Grand Avenue is great location for everything. Good condo with good price. No need for transportation since you're at central location and walk or take baht bus/motorcycle.

Don't understand the attraction of living in those great big tower blocks. The forever waiting for lifts and living so high up would drive me nuts. It's like living in a chicken coop or an anthill. Doesn't seem much floor space and they're using all the developer's tricks to make them seem larger. Very claustrophobic. Can't you find a small house to rent? That would be my choice. Good luck with the search.
I'd be scared of running out of running water, which was what was happening in many Pattaya condos before covid. When Thailand is dry, that's what sometimes happens in those high rise buildings.
There are tons of nice 2-3 bedroom houses and town houses for rent at 15-20 000 Bath a month. But you will not be in the center of Pattaya, but in the outskirt or closer to the outskirt. But still not much more than 15 minutes away in a Bath Bus to the beach anyway.
Nice building,... But, I dunno, that condo is too claustrophobic for my tastes. It looks like wherever you took a step there was something in your way. Also, were they in the process of making Hadrian's wall out of mailboxes?
About 12 years ago I bought a penthouse 3 bedroom 133 SM unit for about Bt 46,000 per SM, including the kitchen fit out, flooring, curtains, and 4 AC units, now a new BTS station is in front of the complex and value has jumped 3-4 times. Love the space with a big kitchen and storage room, and tempted to sell, but newer condos are so tiny compared to older condos.
I agree, some nice houses around at a reasonable price, even if you didn't want a pool in your garden you might find communal pools in an estate. Only thing with that type of house is they're going to be more on the outskirts rather than the centre of the action.

@Rides4Kicks I would recommend you check out Nova Ocean View on Pratummnak Hill. Myself and 3 friend all rented there before, big and nice units. I see online that there is a nice 85sqm 2 bed there for 20,000 baht a month, 43-45sqm studios from 11,000- 16,000 baht a month.
Good series of videos mate, always nice to see what's available. Agree that older condo's, whilst the amenities may not be as fancy, give better value as they are larger. They will still have pool/gym but not as up to date as some. We had a look at PKCP and you can get a 1 bed 113m2 for 25k and a studio 60m2 at 18k. The rooms are crazy big.
i agree with other comments about going to see a house! More room to relax and make it homely. These condos and shared facilities are not going to work out for most people.. Nice videos.

Have you considered a house? Just saw a place W private pool on the DS for 20k. BBQ by the pool, bike parking for a couple bikes, etc. Might be nicer than a 40m condo.
I think for you... The Grand Ave was right next door to all your favorite stomping grounds. I would like to rent a place there for a month. Anything under a "grand" would be a steal for a month vacation. Wanna swim in that pool.
Out the back of Rompho markets Jomtien, has a lot of New complexs. I rented a Brand new one bedroom unit there for 12,000 Baht a month. It was very handy to everything, however i was renting a scooter too.

The 1st condo you showed us was very nicely layed out, but so tiny! Having to spend more that an hour with your partner, in such a small space, you would jump at each other's throat. It is definitely made for one person, not two - or then, just for the night.

Just checked Airbnb, some very good condo deals from around 6000Baht a month, if you don’t like it just choose another one! The View Talay condo Iam in has agents on the ground floor and sometimes have private offers from individual owners, advertised on the grocery store window, just walk in and have a look on your own, is my advise!
City Garden Tower also has a hotel section situated on 4th and 5th floor, was staying at 4th floor in June 2019. All was brand new then, I think I was the first one staying in that room, furniture still smelled straight from the factory. The cafe on 3d floor wasn`t even built then, they used is as a storage room for the deck chair matrasses :)
Interesting because that place felt like it was designed for short term rentals rather than long stay people at least to me. My guess is most newer places have that in the back or even the front of their minds when they are designing them.
Hey L, do you think you would look at houses in a complex. You know with a pool and maybe a gym. I would need a place to bbq. Not allowed on condo balcony. For good reason. I think more room and less money, plus good secure parking. Thanks for all your good work. J.
Luke, I totally agree with the previous comment. You should consider looking at a house vice a condo. Fyi, i live in a basic Thai 2 bedroom house, roughly 800 meters from Big C extra, central Pattaya and pay $8000 baht a month rent. Granent it is not luxurios and does not have a pool and gym but you pay city electric and water, can park my car inside, have a living room, dining room and large kitchen. I Think you would be very surprised at what you could afford at $15k baht, expecially in our current situation. Good way to expand on your video series as well☺ Worth a look at alternative living arrangements.
Most houses for rent do not advertise. They mostly post for rent signs on the front of house. Best way to locate a house is to drive through nieborhoods you are interested in and look for rent signs then call for a viewing. Some also advertise on the bulletin boards at Big C and Foodland.

