  • First visit to my off grid property in fort Garland Colorado. Elevation 7500' about sea level. 5 acre plot over looking the Sangre de Cristo mountain range and Mount blanca in Castillo County.

    I'm glad you chose a plot with many juniper pine trees. Your biggest threat will be snakes. But don't trip off it too much. I bout 36+ acres on Sanchez Reservoir outside of San Luis. Same Costilla County.

      Commented above too, but trying to find resources to get a better understanding of any restrictions on building, septic, solar, tiny home... any advice or online resources would be appreciated! Finding a lot of conflicting info online right now. Thanks!

    Hey Marcus! Congrats man on the land, what a good looking piece you found. Trees. Baby mountain!
    I'm in Boulder now and looking at land down there presently. But I'm a little confused as to what is allowed and not Allowed regarding building a home and things like that.
    Any insight or online resources you'd recommend? Thanks in advance man!

      If you have any questions please let me know... And as far as online resources that would depend on where you are purchasing your land what county?? If the same as my property then you can always look up the Costilla County records. ..

    Hi, is your land coded as Estate Residential? I’m not getting through to anyone by calling the land and zoning office but my question is--are we allowed to have small livestock like chickens and sheep on Estate Residential land? I know we need a permit to build their housing, like a coop or a “hoop coop” but can we have the animals themselves if the land is not zoned as agricultural?

    Hey I'm looking at a property in Blanca! Can you make a follow up video about your satisfaction of purchase a year out? Is the wind always that crazy 😅. Has the county given you any problems with land use- did you start to build, camp, apply for a septic tank?

      I haven't started building yet I kinda got side tracked with life in Ohio where I live.. My goal is to start building in the next 1-2 years.. My first plan was to build myself doing the majority of the work myself but my health is preventing me from doing really hard work at this time,, so now have to save 3 times as much money to get everything done unfortunately smh... I still plan on doing a lot of things myself but working 8 hour days is not an option now.. all the plans,, designs cost ,materials ,,and county fee's have been noted just need more money to do the job right... In my opinion if you follow the rules and pay a couple of dollars to the county you will have no problems. . trust me I want wake up in the morning with hot cocoa look out my windows and look at the beautiful land in front of me sooo bad.. Sometime life just slows you down a bit.

      I just had the property surveyed to mark the 4 corners a couple of days ago.. probably will be breaking ground on a septic system this spring

    I'm looking into buying land there and in the Rio grande ranches, I see alot on Zillow that you can pay down on and then make a monthly payment but I'm nervous to go through with it, I'm afraid of getting ripped off.

      Try billyLand.com ,,,he's a reputable business owner and you can buy the land from a company that has been selling land for affordable monthly payments for years! He has probably 15 different plots in the area under 15000 dollars for 5 Acres

      AMARI PERDOMOS crazy enough 2 hours ago the last 2 lots sold. On it which is directly on the RIO Grande River.

      So I've already designed my home.. I was in engineering back in the military and went to school for drafting.. Its a A-frame home... I think it would fit in nicely with the snow caped mountains and pine trees... What kinda home are you thinking about?

      At this point last month the four corners of the property got surveyed. My plan was to fly out this spring and clear the land in preparation for the septic system... This dam virus thing put that on hold till unfortunately this summer if I'm lucky..

      I’m not gon lie as a black man iMust ask who living out there period-IDone grew up And living in the south, west coast, and mid west and I’m a firm believer in everyone is a good person, with that being said there aren’t any BIG racial problems in that area or Colorado as a whole is there.
      Asking for information purposes not to cause any trouble or rifts fam

