are necessary due to influx and population explosions. So in terms of space the old building that housed say. 100 families can utilise +/- 2X the space and 50 X the families. Russia seems to be expecting a huge influx of well heeled citizens in the near future - the other video you showed us of several new buildings going up - not as grand as what we see here but nice nevertheless. Very flash.
Nice building and view. This seemed like more of a modern hotel room though probably for short term rentals. I also thought the sofa facing away from the tv was strange. I would enjoy living here for maybe a few weeks to a month or so for an extended visit but it would be too small for a long term stay. Enjoyed the video and I would enjoy more apartment video's of various sizes and price points.
No, this is too small. The smallest hotel/motel room is 300 sq. feet. When I am on vacation, I can stay in a place like this for a night or two, but for more days, I would get a larger room or a rental house. My claustrophobia and that black decor don't go together. Why are they building those ridiculously tiny and overpriced coffins? However, I really enjoy and appreciate your videos, Russell.
Does the sale price include the service of the building ie like body corporate fees and what about rates and taxes? OH YES I COULD ABSOLUTELY LIVE IN IT. What I love are the play areas and how safe the children can be. The other thing is Russia is so clean.
I wish Russell would show apartments in 2025 that aren't the size of "glorified prison cells." Let's see something in that building with two or three bedrooms.
Russian apartments are very similar to pods in Japan. I personally could not live in one small room. It's not like you can enjoy the outdoors because it is too cold.
@@mandy18573what Russell is showing is now in the central part of Moscow ( it's called Presnensky, or Presnya, district). The residential complex is called the Heart of the Capital and is pretty close to the famous Moscow City area, which will automatically drive the prices up. Saying that as a third-generation Presnya resident😊

It's a nice place for a night or two but i would be claustrophobic! I need more room and would not mind traveling into Moscow to have tge room at an affordable price.
This place will end up as a daily rental, I think. It was handed over to the new owner only a day or two ago. Who will then give the keys off to a management company for renting it out.
Да, место очень хорошее. А со стороны Москвы реки всегда дует свежий чистый ветерок. Цены , конечно, большие, но близость к центру оправдывает все. Не знаю, как отражается на цене этаж покупаемой квартиры. Но знаю точно, что квартиры с 3 по 5 этаж раскупаются быстрее.

It's all very weird. The decor etc. Exactly like a hotel room. Plus it all looks a bit soulless, where are the trees and green spaces? The space with the playground had hardly any trees or grass. Even in London with all the newbuilds going up they make sure they are surrounded with an abundance of trees and green spaces and we have much less space in London. All looks rather depressing.
Yes, I am actually quite concerned about this new trend. The Soviet approach emphasized green spaces and community. This new stuff is, as you say, soulless.
Unbelievably expensive for such a small space in Moscow. It doesn't fit for a long term rent. Too small. It would fit to be a hotel room. 23m³ - a bed and a couch (instead of a table), and THREE chairs. What for? 🤷🏼♂️ That full size fridge in the room for one person, in center of Moscow. It is never going to be stuffed really. But takes extra space. That small circle coffee table. I don't get it 🤷🏼♂️ Why not a normal rectangular table? I just don't get the whole concept of the design for this room 410. Need some explanation from Yuri maybe.
There is no doubt that these apartments are slightly overpriced. But overpriced for a 3 reasons: Moscow center, brand new building, concierge, business class building.

The average salary in Russia is 50,000 rubles. and the cost of living per month is from 40,000 rubles, savings are 10,000 rubles per month. For an apartment of 35,000,000 rubles, you will need 35,000,000 / 10,000 = 3,500 months or 3,500 / 12 ≈ 292 years. and this is even without a 25% interest rate on a mortgage (and now it is exactly that, yes, 25% and higher per year). Not everyone who has a job can afford to live in such apartments.
Russ , I can appreciate that apartment. I wish you could see my apartment I'm typing this in comment. You could fit 5 of of those apartments in mine. Don't Russians Bake ? No oven ? Only 2 burner cook top? The TV is on the wall the sofa is on. How you suppose to watch TV with it in back of your head. Only a foot or two between the sofa and the bed. @@TravellingwithRussellnot exactly, there were and still are some old Soviet residential buildings around but until very few years ago it was a heavily industrialised area with quite a number of concrete, cement and asphalt making plants and other equally appealing stuff. It is still surrounded by a number of manufacturing facilities, and there is still the notorious Krasnaya Presnya Transit Prison within a couple of minutes' walk.
You mentioned in your last video that the prices in these “temporary” local hardware stores are not any higher than in the much larger big box stores. Here in the US, the smaller stores generally charge more for everything I imagine because they can’t make a profit otherwise. How does that work in Russia? Are there price controls? Are the stores government run?