If you want to live Soi15 you should take a look at Avenue Residence, it`s smaler and older but nice condo`s inside. I had a 55qm Condo for 15,000 for about 9 month.
@@badhabitz69 there are some others, but for me to expencive or too small balkony. A other tip for Soi15 is if you chose an outside room go at night to the condo (3am and later), there are some karaoke bars arround ;)
I thought the design of the walls and interior of the apartment seemed open, bright, and classy. Also the lobby looked grand with many amenities on site. Classy place! The construction will hopefully be mostly completed by December 1st. Just wished it had more of an actual garden. So far City Garden has my pick!
New prices are higher because many people, especially Thais, do not like second hand property. City Garden fine for a week's holidays; I'd go stir crazy staying there long time.
Wow. I had a City Garden room reserved for 2 months@$300 through Agoda for June and July but covid changed those plans. I guess I won't be going through an agency if I have to pay twice the rent for the same place.
Better turn that oven on to see if it actually works. Really nice place but you need a LADDER to get your mail? What if you fall off the ladder and break your neck? Is there a hospital in the condo building too? I would have liked to see a unit in Olympus. Sharp looking building and I think the units might have reflected this as well, albeit smaller than you'd like. Indeed a fruitful trip!

Yeah some really nice places there.. I've lived in Pattaya for a few years, and i;ve never seen some of the places you've visited. It just goes to show, that Pattaya has some much on offer. It would be interesting to know how much deposit they require and in your experience, how much of it do you normally get back.

so can someone tell me, when thailand opens back up, do the tourists start flowing back in? or are to many people hurting economically that tourism will be slow for a while? I've heard people say it will be slow going for a while once they open up. but others have said there is pent up demand and tourism will explode once this virus is contained and people can freely travel around the world as they wish. I'd like to move to thailand (as soon as they open back up) and rent a condo for at least a year. I would love it to be slow going (tourist wise) as I think it will give me a much better price on a condo rental.
RIDES 4 KICKZ - You should view the CITY GARDEN CONDOS on Soi 15 at the back of The Avenue Shopping Mall. There are some great condos in this complex, many of which are very spacious at 60 sqm. A bit further down from City Garden is The Urban Condominium. The condos here are also quite spacious though the actual complex is rather dated.
3rd road saved my life ! Really aggressive soi dog was chasing me, I walked straight into the traffic, dog was too scared to follow. Gave him the bone 🖕 and went merrily on my way ! 🐕😂
I saw a 60m condo at View Talay 5 For 8500 Bhat per month on Craigslist. There are some really good deals out there now. I think find by yourself without real-estate person. Go to the complex's.
I don't know if you've lived in a hi-rise before but I have, and it's not enjoyable. The amount of time you spend simply to get from your apartment to the gate of the property can easily take 10-15 minutes depending on your floor level, elevator speed, etc. Compare it to your place in Bang Saen. You simply walk down one flight of stairs, walk 10 seconds, and you're on your motorcycle. It's a totally different experience living in one of these mega complexes. I wouldn't recommend it. The views look nice but in reality, it can be a chore simply to run a simple errand when living in one of those type of places.
@@badhabitz69 The majority of low rise (3 levels or less) units that are a bit older with a lot more space would be more suitable for easy-in, easy-out access. There are literally hundreds of them. Personally, for a furnished place I'd recommend looking at The Winner Place (search TH-cam). No need for a scooter. Amazing rooms. Awesome location. 15 seconds you're out the door & have food, bars, etc at your doorstep. I guess the question you have to ask yourself is do I want views & amenities of a large building or the convenience & location (and lower prices) of small buildings with large floorplans. Since Lucas edits videos for hours a day, I can see the appeal of a nice view, quiet high rise, etc for him. But for most people, I think being closer to the action and not needing a motorcycle or scooter can be a big benefit. If you want quiet & cheap, then look at Jomtien.
One thing i don't like about both city garden and the cloud (same developer) is that they have put the pool on the shade side of the buildings. there is only sun at the pool area in the morning and a condo complex that target a lot of farangs should have all day sunlight.. It also makes the pool water much colder.. They should know most farangs come to thailand for the sun.
I have been living in a house on a Soi just off Third road for over 10 years .The in confidence of having to cross Third road is made up by living in a spacious 3 double bedroom house with off road parking for the car and plenty of personal outside space for 12k a month
When you do find a place you like don't forget the golden rule (He who has the gold makes the rules) The number of empty condos is crazy in Pattaya now.....Centric Sea has over 170 condos for rent......My point they WILL accept much lower than the asking price because of the Condo glut........I have not made an offer yet but I have no doubt I could rent a Condo at Centric Sea for 7,000 a month...
Thailand has turned into 2 seasons. Summer and Construction. I see all the massive buildings going up but the infrastructure suffers and will get worse as more and more mega condos go up. I saw on another channel where someone was wanting to purchase a condo that overlooked the water but then I could see the hectares of land besides and in front of his Condo and I warned in less than 10 years your view will change to look into many peoples living and bedrooms and the possibility that the price may go down. In your case you are just renting.
From the City Garden Tower balcony i could see the Siwalai City Place where was situated my condo at VCC Condotel. May be you could ring Patrice Simondi , a trusty guy, to know if he can show you a condo. There is a big swimming pool there. Ask me if you want his number.