      @@cassqb3 well as I see it, people in Colorado seem pretty nice and open to anyone that respect's nature and there heart in the right place. Not many black folk in those parts so I did feel kinda out of place, but I get the feeling that because we are so rare around there that most really thought I was just traveler passing through.. After I let it be known that I was a land owner most people seemed very willing to help point me to close-by resources and tips for living in this region. I truly believe that a closed mouth don't get fed and if you don't ask they probably think you don't need any help,, people seem to keep to themselves in the" flats"... Oh the flats are what the locals call the land in the valley with nothing but sagebrush and if you're lucky some grass,, no trees or interesting Rocky features.. The land is super cheap in those parts of the valley and the county side is sporadically littered with failed homesteads falling apart with broken dreams of the past.. Don't make that mistake. If you need help speak up and don't start building a home until you have enough money to do it correctly. The local people are somewhat desensitized of how beautiful it is out there! The whole time I was out there I was hanging outside my car stopping every 15 minutes taking pictures lol.. Coming from Ohio its more beautiful than I could believe. 😍 I never got the feeling of "we don't like your kind or anything like that".. But its a tuff area with resilient independent people. The Winters are bitterly cold but with plenty of sunshine.. I'm not scared of cold or snow and the views are worth a million bucks💰!! My blood pressure dropped just being around such beauty! I hope that gives you a better idea of the area. And if you do get a piece of land stay in touch because its always nice and comforting too see someone that looks like me around.. Oh yea, their is three small towns within 30 minutes of my property. The largest is 30 minutes Almosa, smallest is 10 minutes Fort Garland and the county seat where you get building permits is about 20 minutes away

      Yes i have already designed my A frame cabin and now learning about solar systems and wind systems. I will be doing most of the work myself as i have experience in construction. So you have a home already on your land?

      Haven’t built a home yet, we just bought property their. I’m living in Arlington, TX near Dallas, TX by the cowboys stadium, but i only been here a year now, just waiting on my lease to be up to get moved up that way and find a CDL job that’s not too far away. IM from East Saint Louis, IL right next to downtown Saint Louis, MO. We are go be building out crib there as well ourselves. The county said it has to be at least 600sqft, so that’s what we are going to build. Who did you have design your A-Frame home? I pretty much did all the calculations for the costs and all the research, so i don’t have a design as of yet though but it’s go be pretty simple. Just needing to find some places to get quotes from that will at least do the foundation part because i really didn’t understand the videos that much.

      @@micahmay5679 so first off congratulations on your new property! Lord knows that part of Colorado needs a little more color beside myself hehehehe.. So I was an constitution engineer in the army and studied drafting in collage so I did all the plans for my A frame myself. Foundation design isn't that hard but it helps to have a little hands on experience when it gets down to pouring forms and footers..... It's not rocket science lol.. Good thing about the county regulations is that you don't need a registered architect to sign off on your drawings and plans. But you do need to have plans that or course met all regulations and need to pass a inspection before you get the go ahead to build. The only thing that Im not doing myself is the septic system. I may try to tackle it myself if it costs more 5000 dollars. But hey if I can help in any way I would be happy too help! ill probably need some help myself, Because some things are a two person job.

      And why would you do that? Im not trying to be noticed by County officials because the more you follow the rules the more you stay under the radar.. Taxes are under 200 dollars a year and the HOA doesn't charge any fees..

      @@truescholar I'm not familiar with the process or legality,,, pros and cons of getting someone's property off the ""tax rolls"".. Your going to have to explain that one to me... I do know that if you give them a reason to examine your property I.E. not paying your taxes, or fighting over the legality of property tax in court or whatever, ,, then you will definitely be on their radar. There has been problems with new land owners over water rights and not following codes when building a home.. There's a couple of videos about it on TH-cam.... I personally don't see anything wrong with wanting to be left alone or not having people in your business or looking around on your property... That's why im going to play by the rules and not draw attention to me or my property. If you give them a reason to give you a hard time then im sure they can give you plenty... Just to put in a driveway you have to get a permit and pay a fee.. It sucks. ..but if you don't pay you will give them a reason to look at you closer..

      @@Moodiecapitalonthadooberry well mostly tax rolls are for fire, police, schools etc i personally would get off because i wouldnt need any of them im.mostly sending notice to them.to inform.them.that i wish to.build on my property without encumberance i.e permits etc and if they wish for me to do so then i will.send them a bill because government cannot force you to do something on YOUR land

      Is it close Alamosa Colorado? I remember seeing the Rio grand there when I went to visit. Its a cool little town with some pretty good Mexican restaurant's. I wouldn't mind having some land closer too town if that's where your property is located.
