    दिली आहे, पण सोसायटीच्या 7/12उताऱ्यावर ना. ज. क.धारणा 1976, अन्वये शासनाच्या पूर्व परवानगी शिवाय हस्तांतर करण्यास मनाई आहे आहे,असा शेरा आहे,यामुळे तहसीलदार कार्यालय कल्याण यांनी आमच्या सोसायटीच्या नावे 7/12 उतारा करण्यास हरकत घेतली आहे.7/12 उतारा सोसायटीच्या नावे झाला नाही,साहेब अमाची ईमारत 22 वर्ष जुनी आहे,या बाबत आपले सहकार्य मिळावे हि नम्र विनंती.

    Why its not made mandatory to biulder to provide OC and conveyance before handing the flat to owner ,non compliance to same then competent corporation shall be held and that builder cant construct new building with his or any family members or in partnership

    50%majority means in favour of cheater and builder will dominate tangent correction required. Easyest way to benifits government employee to earn money any and how. Innocent people's will suffer and Gunda Raj again increase.

    Sir ji meri society may deem conveyance ke liye per flat ke hisab se 27200/- charge kar rahi hai.aur jo nahi bhar raha hai uss flat owner par interest charge kar rahi hai society wale ky ye sahi hai? Help me

    50 % Majority is not enough .... At least 75 to 80 % must be required. Because Builder will manage Cheater Committee Members And Because of that Innocent peoples will Suffer... Kindly think on this point.... Thanks

    One doubt sir, our building does not have OC since bulit ,(2003,).
    Then is it ok to proceed for deemed conveyance ?
    Or we need to get OC first ?

    What if Committee of Society, Plot owner and builder are hand in glove and not going for deemed conveyance but forcing members to sign redevelopment agreement?

      This is exactly what is happening in my Society. 50% members have 2 separate flats with common passage between the flats of nearly 400 to 500 sqft.as per the completion certificate issued by Pune Corporation and official architect's certificate and diagrams passed by Building department of Corporation, but these 50% members in connivance with the builder have amalgamated the two flats into one big 3 bhk flat illegaly without paying the stamp duty , permission etc for total area of nearly 14k to15k sqft ..Because of which the other 50 percent of the members whose 2bhk flats are small as per the plan have to suffer without conveyance etc, while these members do not want to carry out any conveyancing and want to go directly for redevelopment with the builder, by hook or by crook/ corruption, bullying etc etc they want that common passage area included in the FSI and get it legalized
      While for so may years the other 50 % members have been paying maintenance through their nose for those extra units and common passage which is used exclusively by them. Government should take out the order to settle our amount which was wrongfully charged and collected towards maintenance etc and also make them and the builder compensate for giving mental harassment.

      In our case plot owner wants 2000 sqft as a consideration and he has promised 'something' for committee members. Fight is going on for last 4 years. All committee members and fence sitter are against me. I am not supporting them and refused to sign any paper or document. They are desperate to take signature from all members and all but me ready to sign. Nothing is ON RECORD everything OFF THE RECORD

      @@girishjoshi3102 My situation is the same, I am alone and just because I exposed the corruption of more than 8 Lacs through the government auditor in his Test Audit report along with other flat layouts truths through Dy Registrars official government auditor , two MC members have already attempted to beat me up. I had to call the police. But the case simply does not go ahead and is lying with Dy Registrar Pune City4 since 2018. They are still on the Committee and enjoying while we have to keep following up with the DY.Registrar.

      My case is also lying with Dy. Registrar Pune city (1). Hearing is over. No one from committee was present at the time of all three hearings. Order is not yet ready. I have written to DRCS Office and also communicated on phone but in vain. But my fight will continue. I have written to Cooperative Commissioner, Pune about our conveyance problem. My concern is what if committee transferred 2000 sqft to plot-owner through Conveyance deed.

    Gopal ji aap ki sarkarne kuch nehi kiya sirf Builder ko protection dene ka kaam kiya hai. Occupation certificate lene aur sari zimedari ko society ke oper daal diya hai.

    How the members will come to know...
    (01) Incomplete or pending financial transaction
    (02) any dues (Government, builder etc)
    What if committee of the society, plot owner and/or builder bluffing ...
    Nowadays conveyance or deemed conveyance or redevelopment has become money making business for these people.