Luke,go look at a few houses. You'd be suprised at the bargains out there. No more lifts,good parking and plenty of room.

I heard of a giant condo project on Traphaset where the standard size is 25 square meters. Way too small for my liking.
Seems like people would rather have them sit empty than lower prices substantially. Hope they can afford to receive no rent until 2022.

you should have a look at CCR. It`s behind 3rd road but also new and the most 35qm condos are around 15,000 per month

If the apartment is only 35 square meters, it is probably better to have one big room, walls take up space and makes the apartment feel smaller.

If you want to live Soi15 you should take a look at Avenue Residence, it`s smaler and older but nice condo`s inside. I had a 55qm Condo for 15,000 for about 9 month.

@@badhabitz69 there are some others, but for me to expencive or too small balkony. A other tip for Soi15 is if you chose an outside room go at night to the condo (3am and later), there are some karaoke bars arround ;)

I thought the design of the walls and interior of the apartment seemed open, bright, and classy. Also the lobby looked grand with many amenities on site. Classy place! The construction will hopefully be mostly completed by December 1st. Just wished it had more of an actual garden. So far City Garden has my pick!

Panchalae Boutique Residences in Jomtiem..older building but large. Cost similar to what you're looking at. Well located.
New prices are higher because many people, especially Thais, do not like second hand property. City Garden fine for a week's holidays; I'd go stir crazy staying there long time.
Wow. I had a City Garden room reserved for 2 months@$300 through Agoda for June and July but covid changed those plans. I guess I won't be going through an agency if I have to pay twice the rent for the same place.

Really nice place but you need a LADDER to get your mail? What if you fall off the ladder and break your neck? Is there a hospital in the condo building too? I would have liked to see a unit in Olympus. Sharp looking building and I think the units might have reflected this as well, albeit smaller than you'd like. Indeed a fruitful trip!

Yeah some really nice places there.. I've lived in Pattaya for a few years, and i;ve never seen some of the places you've visited. It just goes to show, that Pattaya has some much on offer. It would be interesting to know how much deposit they require and in your experience, how much of it do you normally get back.
It is often 1 or 2 month deposit and the first moths rent up front, and you almost never get the deposit money back when you move out.
As the subscriber has said below...why don't you look at some housing's estate's located on the darkside. You'll probably find something that's double the sqm for the same price as these condo's. Thanks for the very interesting "Condo search" video...look forward to your next installment 👍

so can someone tell me, when thailand opens back up, do the tourists start flowing back in? or are to many people hurting economically that tourism will be slow for a while? I've heard people say it will be slow going for a while once they open up. but others have said there is pent up demand and tourism will explode once this virus is contained and people can freely travel around the world as they wish. I'd like to move to thailand (as soon as they open back up) and rent a condo for at least a year. I would love it to be slow going (tourist wise) as I think it will give me a much better price on a condo rental.