5 and 9-story commieblocks don't have any aestetycal value in my book, makes me glad they're replaced, but I sure would like beautiful European style 2-3-story buildings in their place. We're the biggest country in the world, no need for tall buildings, but greed seem to have won.
These apartments are not "typical". Yes, a new building, yes, a beautiful lobby. But it's not cozy. It's just a hotel room for one person. Even a young family of two would feel bad there. The furniture arrangement is terrible. Why a sofa and a bed?
I've just checked 2023 figures: 20% of that year's purchases were a cash buy( a 4% drop compared to 2022). Anyway, before July 2024 Russia had a large-scale preferential mortgage programme in place with an 8% rate. There were and still are a number of similar programmes targeting more specific groups like young families, IT workers, those planning to purchase property in the Far East of Russia, rural areas etc.
Im glad my country is going this path with new development. I mean, the architecture. I find it rather dystopian and dull. My country is much better at creating more welcoming environments and sometimes they build buildings that are traditionally inspired. Even a random new development ”Munksjöstaden” in my random irrelevant city is miles better.
Welcome to the way the world works. The person who owns that five-Story building can get a whole lot more money putting up a 28-story building or selling it to someone who will. The problem is the cost or rent of apartment in the 28 story building is going to be considerably more than the 5 story building. Moscow has a housing shortage, As the more opulent apartment buildings are built, people are being priced out of the market. ( This is happening where I live in the US. ) I could afford it because of the dollar/ruble exchange rate, but if you're local, wouldn't it be considered pricey? I do like the idea of a dog wash and the hardware store. That is a very nice micro apartment. Thank you for the tour. A question for you. This might be answered in an earlier video, if it is, could someone point me to it? Hot water. In multiple videos you said that the hot water heater in the apartment is used as a backup. So where does the hot water come from, and why would it be unavailable for a month or more during the summer. Does the apartment complex or the city provide it?
@jimbotron70 Thanks. The two times I've lived in an apt in the States. The hot water heater in the apt was your source of hot water. It's still hard to believe your hot water can go off-line for a month or two. I guess. It's all in what you're used to.
it will be 25.000-2.500.000 rub monthly, social injustice is crazy. In Moscow official data is 150.000 rub, but you should understand that the median consists of salaries of CEOs and privileged civil servants (idk like 1.000.000 rub/month) and janitors with crazy low salaries.

Children's playgrounds are required by law in Russia to be built for apartment complexes. There is a ratio required based on the size of the complex.

Imagine this - in the largest country of the world, they build a bunch of 30-story buildings clustered together so tight that lower levels will never see the sun, then cut it to the tiniest pieces possible and try to sell them as a prime-class real estate. That's what happens when residential real estate becomes a financial asset to rent and speculate instead of being the place to live, and there's not enough potential buyers for normal-sized apartments.

All four seasons in Russia are beautiful Russell. Here in S E Queensland we only get two seasons, cool summer and humid hot summer. Only having two seasons is very very boring after 67 years.
The window is beautiful, love the bathroom and honestly the size isn't terrible, also I love how beefy the apartment doors are, they literally look bulletproof lol
Love the color palette, very modern, but maybe it could become depressing since the color is dark and the space is small. It's weird that the couch is facing away from the tv. I think there wasn't room for a 3rd chair at the dining table. It's ok for a busy working person living solo. I'd feel bad for a pet having to live in a small space like that.

Darn! I thought if I brought my Mustang, I would be the only one on the block with one! The building has a very interesting facade and a quite nice lobby area. The apartment is nice, but it resembles a hotel room too much. I would hate to feel I was perpetually on vacation instead of being home. Seems a bit steep for a hotel room per month. All of the apartments Russell has showcased are so SO small. I'd say basically the same size as Japanese apartments, and those apartments are small because of the lack of actual space (as far as I know)... but Russia has lots of space. Actually, more space than any other country in the world

Small apartments, but that's usually how they are in big cities. That's why I live in a small city of 150 thousand inhabitants, where you can get a much bigger and better equipped apartment for the same price.

