  • Today we escape from Pattaya for a couple days to a place where we are permitted to travel. While we are there, we will do some condo contingency planning. Pattaya may again become too congested, and I may want to escape to quieter surroundings, so we'll use this time to see what our condo options may be. Enjoy the Ride!

    I live in Bang sare for 3 years and i loving it. The town is so nice and quit , u have everything u need . I lived in Isaan for 8 years and i whant to move to something close at the beach and close to my friends in Pattaya. But Pattaya is to busy and crazy and they also have good schools around here in Sattahip district for the kids . So i never regret to moving here and also my wive is loving it. We live in a village called Baan koonsuk 2.

    In the 10 years I visited Pattaya, I always go to Ban Sare 2 or 3 times to spent a couple of hours, on the beach, in the little town, walking on the pier watching the fishing activity, eat something in the restaurant there, or almost at the end of beach road, reading a book (they have hundreds of books you can choose out from) you can take one with you, leaving another there without paying anything, good food and they speak also french! Good place for an escape from Pattaya. Very crowded with Thai people in the weekends on the beach from early in the morning: familys from around Bangkok are on the beach having fun with their children, eating and drinking a lot!

    This new condo is small but very cozy. I much prefer a cozy place than a mega grand complex. A cozy place also promotes friendship among neighbors.
    The mountain view gorgeous and relaxing!

    Having stayed in apartments with floodlight tennis/multi court outside, I’d advise everyone to steer clear!! Very noisy and you’ll soon get fed up of the floodlights. I had to endure it for 6 months and it was horrendous. Nice complex so find something away from the courts.

      Good point. I once stayed in a hotel in Patong which backed onto the locals' all weather football pitch. The trouble was they played football 'after' finishing work at 2-3-4 a.m. with the floodlights illuminating my room and the noise of their drunken supporters disturbing the peace. Fortunately, I always make a point of only booking into any hotel for a couple of days initially. That way you can bail out ASAP or, if it turns out to be a diamond, negotiate a long-term deal or a room upgrade.

      Agree. Also pools. They too can get noisy and rowdy. My rules are to stay away from the pools and tennis courts.

      Yes, far enough away to have a village vibe, near enough when you 'need' it... I wouldn't even class Bang Saray as town. The center is known as the village. But Bang Saray area covers quite an area even well over the sukhumvit.

    Enjoyed that Lucas, well done.
    I went to Bang Saray many times last year. Fab place for food and drink on the beach.
    I too stayed in the Grand Avenue for 8 months.
    However, due to family funeral came back to UK. still here.
    Looking forward to returning.
    I'd like to see a few houses to rent in Bang Saray.

      We built on land bought about 12+ years ago... But we're a family. Land is very expensive near the sea now.
      Renting is the way when first moving, over supply has pushed prices lowm

      @@martynrollinson My wife has family in Bangkok and Phitsanulok. We are helping her daughter and son-in-law purchase a home in Phitsanulok. It is also for her when I am gone and she needs family to take care of her later on. For now, we enjoy it here in the USA..

    Bang saray was deadly quiet even in the normal times when i visited 2 years ago .Great for those who want the quiet life though .I used live in Jomtien which suited me .

      Yes I would opt for Jomtien. Lots of rental choices, beautiful long beach but near to Pattaya even on the baht buses. I didn't think much of that beach but maybe it was just the video was focussing on the condos?

    Hua Hin...2 hours to Bangkok...2 hours on Ferry to Pattaya,,,quiet but with foreign infrastructure.

    Lovely apartment there, lots of options there. They say bang saray will be popular like pattaya, once this pandemic is over. Never stayed there but a mate of mine has,said he enjoyed it. About 2 or 3 years ago. It's on agoda I believe. Bri and frei east Yorkshire.

    Kitchen area is small not enough counter space and under utilized especially with all the space available. I didn't see microwave, dishwasher or washing machine.

    The use of space is great in that kind of climate . And everything looks clean. I'm kinda surprised they don't have more lap pools, the pools look good but not practical. The way this should work is that , jump into the pool swim for 15 minutes, then to the gym workout for half an hour take your shower out side next to the entrance to the building ,then up to your place and start your day. Everything is done.

      With land at 20 million+ rai near the sea it's easy to understand why not to build a huge expensive pool that only a handful of people will use.
      Le beach has a bigger pool and better gym... Also cheaper.

    A lovely condo. But again !! hugely over priced, and with service charges. Yeah ok i get it, it can be in your own name. But buying a company and being the main share holder. and you can have a much larger house with your own garden. which many expats have done. but, then again, i can understand the risk. but then there is always the risk of being able to sell the condo one day, when there are thousands for sale. i knew a guy who had to wait 7 years to sell his condo. But anyways, another great vid. cheers Lucas.

