      ATS is having financial issues so ATS Homekraft is a JV with HDFC. So, this project will get completed on time mostly. However, if any major issue arises in ATS, it might affect all ATS under construction projects, though homekraft is a bit safe.

      Also close by gaur city of Gr. Noida west.
      But kindly stay away from crossing republic if you are living with family because local UP residents are not well behaved and educated.
      Pick pocketting, Eve teasing and fights are very common there.
      Last year! I sold my 3 BHK flat of supertech livingstone just because of the locality.

    Chandel ji, u always advice us to buy residential land/plots than apartments as apartments have a lot of issues.. first n for most
    1 - maintenance cost ( in 20 years it will be at least 15 rupees from current avg. 3 rupees. That means an average apartment of 1200 sq mtr has to spend 18,000 per month on maintenance - this is a bomb..
    2 - power rates (as there is no direct meter to the apartment, you will not get the benefit of power slabs)
    Over and above power back up is at rs 20 per unit.. you can't install a solar panel
    3 - population density (builders always say 70-80% open area, but on a 11 acre land if they have constructed 11 towers having 25 floors amd each floor has 4 houses = 1100.
    That means 100 houses per acre.. that is not at all low density, in fact at any weekend if only 10% family (110 families * 4 person = 440) come out of their houses to use the common facilities, just imagine the crowd..
    Where as in any residential plot sector take sec 144 as an example 600 plots on 58 acre land that means only 10 plots per acre..

      Apartments for those:
      1) Whose main requirement is Good Security.
      2) 24*7 electricity (with backup) & water.
      3) Luxurious lifestyle in reasonable rates(Amenities - Gym, Swimming pool, club house, Banquet hall, Billiards, Table tennis, badminton court & many more).
      4) Socially more connected.
      5) Generally society has it's own market or near by so no problem for daily items.
      6) Easy to sale.
      7) Now days many of us are working for IT so generally after few years we need to switch our location for better salary. Main IT hubs are Noida-Gurgaon, Pune, Hyderabad, Bangalore so it's easy to sale apartment rather than independent house.
      8) Plot pe Kabza bhi hone ka humesha darr rehta hai.
      9) From 1st day we can get rental income from ready to move flats. But plot ke case mai aapko pehle banwana padega! Ghar banwana as difficult as ladki ki shadi karna!
      10) No parking issue.
      11) Easy to maintain flat rather than Kothi.

      We went for plots ... Plots rate are 1-2 crore for only land... No land is available at low cost anywhere... Unless it's undeveloped area as in pure villages...

      @@tradermayanksisodia8858 As I shared in my reply on a long run Apartment cost you more and the facilities gonna deteriorate.. with every passing year the maintenance gonna go north and the over all price of the apartment will not go up (appreciation gonna be very less).. over a period of 20 yrs you will shell out more money on the maintenance and so call facilities
      What ever maintenance you are going to pay today it will go up due to inflation - A monthly maintenance of 7,000 today will be ~ 22,500 taking 6% annual inflation
      Inyour fag end of your career (in your fifties and after retirement) this maintenance charges, power charges and other such increment spend gonna haunt..
      At that stage of your life you have to prepare for your children higher education, marriage and also your retirement.. at that time you will thing about above events or shell out 22.5k + high utility bills..
      The plot has an economic value and keep on appreciation is always there (due to more demand and less supply) - maintenance of a plot sector is on the respective authority.. beat roads, street lights, park etc.. you shell out a very very moderate sum for guards cctv etc
      An apartment in 5th floor of a 25 story tower has no economic value..

    If any viewer can list down all reputed builder villa ready to move preferably in one floor ( or at least 2 bedroom on ground floor if it's duplex) on noida expressway or nearby. Need within minimum drive distance from sector 137

      @@propertyduniya true it may be overpriced compared to what projects below it’s tier are offering but surely it has got to be the best ready to move property in its segment, when compared to Mahagun Mezzaria, Prateek Edifice and Cleo county? It would be a real help if you could suggest me some other property in this segment.

      @@ashishchawla9275 After searching for months I can safely say it is the best project unless you go for something like Kalpataru, Mahagun Manorial which will take 2 years and cost around 70 lakh more for the smallest apartment. They are re not able to get oc due to not getting some leftover clearances but should be able to in 2-3 months. The builders is very very rich and has offered my to pay 9 months after possession and also only started selling units after the structure of all towers was complete to induce confidence in investors.

      Yes, But Sector 150 is turning out to be a very good sector. If you want, you can buy flats here now, but in the coming days, Sector 150 will be out of the pocket of the middle class.

      Yes, Sector 62 societies do not have latest apartments. You will only find apartments with old constructions.