RIDES 4 KICKZ - You should view the CITY GARDEN CONDOS on Soi 15 at the back of The Avenue Shopping Mall. There are some great condos in this complex, many of which are very spacious at 60 sqm. A bit further down from City Garden is The Urban Condominium. The condos here are also quite spacious though the actual complex is rather dated.

3rd road saved my life ! Really aggressive soi dog was chasing me, I walked straight into the traffic, dog was too scared to follow. Gave him the bone 🖕 and went merrily on my way ! 🐕😂
Pattaya is soooooo hot, I don’t think I would use a balcony or other outside areas, except the pool. Units look nice.

I saw a 60m condo at View Talay 5 For 8500 Bhat per month on Craigslist. There are some really good deals out there now. I think find by yourself without real-estate person. Go to the complex's.
I don't know if you've lived in a hi-rise before but I have, and it's not enjoyable. The amount of time you spend simply to get from your apartment to the gate of the property can easily take 10-15 minutes depending on your floor level, elevator speed, etc. Compare it to your place in Bang Saen. You simply walk down one flight of stairs, walk 10 seconds, and you're on your motorcycle. It's a totally different experience living in one of these mega complexes. I wouldn't recommend it. The views look nice but in reality, it can be a chore simply to run a simple errand when living in one of those type of places.

@@badhabitz69 The majority of low rise (3 levels or less) units that are a bit older with a lot more space would be more suitable for easy-in, easy-out access. There are literally hundreds of them. Personally, for a furnished place I'd recommend looking at The Winner Place (search TH-cam). No need for a scooter. Amazing rooms. Awesome location. 15 seconds you're out the door & have food, bars, etc at your doorstep.
I guess the question you have to ask yourself is do I want views & amenities of a large building or the convenience & location (and lower prices) of small buildings with large floorplans. Since Lucas edits videos for hours a day, I can see the appeal of a nice view, quiet high rise, etc for him. But for most people, I think being closer to the action and not needing a motorcycle or scooter can be a big benefit. If you want quiet & cheap, then look at Jomtien.

One thing i don't like about both city garden and the cloud (same developer) is that they have put the pool on the shade side of the buildings. there is only sun at the pool area in the morning and a condo complex that target a lot of farangs should have all day sunlight.. It also makes the pool water much colder.. They should know most farangs come to thailand for the sun.
Corner apartment with 3 side view was cool. If you could have that in a bedroom it would be great. Too small unfortunately.
Living on 3rd road will be a nightmare when the pandemic is over. Non stop tour buses and traffic jam all day long.
I was there last Dec, stayed at City Center Condo, felt like I won the lottery every time I made it across 3rd road without getting hit.
I have been living in a house on a Soi just off Third road for over 10 years .The in confidence of having to cross Third road is made up by living in a spacious 3 double bedroom house with off road parking for the car and plenty of personal outside space for 12k a month

When you do find a place you like don't forget the golden rule (He who has the gold makes the rules) The number of empty condos is crazy in Pattaya now.....Centric Sea has over 170 condos for rent......My point they WILL accept much lower than the asking price because of the Condo glut........I have not made an offer yet but I have no doubt I could rent a Condo at Centric Sea for 7,000 a month...
Thailand has turned into 2 seasons. Summer and Construction. I see all the massive buildings going up but the infrastructure suffers and will get worse as more and more mega condos go up.
I saw on another channel where someone was wanting to purchase a condo that overlooked the water but then I could see the hectares of land besides and in front of his Condo and I warned in less than 10 years your view will change to look into many peoples living and bedrooms and the possibility that the price may go down. In your case you are just renting.
FYI Find out what they want for a one month rental, then knock off forty % for a one year lease.
Maybe if the price was 175 per square foot but units are extremely small.
From the City Garden Tower balcony i could see the Siwalai City Place where was situated my condo at VCC Condotel. May be you could ring Patrice Simondi , a trusty guy, to know if he can show you a condo. There is a big swimming pool there. Ask me if you want his number.
Why, probably due to building materials cost doubled after COVID, also workers daily rates doubled, land prices tripled.