    Good video. Not sure I’ll splurge $1M in this lifetime but good to see how the ‘other half’ lives. BTW, understand the whole ‘contingency planing’ thing but...I followed you since your initial stay in Jomtien. Then to a bigger place in Jomtien, then to your recent digs and now you’re thinking of moving again? Boy, you sure get bored easily of your neighbours-haha

    To me bang sare is a great choice as the town is very clean do to the outreach of its residents and last time i was there about two years ago now they had a beach cleaning day.. will be my 1st choice for retirement when that day comes.. L.A Rob

    Thanks for the video. I was curious if new condos were still being built, if there is excess capacity now, and how capacity and COVID (lack of external buyers) are impacting the market. My goal is to travel to Thailand when the borders open and start validating theories/assumptions/stories/etc to evaluate if I'm able to do long-term visits and eventually live there.

      If this is close to pattaya yet far enough from the madness. I was looking at pattaya condos, now I might change my mind to this place.

      @@larrywheeler9917 you've hit the nail on the head there my friend. The madness is far enough away. But close enough when you 'need' it. It's currently 170 baht in bolt..
      Go once a week for a night and it's so much better than getting sick of it 'in your face' all day everyday.
      One thing to note is that theres no available 'ladies' around here at all really...

    Not sure this pool gets a lot of sunshine with the two buildings so close to each other. The flat seems really well made but seems a bit too expensive like most brand new condos in Thaïland.

      Living in thailand you soon start searching for places that are in the shade and don't get a lot of sun. A condo that gets a lot of sun can get really hot! And cost loads more in aircon...

    Econdo Bang Saray and Sea Zen present a fairly decent investment opportunity for short term rentals. If prices for studio units fall to $50,000 or so, they should reasonably cash flow after everything is back to normal.

    There are some loverly looking places, 15/20 minutes out of Pattaya, when I was first in Pattaya 1980 it's was a lovely place, now concrete has taken over, adults playground. Glad you can still get on the bike Lucas and travel around?. Here England getting much more strict on Covid, from Monday 18th January, nobody can enter country without Covid exempt letter, Evan if your English returning from foreign country, also big fines for none wurring of your masks from £200/1000 fine, you guys are so lucky there as you atleast have loverly weather there, think I will try out that place if & when I return?.     From my experience of living in Asia, you dont want a big bedroom, hard and expensive to keep cool .

      It depends on whether it's properly sealed and insulated. Thick walls and a sealed room would mean cheap bills, even with a big room. There's not that much heat to pump out, and with proper insulation you're not gaining heat that fast. The trouble starts with leaky, badly insulated buildings.

      @@nottheguardian7955 The problem is it isn't insulated. The two things Thais don't do are insulation and sound proofing. These need to be taken into consideration while looking at places to live.

      Yes for me I prefer a big studio, much better as you soon find it more comfortable and convenient, also try to get a high floor and as near to the coast as possible for the sea breeze. Where I am now we haven’t used the air con once since March, just a fan occasionally!

    A big overpriced. Also it is sad that most condo building are not well maintained. Pool in the lobby area not very private.

    Wow. Not very attractive with those prices. Pretty much blows up the idea of Thailand being an inexpensive place to live. Cheaper to simply rent and your not "stuck" in one spot.

      With no new money (usd/sterling) coming into the country, I would think the developers are going to get very desperate by the end of this year. Knock 50 % off a condo price today.
      Unless that FX rates moves 10 % . Unless the world is free to travel around with no restrictions. You would be insane to buy anything right now

    In relation to the air conditioning. Outdoor units not being mounted on the balcony, the complex utilises larger outdoor unit mounted presumably on the roof. A single outdoor unit may feed multiple apartments. Down side being in the event of a failure multiple apartments will loose AC. A further complication comes with power usage for said units. The unit is powered by common power to the complex, which is not feed through your apartments power meter. Instead the controller for the AC unit will output data to a PC which is used to determine the power split between apartments. When you apartment has multiple AC units, you still have some AC in the event 1 unit fails.

      1 gig fibre optic is available from several companies around bang saray. I pay 700 for it, including 10 gig of mobile Internet.

      I used to get ripped off in the States by T-mobile and Verizon for years. High speed internet access is literally the last thing you'll need to worry about in Thailand. After being here for awhile you tend to take it for granted. It's very cheap, reliable and high speed almost anywhere you probably would want to live. I'm moving to a pineapple patch 500 meters off a main road outside of Prachuap Khiri Khan town. Even my coconut farming neighbors have uncapped gigabit fibre to the home and there are three mobile carriers that deliver 50/50mbps 4G signal. In a bundle for less than $30 per month.

      Yes. And the problem with that is the neighbours that you get, especial short-term rentals. I know they are supposed to be illegal now but many condos I have looked at in Thailand they are happy to rent it to you for a week or so.

      Many bought off plan, by investors. Then sold by condo for them. Its 80% sold maybe, I only see maybe 1 or 2 lights on at night, I can see it from my garden.

      There's usually not enough spaces, if it's mainly expat owned it's not a problem as most don't bother with cars in Central pattaya... Definitely worth checking out if you plan on having a car and needing parking.
