I live in pelican preserve in florida...it has the 27 hole golf course but also the three pools, one indoor for fun year round, hot tubs, saunas etc...the downside of more things is the need for more homes to cover the hoa's, we have 2500 homes so about $15m in house for landscaping, maintaining and things to do...its a trade off, you want more, you pay more.

Living in church patronage’s leaves us high and dry when it comes to available equity. Eventually we will need a home for retirement. We’d love to move to Florida and the 55+ communities have so much to offer. I’ve heard that there are some really nice ones that even have manufactured homes that are attractive options.
It’s gotten crazy here.. for manufactured homes lot rentals on top of buying is outrageous. It is no longer affordable to spend $140k and $700 a month. That is insane. But there are other options and with time they will be okay as things start normalizing. People are just being greedy right now
Thank you for the video on reasonably priced homes. Not all seniors have $350K+ to purchase a home. We were in the military and moved 8 times in 20 years, and could never build enough equity to afford to buy in a retirement home community. It would be nice if you did more videos on homes that were in the low to mid $100K price range. Home prices are inflated right now, so we will have to wait until the market adjusts again.
Love it. Penbrooke Fairways is my Favorite, although it's the More expensive of the 3, although NOT expensive. It has a Workout Room and has so much to offer. Trees, Love! Gated, Very Good!!

Love all 3 communities, and agree that it seems like if you golf Pembrook is a strong choice. Did the other two include the lawn maintenance in the HOA fees? Didn't hear you mention it, and since you said it in the 1st community, should cover it in all. Maybe the reason the 2nd and 3rd didn't have any houses on the market is because the folks have definitely found their happy place. I didn't notice any fence lines in any of the communities, are they allowed? What about any pet restrictions? I did notice a German Shepherd being walked, do they allow tie outs if not fences? For dog lovers, that something to mention also. 6our videos do give me something to talk to the wife about, she's leaning towards Arizona, but the housing seems more affordable in Florida, if we could stand the humidity 😀
Lawn wasn’t included in the 2 Ocala neighborhoods. I don’t think any allow fencing. Arizona is awesome! Hopefully we can make it out there for some community videos :)
Here in Newport News, VA my HOA only covers the pool, gym, meeting room, and ground & exterior maintenance for about $200+ a month, everything else comes out of my pocket. It would be nice if cable and internet were included because Verizon FiOS is outrageous like another car payment. The communities you showed are very nice and would have no problem living there, just have to wait another year when I'm old enough to meet minimum requirements.
Pennbrooke Fairways homes looks great especially for someone like me since I live in NYC but wanting a house for a long winter months to get away as a snowbird. Also, HOA includes internet and having the lawn mowed, it's much better deal than the Villages. I'm not into golfing or socializing with other gizzards so it's a perfect for me. I know your website and once I visit the area, I'll contact you to be my agent. It'll be all cash deal for fast closing sometime next year when I call quits to the rat race. Love your videos.

Wow thank you for the review. I’m not sure how long or if my wife and I can relocate. I’d love to move yesterday, but realistically I would have to sell my home here in New York City. Although that would not really be a problem. The real problem I have is with my wife’s job. She was working from home about 60 % of the time before the Pandemic. Now for the past two years she has been working from home 100% of the time. Her job has not as of yet given her permission to work from far away IE: Tennessee. I am already retired I am about to be 58 years old and my wife is 51 years old. Also her parents live with us and I must buy with them in mind also. So there you have it I am playing a waiting game. I will contact you as soon as this is resolved; I want out of NYC so bad I can taste it.

I think that Palm Cay seemed to be the most neighborly and reasonably priced for the features offered.Even though the first one you visited and showed with your mother was extremely nice and just a bit higher priced but it also was a little nicer area and gated.Thank you for showing these communities,because this is making it much easier for my husband and I which will be coming from California so we are trying to find just the right spot to retire and with all your hard work and due diligence it makes our job so much easier,so again THANK YOU !

