Yep.. This weekend I booked a night to stay in a house. And it was dissapointing. All dirty, spiders, and shit everywhere. We decided to complain to booking and they didnt help us and even they didnt submit our free review. We couldnt even write a review in their website! Its a joke? So I can imagine how hotels can get good score
To be honest, the GDS can get expensive to go direct. You might consider a GDS provider such as Reconline, Travelclick. They normally have better GDS passthrough rates and can offer more of bundled package.

How does Bookings ltd compile the “competitive set” for a boutique operator with no comparable properties in the same region?

Disappointing stays are never nice, shocking it was so bad. Not sure why you wouldn't be able to rate the place you stayed.
