    That is a drawing card. Coming to Vero Beach in early fall of 2022. Have been coming to Vero on vacation for over 20 yes. In a place now to retire. Love it there. Spent 10 days in Jan 2021 checking out the place. Again love it.

    Millionaires taking up all the land by buying these things and then nobody who has a small income can afford to live nicely anymore it's very sad

      There is affordable housing all throughout Vero Beach. I was born and raised there; many sub-divisions are filled will vacant houses.

      I think the East Coast beaches offer more than those on the west coat but that's just my opinion.

      Sorry, but the only lot rents I feel comfortable posting are for specific homes and only at the time of sale. There can be many lot rents in each park (perimeter, waterfront, interior, etc.) and they change annually. These videos will be around for years. The ONLY way to get a legitimate lot rent quote is from the park owner/manager. (Or an agent who gets it directly from the park) I would do my viewers a great disservice by posting lot rent numbers that would later prove inaccurate.

    I would never live in a manufactured home in Florida near the coast. A Concrete condo or traditional house with flood insurance, but never a mobile home. Even a Cat 2 or 3 would wipe your manufactured home off the map. Seen it happen many times. Can you even get hurricane and flood insurance on a mobile home? I'm moving to Melbourne/ Vero Beach area next year.

      OK, there are lots of condos and conventional homes available in that area. I would suggest Realtor.com for listings. Prices are coming down a little and condo prices may drop further as unit owners get their assessments. One conundrum though - the vast majority of the manufactured homes you saw in this video have been through every hurricane since the mid 1980s. Might be just a fluke though....

      No, I don't. There are easily 100 major sized communities or more in that area. Covering them all is quite a task. I'm sure I'll cover some in the future and discuss the area in detail.

    It's interesting that resident owned communities are being bought up by investment companies. Do you have any thoughts on why this might be happening?

      Land zoned for high density single family homes (mobile home parks) is very scarce. Most of the major sized land lease parks have already been bought by investors. Shareholders in some ROC CoOps see a huge profit on their share price and decide to sell. All it takes is a majority. There is no limit on what the new owners can set as lot rent and when faced with powerful attorneys and little choice, residents are unlikely to fight. Combine that with easy money from the GSAs and tax breaks for improvements made and you have a situation where fund managers and REITs can offer far above book value with the expectation they will see very favorable returns for their investors. The newer ROCs being formed under ROCUSA and similar have limits on who the park can be sold to but that is usually not the case in Florida.

      So there's really no security in ROCs anymore. Not good news if one is thinking long term.

      @@sheripoland4742 You need to evalute that risk when looking at a co-op. I saw another one today in Deerfield Beach that sold to an investment group for 12.9 m.

    Is it possible to buy a cheap manufactured home, rip it down and build a more modern one on the lot?

      No, Manufactured home are built to HUD specs. They can be repaired, remodeled, and where allowed - added on to. You could replace one with a new manufactured home in some parks. But it's not something you can build.

      These videos will be seen for years and even within a park specific lot rents can be different for interior, exterior, etc. Best to call the park or check with an agent on a specific deal. Some parks also have a much higher rate for new buyers than the currently published lot rents.

      It is best to contact the park to get their rental amount for a particular lot. Lot rents in this area range from just under $500/mo to as much as $1640 or more depending on the park and location within the park.

      Every community is different and even within parks costs can vary. Also "how much" depends upon your choice of home. Give Four Star Homes a call if you want info in this area. They have a Vero office and are great folks to deal with. You can also go to their website and check houses for sale. They cover most Vero parks and show lot rents in their listings.

      Actually mobile home parks in Florida were a very well kept secret bargain until the mid 90s. But I have to wonder about your assessment. These parks have been here many years and new ones aren't being built. (Unlike the sprawling subdevelopments of relatively wealthy folks that surround Vero Beach in all directions) The folks who live in these homes are almost all retired working-class people who enjoy retirement in their communities. They support law enforcement, local charities, and businesses such as restaurants and local shops. There is virtually no crime in these communities. Everyone undergoes background checks before being allowed to live here. I think you need to look elsewhere for your undesirable element.