For this price you don’t t get uptown,you get the leftovers the backs of plazas fronts , barricaded behind bearer stone walls that are in place for ease on the eyes not our ears.
Where I am in sw Florida we have the top cancer hospitals in the country and as its an aging community they cover us pretty well, search for pelican preserve but houses tend to sell here before realtors even get a sniff, just buyer to seller, no realtors in a lot of cases, its that hot a market here and I think we're number 4 in the whole US for o55 gated communities.
Pennbroook Fairways does not include golf membership in the $217. There are several membership types for golf. Also When you buy a home there it includes ownership of a portiion of the properties, so while you don't own the land directly under your home, you are a member owner of the property. (hence only $217/mo for HOA fee)

I thought so too. I'm 54 and started looking on here and online and feel I'm not going to fit in. I'm not retired. Not planning to for some time. I'm a single female that feels this would be a good place to live. Maybe meet someone. I'm not sure how this would work for me.
Well done. Here in sun city grand in surprise az. Hoa 's go up too much and also required to pay off- grounds clubhouse major complex, tennis courts etc.etc area not gated . In other words these places you are showing are better deal for same age construction. If you ever show multi floor condo places warn about water leaks from floors above. Have dealt with one too many extremely damaging insurance claims. Were moving.
I think 1st was best but most expensive. 2nd was second best based on amenities, but third had maybe nicer surroundings. Overall, I'd say 2nd represented by far the best value for money and also had a guard on the gate. But, if you're going to then have to pay for golf course fees/membership, the first one becomes by far the best value.

Come check out Oak Run Country Club here in Ocala! My parents in the Villages, my wife and I chose a more affordable option! Gated, golf, pools, plus many other activities. Hospital,stores,doctors, restaurants are all close
Really great community and nice people. Question: do these 55 and older communities allow a couple unmarried or married where one partner is 55 and the other 35 to 45 years old?
I think 55 and over communities first started because many landlords did not want to rent to people age 50 and above. They saw people aged 50 and over as disposable, meaning they were the first demographic to lose their jobs, they saw older renters as people who are constantly complaining about everything. Sadly because of these old stereotypes about seniors (although 55 is still not a senior citizen) is none of those stereotypes are true, and a landlord can no longer chose to not rent to a senior citizen, gay person, someone with section 8, someone who had children, or someone who is not a certain ethnicity...there are now laws against this. But about 30 years ago a lot of landlords would discriminate tenants from renting based on these things.
That is beautiful but what about if I'm not interested on buying but living in 55+ communities affordable without a car close to commercial areas hospital n public transportation?!!
Damn!! Expensive!! My home cost 64,000 for 1000 sq ft. Lot rent 780 includes water trash sewer lawn care snow removal maintenance and HOA fees along with all the amenities. Pool, dog park, fishing pond, craft room, work shop, gym exercise room, clubhouse, card rooms, billiards room, movie theater, 5 miles of walking trails. Many many activities including men's club and women's club.
opinion-wise, what have you seen as the most desirable spot if you had to pick a top 5? Just watched villages.... an interesting college-type atmosphere with a lot of silver flowing.

The Gatherings at Lake Nona This is tough because these are all awesome communities and I could see myself living in the areas they are located and really enjoying that. It depends a lot on your personal lifestyle!
Pro...alll 3 communities seem affordable. Con...where were all the people? There were a few people at Pennbrooke Fairways. Not many out and about at the other 2. Are these communities full of snowbirds, and from May through November are pretty empty?
Good video, pennbrooke was the best out of the 3. I am interested in a 55+ community but my biggest concerns are: 1. I am single, turning 64 so I am looking for people my age group as I don’t want to hang with 70-80 year olds and 2. Finding the right place as I golf, workout, bike and hike but also has enough other activities to keep busy.
Have you looked at The Villages? The Villages of course is much larger, but there are many people under 65 there, especially in the new Villages built since 2017. I am 60, but I would not hesitate to move to The Villages tomorrow. In fact I am going back to The Villages in July for a 2 week visit. Can't wait.

It's fine if you have lots of money. It has also lost its charm due to all the over development. Definately not a cost effective way to live on a fixed income.
Dont care about all these pools and golf courses. Just a nice house and yard affordable near Sac, Rancho or Folsom CA. Lot rents keep rising and hardly any available on market.
Carmen, I don’t think you will ever find this price in California the taxes are to high.only way you will get something this cheap and nice is to move out of California. I don’t think you know this but lot of people are leaving California now due to high taxes.

Are there any 55+ that cater specifically to the disabled? we don't like golfing, or tennis or crafting or ping pong. We love our animals, having our families staying for a few days, shopping, restaurants, Bingo.

I live in a community that has two courses and I don't pay the extra fee for golf.
First thing I noticed about these communities : They have so much space between houses. Much more than what I've seen in other communities.

I thought so too. I'm 54 and started looking on here and online and feel I'm not going to fit in. I'm not retired. Not planning to for some time. I'm a single female that feels this would be a good place to live. Maybe meet someone. I'm not sure how this would work for me.

How about some of the mobile home parks in Lake County. A few have monthly fees as low as $25/35 per month.

