    I grew up in this area and when it was time to retire I moved back because of the low cost of living. I found a older mobile home in good condition for less than 5 grand.

      @@alabamasmokeywilson6818 anywhere in Highlands county. Avon Park, Sebring or Lake Placid are all beautiful small towns with enough big stores to suit any needs. With low crime, decent internet and hospitals there are still lots of parks not covered in the video with low cost housing.

    I trully enjoyed this video.very informative on sebrings area of 55t plus communities..I even saw my uncle and aunts home as you viewed above Buttonwood bay..sadly my auntie has passed Feb 14th..their community is beautiful but rather high on lot rate and the restrictions and hoa group were tight knit it seemed..sun communities must be really proud if their properties..looking forward to your next video

    Correction to video there are 1180 homes in Tanglewood plus the Outback which is the RV section. Loved the video.

      Thanks John! I think I got that number from an agent. I looked it up at DBPR and the park lists (and is licensed for) 1094 land-lease lots. The Dept. of Health lists them at 976 homes and 269 R/V spaces. If there are more homes than that perhaps they are rentals or in some other arrangement. Glad you liked the video,

    It's been 8 months since we moved here and the climate is very nice. It's quiet like the countryside, so I think it's a very good place to retire. But it is difficult because there are no big stores. I wanted to know more about Sebring , but thank you fro putting it on You Tube.

      VA loans can be used in most Resident Owned Communities.

    Great video, Russ. You put a lot effort into your videos--and it shows. One question: have you seen any MH communities in Florida that are nicer than Tanglewood?

      Certainly some that are as nice. But there are so many variables that revolve around your personal interests and likes. There are several with championship golf courses which, if you are a ardent golfer, would likely be considered nicer. Cypress Lakes comes to mind but there are others. There are lakefront communities with nice amenities and homes with docks on the lake that would seem much nicer to a boater. You get the idea. If it's just upscale homes, large lots, fancy amenities, and a big community that interests you there are easily a dozen and maybe as many as three dozen that rival Tanglewood. At this price point though, you are bordering on choices where you own the land and monthly fees are considerably lower in almost as nice a community.

      @@RussellWatsonFMHL Thanks for replying, Russ. My wife and I are not golfers and boating/lakefront property is not important to us. The ideal community we seek would have lots of activities for active adults and the grounds would be very well kept. Being located in a reasonably safe town is important as well. We've narrowed it down to these... Cypress Lakes, Tanglewood, Four Lakes Golf Club, Schalamar Creek, Hampton Golf and Country Club, Water Oaks Country Club and Riverside Club. Sebring seems to have the best winter weather temperatures and that's big on our list. Of all the videos I've seen, Tanglewood and Cypress Lakes appear to look the most appealing overall. We're coming down from the Northeast to take a look at some of these communities and your advice and opinion could save us time.

      @@stratcat4461 You've got the majors covered. Cypress Lakes may be sold soon which will push prices up as taxes will rise and new owners will need to pay off investors and creditors. Water Oaks is nice but owned by Sun Communities. Riverside Club is a really strange place and also, at least partially, owned by SUN Communities. Hamptons is SUN as well. I just visited Shalimar - it's in my Lakeland movie. The thing with Golf communities is you are paying for the course, use it or not, and much of the social activities will revolve around golf. Tanglewood has a paid activities director - not sure about the others but a good question for you to ask.

    i have a mobile golf cart cleaning service in Polk/Lake county but I want to expand to Sebring and Avon park. I know it’s a lot of 55+ areas there and I’m hoping they are accepting about leaving a few flyers or maybe hosting a community event

      In the larger communities you may find an opportunity to take out an ad in the HOA newsletter. These are usually quite cheap and will reach a lot of potential customers.

    Good info. Tanglewood is very nice, but also very expensive. Hometown America owns and manages it, and the lot rent regularly goes up quite a bit. One point not mentioned in the video about Tanglewood is the extensive RV section known as the Outback RV Resort.

      Yes, I've seen that. I was scheduled to do a video on a large home in Tanglewood along with an in depth review of the park but the recent storm damaged the home. The rent increases there are in line with other parks. It's an expensive place. Only oddity is the monthly DBPR fee folks pay. But no-one seems to mind.

      Our rent is capped at 3.9% raises per year . For what you get and the cleanliness of the park it’s not that expensive.
      The park across the street is almost the same lot rent but not nearly as nice as Tanglewood.

    Russ, all this is very informative but lot rents are a must! If you don’t know ? Approximate! You could also give a range ….for example $500 to $600 per month.

      There are a lot of problems posting lot rents in videos. First, they are often specific to the lot so a park can have many different lot rents. Second, they change every year so three years from now someone interested in Sebring will be commenting on how disappointed they were when they found all the rents I disclosed were way lower than they were told when they got to the park. (Videos cannot be edited once posted even if I wanted to try to update them all every year) Third, I could make a mistake and cause folks to claim I was falsely promoting a particular park or had it way overpriced which would upset the park owner. I do present the lot rent when we video a particular home and note that it is at the time of sale. This helps folks see what a bargain a home is (or not). The only way to get an accurate lot rent for a park is to call them or get it on a particular home from the seller. (Even then you need to be careful as discussed in a recent tip sent to Inner Circle members). I am trying something new with my latest video along these lines. I produce an information sheet for Inner Circle members and I'll put the best info I have there, That way mistakes can be corrected and the data can be updated if needed. If that seems to work out I can add it to past videos like this one.

    Living in Tanglewood, like it here. That new Sebring Square sounds very interesting, but I do not plan on moving again.

      This video was originally scheduled to highlight a luxury house in Tanglewood but that storm caused damage to the home. Look for a deep dive into Tanglewood in the future. I covered another home there in an earlier video. Nice park except for the mysterious monthly DBPR fee.

No secret that it's expensive here, but that goes with the territory. Also know about the hail, I have some of that damage. Thanks for the response.

    I’ve seen some parks that had low monthly rent fees but they had a Buy In Fee of $5,000 or up to $15,000 if I remember right. GL all

      Florida Manufactured Home Living it does seem that there are many more choices and the prices are much better. In doing some research here, I’m finding a lot of parks are being bought out causing many to lose their homes. I did find a couple of self-owned lots in a couple of locations. Can’t move to Florida just yet due to family needs. My next step is to tour the parks. I may just rent until I can move out of state.

      Looks like a nice park. It's owned by CRF Resales crfresales.com/communities/whisper-lake/ , Lot rents seem very reasonable. Mostly singlewide units, Nice location although it's not actually on a lake.

      You can Google the VA Hospitals in Florida. There are only a few. There are major bases. The video I just did on Melbourne Beach had communities that were a few miles south of a major Air Force Base.

      Sure. they are usually small - 50 lots or less. There's usually a manager's office and perhaps a laundry.

      Yes, I think it's the most expensive park in the area. But it is also easily the fanciest and has the best amenities.
