You can buy the Villa freehold, but not the land. The land plot is leased for 30 Years from the seller, Manora Co., Ltd. There are future rights to renew the leasehold for 2 further periods of 30 Years. The 30 Year lease is registered with the local Land Department in your name and also indicated on the Title Deed.

I thought foreigners could not buy property in Thailand??
Hi, foreigners can buy a house/ villa legally and without any problem, but they can't buy the plot of land. Therefore they lease the land from the seller and register the right of using the land at the local land department (Land Leasehold ownership of 30+30+30 years).
Hi, Thank you for clarifying this for me. I am planning my retirement and was debating whether to buy a condo or a house. I initially selected Pattaya but after seeing Manora Village in Hua Hin, this really gives a very good option for selection.

Rent someting.Dont buy anything in Thailand as a foreinger.In my opinion. You will have trouble one day for sure.Probably with your foreign neighbors at first.