Another lovely apartment. And very modern, clean and great location. Not sure if I could live so high up with a floor to ceiling window though. That would be a deal breaker for me lol but am sure there are those that love that type of scenario. The view is magnificent however. As you said, it is not that easy getting access to the apartments and I am sure I can speak for most when I say that you are doing a great job making things happens :-). Having said that, if you could get access to a 2 or 3 room apartment, I would love to see one in the same building or similar. As always you are great at what you do, Russell.
Thanks Paul for the amazing comment. I am trying to get into more apartments. And bigger apartments as well. In this same building I get to see a 90sq meter 3 room place. But the construction work has only just started. So a couple of months from now, I can go back and check it out. That was on the 9th foor. A more family sized apartment.
Loved the tour. I love the view. You did an apartment downtown similar to that that had a view of the river. I like that better but this was also a good view.
I think it's a good thing they're ripping down the old and replacing with new. Not to disrespect historical buildings, as some people love the old 'USSR' designed buildings and 'prison' like paint schemes lol, but majority of those old buildings seem like they're so poorly maintained, they look so cold and unwelcoming, so I'm all for the new. Majority of these one room apartments (with the recent apartment walkthroughs you've done), I try and picture myself living in them and as an older single male Aussie, not sure if I could. Having said that though, and although slightly bigger in Australia, many new 1 bed apartments are not much bigger as our population increases the design of apartments is to squeeze as many people in as comfortable as possible, whether that be 1 or 2 bed apartments.
I think that’s a good idea - getting rid of the old decrepit buildings that are no longer cost effective and could be hazardous to live in. The multi stories are necessary due to influx and population explosions. So in terms of space the old building that housed say. 100 families can utilise +/- 2X the space and 50 X the families. Russia seems to be expecting a huge influx of well heeled citizens in the near future - the other video you showed us of several new buildings going up - not as grand as what we see here but nice nevertheless. Very flash.
Nice building and view. This seemed like more of a modern hotel room though probably for short term rentals. I also thought the sofa facing away from the tv was strange. I would enjoy living here for maybe a few weeks to a month or so for an extended visit but it would be too small for a long term stay. Enjoyed the video and I would enjoy more apartment video's of various sizes and price points.
No, this is too small. The smallest hotel/motel room is 300 sq. feet. When I am on vacation, I can stay in a place like this for a night or two, but for more days, I would get a larger room or a rental house. My claustrophobia and that black decor don't go together. Why are they building those ridiculously tiny and overpriced coffins? However, I really enjoy and appreciate your videos, Russell.

wow..prices are rising in Russia. I find those prices expensive both for renting or buying, especially for such a tiny apartment.
Does the sale price include the service of the building ie like body corporate fees and what about rates and taxes? OH YES I COULD ABSOLUTELY LIVE IN IT. What I love are the play areas and how safe the children can be. The other thing is Russia is so clean.

Russian apartments are very similar to pods in Japan. I personally could not live in one small room. It's not like you can enjoy the outdoors because it is too cold.

The residential complex is called the Heart of the Capital and is pretty close to the famous Moscow City area, which will automatically drive the prices up. Saying that as a third-generation Presnya resident😊

Annual salaries in Russia are much lower than in the U.S. So it’s all relative.

It's a nice place for a night or two but i would be claustrophobic! I need more room and would not mind traveling into Moscow to have tge room at an affordable price.
This place will end up as a daily rental, I think. It was handed over to the new owner only a day or two ago. Who will then give the keys off to a management company for renting it out.

It's all very weird. The decor etc. Exactly like a hotel room. Plus it all looks a bit soulless, where are the trees and green spaces? The space with the playground had hardly any trees or grass. Even in London with all the newbuilds going up they make sure they are surrounded with an abundance of trees and green spaces and we have much less space in London. All looks rather depressing.
Yes, I am actually quite concerned about this new trend. The Soviet approach emphasized green spaces and community. This new stuff is, as you say, soulless.

