      There's no apartment in Florida I'd pay over $3,000 for, maybe a penthouse in Miami. I can get a place in NYC for cheaper. And Florida? With crazy laws and weird people? The state is full of good folks, but because of the prefered weather, people retire there from other states, and you get a mixed bag. Also had some less than desirable governors as well.

      That would not make much difference because some corporation would come along and buy the community and void any contracts. The key is buy your own land so you can have complete control.

    My parents moved to a park in Ormond buying a similar trailer in 2021. Lot rent was 700. Went to 1100 then 1400 and now 1600 amd can barely afford food. Beware and tale caution to each park owners and conditions

Many times, folks will buy only on the "low" lot rent, this is a HUGE no no in this business. The reason why is that, usually, super low lot rent = the park will be sold here shortly and the new owner will raise rents to the market standard.

      @@PatriciaLopez-z3e yes, some mobile home communities are designed so that the piece of land the mobile home sits on is sold with the house. Most of the time the listing will specify that the ownership is “fee simple“. That means that you are not renting the land.

      In my retirement mobile park I’m paying $500 in Asheville, NC. Six years ago it was $250. It’s a nice clean quiet park. City water, trash and lawn work included. Guess I’m better off right here. Who knew?

    Nice home for the money, provided the floor can be affordably repaired. The buckling in the LR/hall entry may be the marriage line separating. Strongly suggest having a home inspection before buying.

      Whoever is selling it should have the floor fixed and the dishwasher hooked up and anything else wrong fixed before it is sold. Cause it is going to cost money to fix the floor issues

      @juniemeeker5955 Yes, I agree. What might've happened is that the owner realized they were in over their head when they discovered too late that the subfloor had issues in several areas. They're selling the home for $10 grand but spent at least as much, if not more, refurbishing it. (New electric panel, the new kitchen & bath updates, decorative flooring, fresh paint, etc. I feel bad for them if so.) Even if they bought the home for $1, they may not recoup the $10K investment/fix-up costs.

    $14,400 a year in lot rent?!#$!!! Home is $9900 but lot rent is more per year than purchase price. No wonder they're selling at this price. That lot rent is a devastating amount. No thanks. Plus, too the FL insurance issues at present make this a no go. Once the depression is further along the entire community will go belly up and leave you with no home.

    On top of the insane lot rent remember that very few of these mobile home parks will allow you to have even a small dog run for your babies to go outside and do their business. I say very few because I have not looked into all of them but my educated guess tells me that literally none of them allow an outdoor enclosure for your pets.

    This is a 55+ retirement mobile home community.
    Nearly one month ago this was listed for $46,000 now listed for $9,993 with $30,000 in upgrades. I wonder what caused the sudden drop in price. Could it be the soft spot rots were a clue that the trailer will need the entire flooring replaced? Those soft spots not being repaired makes it dangerous to live there.

      The reason for the price reduction is the lot fee of 1,200. No one would buy it for 46k and then pay 1,200 for a lot fee.

      When these homes are super cheaply priced, the lot fees are almost always on the high side. (They're usually nicer communities than most, though.)

    PRICE OF THE HOME IS GREAT EVEN WITH THE FEW THINGS THAT NEED TO BE DONE BUT THAT LOT RENT IS OBSERED. MY HOUSE IS BASICALLY THE SAME BUT MY LOT RENT IS ONLY 630.00 WITH LAWN/ TRASH/SEWER WE HAVE A POOL/CLUBHOUSE/GOLF COURSE ETC. NOWAY I COULD AFFORD THAT

    $1200!!!!! lot rent!!! At that rate I would want a signed contract that the park will not be sold in the next 20 years and that if it is against that contract that an immediate penalty be paid to the home owner. you know that lot rent is going up every year. And if you think you are going to flip it, make sure you know what the park's requirement is for move in. Many people have $10,000 but few probably qualify to live in the park. And who's idea was it to put the new electrical board at floor level? Now every time you need to access it you need to craw around on the ground in that closet space. Stupid

    I'm with everyone else. My lot rent is less than $400 (we don't have a pool, I don't care). I'd rather put that into the house than into the lot. What do they do for you at that price? There has to be something extraordinary that you get for that. I wouldn't wonder if all those homes were for sale. I haven't heard of a higher lot rent anywhere.

    I lived there and almost in this exact same model. It's a really pretty trailer park. But each hurricane included this past one usually damages a few of these places at bay indies. The hoa fee raises 3% each year last I knew. And the homes have termites, palmetto roaches, rats. Often floors have soft spots too that will eventually be a straight up hole in the floor. But it's a huge community, with other similar communities on both sides.

    Do not buy mobile homes in Florida.. Florida is going to legally do away with trailers and trailer parts in the state of Florida saying that they do not meet hurricane standards..
    So you see what’s happening with the condos in Florida where people have literally lost everything.. So someone’s trying to sell you a cheap mobile home on a rental lot in Florida… Run… Run fast.. Run away fast…

    I was ready to make a cash offer until I heard the 1200 a month …does that include a fitness center a clubhouse for resident use or pool a tennis court a basketball court a playground a dog park any utilities at all or maintenance of any kind? Being a desired location, retirees and families are looking for that. So, if the amenities and the community match the home, it might be worth it

    What you're doing is renting it for $1200 hundred a month because you don't own the land and they also can raise your rent every year and you can't do anything about it! Good luck And do you have to pay Property Taxes? It is very high in Fla. That could add thousands more in money a year.

    Why buy this when you can buy a house without a lot rent between $150k-$200k and all your money is going towards your home and not to someone else? Also that way you actually own the land your home is on and there's a reason they did $30k in upgrades, which is to get out from under that $14.4k a year "lot rent" they can increase as time goes by.

    Typical vinyl windows means the casing that is around the windows. Of course the windows are glass. BEWARE Private Equity Firms have been buying up mobile home parks. The lot rent goes up EXPONENTIALLY. Equity LifeStyle Properties Inc is not a Private Equity Firm

    Omg 😳 wtf 🤬 $1,200 hundred a month for the lot every month there’s Noooo way, if someone came in and paid cash for it they are still going to have to pay $1,200 a month every single month that’s crazy you would be way better off finding a place that’s not owned by mobile home trailer lot community because know matter what somebody is always going to have to pay them for having to keep your house that’s completely paid for on their land this is a very ugly situation

    the lot rent is crazy , would not move to this park . i now understand why this house is on the market for ten grand. something has got to get someone to hit on this home with lot rent this high. how about homeowners insurance for this home? i guess it's citizens insurance? good luck with that. why is this place only ten grand with all the work that has been done to it.

    Seems to me a lot of these places, the park is under new ownership and they've jacked lot rentals which is why you're seeing so many great deals on just the structure. Can't blame them for getting the heck outta dodge when you consider the average old age pension...this eats up half your income without even touching utilities or groceries.

    I live in Western Pennsylvania in the trailer park the mom and pops sold it to a Las Vegas company and are rent went up 150% and I live in a depressed town

    I suspect that the issues with the flooring is much more serious then alluded to in this video because why would anybody do all that other work upgrading the home only to sell it for less than what they invested in it