Well done. Here in sun city grand in surprise az. Hoa 's go up too much and also required to pay off- grounds clubhouse major complex, tennis courts etc.etc area not gated . In other words these places you are showing are better deal for same age construction. If you ever show multi floor condo places warn about water leaks from floors above. Have dealt with one too many extremely damaging insurance claims. Were moving.
I think 1st was best but most expensive. 2nd was second best based on amenities, but third had maybe nicer surroundings. Overall, I'd say 2nd represented by far the best value for money and also had a guard on the gate. But, if you're going to then have to pay for golf course fees/membership, the first one becomes by far the best value.

As you should be! Technically no parks exists inside The Village City Limits,although I can say this on good authority, if you purchase in a mobil park you need to familiarize with chapter 723 of the Florida Mobile home act of 1984
Come check out Oak Run Country Club here in Ocala! My parents in the Villages, my wife and I chose a more affordable option! Gated, golf, pools, plus many other activities. Hospital,stores,doctors, restaurants are all close
Love them all, could live in anyone of these communities, but would like to know if I could put up an antenna nothing to large as I'm a ham opetator.

Really great community and nice people. Question: do these 55 and older communities allow a couple unmarried or married where one partner is 55 and the other 35 to 45 years old?
Some have a rule that at least one adult per house meets the age requirement. Some I think require both partners to meet the age requirement.

I think 55 and over communities first started because many landlords did not want to rent to people age 50 and above. They saw people aged 50 and over as disposable, meaning they were the first demographic to lose their jobs, they saw older renters as people who are constantly complaining about everything. Sadly because of these old stereotypes about seniors (although 55 is still not a senior citizen) is none of those stereotypes are true, and a landlord can no longer chose to not rent to a senior citizen, gay person, someone with section 8, someone who had children, or someone who is not a certain ethnicity...there are now laws against this. But about 30 years ago a lot of landlords would discriminate tenants from renting based on these things.
That is beautiful but what about if I'm not interested on buying but living in 55+ communities affordable without a car close to commercial areas hospital n public transportation?!!

Damn!! Expensive!! My home cost 64,000 for 1000 sq ft. Lot rent 780 includes water trash sewer lawn care snow removal maintenance and HOA fees along with all the amenities. Pool, dog park, fishing pond, craft room, work shop, gym exercise room, clubhouse, card rooms, billiards room, movie theater, 5 miles of walking trails. Many many activities including men's club and women's club.

Pro...alll 3 communities seem affordable. Con...where were all the people? There were a few people at Pennbrooke Fairways. Not many out and about at the other 2. Are these communities full of snowbirds, and from May through November are pretty empty?

Good video, pennbrooke was the best out of the 3. I am interested in a 55+ community but my biggest concerns are: 1. I am single, turning 64 so I am looking for people my age group as I don’t want to hang with 70-80 year olds and 2. Finding the right place as I golf, workout, bike and hike but also has enough other activities to keep busy.
Have you looked at The Villages? The Villages of course is much larger, but there are many people under 65 there, especially in the new Villages built since 2017. I am 60, but I would not hesitate to move to The Villages tomorrow. In fact I am going back to The Villages in July for a 2 week visit. Can't wait.

@@lauralampe1664 I have been in the Villages multiple times for extended periods because I have friends there. I wouldn't buy there, however. There are all sorts of fees attached to owning there. It's fine if you have lots of money. It has also lost its charm due to all the over development. Definately not a cost effective way to live on a fixed income.

Dont care about all these pools and golf courses. Just a nice house and yard affordable near Sac, Rancho or Folsom CA. Lot rents keep rising and hardly any available on market.
Carmen, I don’t think you will ever find this price in California the taxes are to high.only way you will get something this cheap and nice is to move out of California. I don’t think you know this but lot of people are leaving California now due to high taxes.

But if you want choices, you will need to plan for 401(k)s, IRAs, pensions, rent from investment properties and other savings. That is just real life.

@@janeprescott7381 I don't know what choices you made but my HOASS give you one outside piece of independence aka flag, wind mill, etc...but I did add screens to my porch and one house added an entire patio on the side, paved side, landscaping up the kazoo and all good to go..it depends on the section you live in i suppose.

@@janeprescott7381 They're not quite that here, I think that's more the villages I'd think..lol...understand though, we left high taxes to pay high hoas but its all about what you want, town center with all sorts of stuff and security gated or cheap hoa with no security and a pool and meeting area or none at all and no security ro go with it....some of the best places to be down here are also some of the highest crime areas too and I for one don't want to have something someone else wants and only me and a pistol to stop them taking it in my golden years...lol.