There is no doubt that these apartments are slightly overpriced. But overpriced for a 3 reasons: Moscow center, brand new building, concierge, business class building.
Of course anybody could live there as long as they had a job.

The average salary in Russia is 50,000 rubles. and the cost of living per month is from 40,000 rubles, savings are 10,000 rubles per month. For an apartment of 35,000,000 rubles, you will need 35,000,000 / 10,000 = 3,500 months or 3,500 / 12 ≈ 292 years. and this is even without a 25% interest rate on a mortgage (and now it is exactly that, yes, 25% and higher per year). Not everyone who has a job can afford to live in such apartments.

Only a foot or two between the sofa and the bed. It's like a small travel trailer for space. The toilet is so small ! How can a fat person sit on it. Lol

Underground parking. There were 2 levels. All covering the whole 3 buildings and the area directly over the garden and playground space.
What was on the land previously ?
It was older apartments, similar to across the street from the beginning of the video. Much older 5 level apartments.
@@TravellingwithRussellnot exactly, there were and still are some old Soviet residential buildings around but until very few years ago it was a heavily industrialised area with quite a number of concrete, cement and asphalt making plants and other equally appealing stuff. It is still surrounded by a number of manufacturing facilities, and there is still the notorious Krasnaya Presnya Transit Prison within a couple of minutes' walk.
You mentioned in your last video that the prices in these “temporary” local hardware stores are not any higher than in the much larger big box stores. Here in the US, the smaller stores generally charge more for everything I imagine because they can’t make a profit otherwise. How does that work in Russia? Are there price controls? Are the stores government run?

5 and 9-story commieblocks don't have any aestetycal value in my book, makes me glad they're replaced, but I sure would like beautiful European style 2-3-story buildings in their place. We're the biggest country in the world, no need for tall buildings, but greed seem to have won.

These apartments are not "typical". Yes, a new building, yes, a beautiful lobby. But it's not cozy. It's just a hotel room for one person. Even a young family of two would feel bad there. The furniture arrangement is terrible. Why a sofa and a bed?
How can anyone buy real estate in Russia with the interest rates at 21% ? I’m guessing it has to be a cash buy?
I've just checked 2023 figures: 20% of that year's purchases were a cash buy( a 4% drop compared to 2022).
Anyway, before July 2024 Russia had a large-scale preferential mortgage programme in place with an 8% rate. There were and still are a number of similar programmes targeting more specific groups like young families, IT workers, those planning to purchase property in the Far East of Russia, rural areas etc.
Like living in a hotel room year round. Not for me.
This place will more than likely end up as a daily rental. Something like an Air BnB.
Im glad my country is going this path with new development. I mean, the architecture. I find it rather dystopian and dull. My country is much better at creating more welcoming environments and sometimes they build buildings that are traditionally inspired. Even a random new development ”Munksjöstaden” in my random irrelevant city is miles better.

Welcome to the way the world works. The person who owns that five-Story building can get a whole lot more money putting up a 28-story building or selling it to someone who will. The problem is the cost or rent of apartment in the 28 story building is going to be considerably more than the 5 story building. Moscow has a housing shortage, As the more opulent apartment buildings are built, people are being priced out of the market. ( This is happening where I live in the US. ) I could afford it because of the dollar/ruble exchange rate, but if you're local, wouldn't it be considered pricey?

A question for you. This might be answered in an earlier video, if it is, could someone point me to it? Hot water. In multiple videos you said that the hot water heater in the apartment is used as a backup. So where does the hot water come from, and why would it be unavailable for a month or more during the summer. Does the apartment complex or the city provide it?
There's a central heater in any building. When they do maintenance to the heater in summer they switch it off.
@jimbotron70 Thanks. The two times I've lived in an apt in the States. The hot water heater in the apt was your source of hot water. It's still hard to believe your hot water can go off-line for a month or two. I guess.

it will be 25.000-2.500.000 rub monthly, social injustice is crazy. In Moscow official data is 150.000 rub, but you should understand that the median consists of salaries of CEOs and privileged civil servants (idk like 1.000.000 rub/month) and janitors with crazy low salaries.
you can name me a profession and i ll find some job offers in Moscow and Saratov and tell you the salary if you wish
