Airbnb vs Booking.com - Where is it better to host your property?

  • If you have a property, a unit or a room that you want to rent out and you are wondering whether you should advertise it in Airbnb or Booking.com, this video is made for you! Just to create a bit of context, I used to rent a room in my mother’s apartment through Airbnb while I was studying, and I did that for 4 years. Actually, it has only been for the past year and a half that I have not been doing so anymore, but that has been due to the fact that I no longer live in Barcelona, as I moved to Munich, Germany. Additionally, when I was living in Barcelona I worked for more than a year for a company managing touristic apartments in the city which was using as distribution channels Airbnb and Booking.com. With all of this, what I want to say is that I am pretty familiar with both platforms and how is it being a host in both of them, although I am not going to lie, I have much more experience with Airbnb. With that said though, in this video I will be doing a comparison between both from a host perspective, and at the end I will also share which one is my favourite.

    I have 4 apartments with airbnb, I will never change to the booking.. As a host I don’t like that booking clients can cancel you any time and you will lost all those days like nothing 😕.. with airbnb if count cancel host get full amount. Another thing is that you get Your money from airbnb quick next day after the check-in. Been with airbnb for about 4 years and never had to call for a payment 😍 Airbnb is the winner

      Good point also you can review guest on Airbnb i still do not know how to do that with booking.
      They also have no host protection a guest can destroy your furniture steal and they would nothing about it with Airbnb you can report and get paid.
      A booking host stole from my apartment and i contacted their customer which took forever for them to respond and when they did they said they can’t do anything about it that they are not responsible for guest.
      I just love Airbnb.

    Great video. You answered more questions in your short video, than days of reading. I'm just getting in to the renting business, and this is the most straight forward video/explanation I found.

    Airbnb platform is superior by far and very easy to use; BOOKING on the other hand is extremely complicated

    Booking collects the money for you.
    At the beginning of the next month they pay you.
    So its like a monthly salary which is very easy for my accountant.
    About the reviews.. its up to you to give the guests a nice stay.
    Pretty sure the booking will give you more guests.

    Oh and let me clarify what I describe as draconian rules, Airbnb usually decides any dispute on favor of the guests, refunds, claims, false cleaning issues made up to bypass cancellation fees, difficult guests demanding extra amenities, giving full refunds even after guests spent an entire week in your property, I have experienced all this and it is not good to feel Airbnb acts as if they own your place not you, and always take the words of the guests as truth even when proofs shoes they have violated your house rules. Believe me it does not feel good at all, I used to spent lots of time calling them to resolve certain issues, now I don't waste my time, instead I prefer to get more bookings from other channels that don't interfere that much on how you handle your own place and your bookings.

      I can 100% after after one year of running 5 Airbnb. I hate them, this is the reason why I am watching video video to start slowly switching over to other platforms

      I had the exact opposite, experienced the exact opposite. Airbnb always seemed to side with me, even with no proof. One time I was a bit dissatisfied with a guest, so I admit I charged him about 3 times the actual cleaning fee and Airbnb accepted it

    So Airbnb is of course a little bit quirky. I myself run a budget room where my guests have to check in by themselves and sometimes even clean after themselves. So it is completely maintenance free for me and extremely cheap for my guests but of course sometimes there a few inconveniences on both sides, but with Aircover and all automated responses this is a really cool opportunity for cheap travel for my guests and an additional income for me.

    I’m an Airbnb host. I’m deleting my booking account. It is the worst design in the world. Do not disagree with me on this. It’s terrible. I hate their site.

    Great video helped me understand the whole host and guest process better. I wanted to learn it so I could understand the company better as I’m thinking about investing into it eventually. Also great insight on the competitor. I have some questions though that I’d love if you’d make another video on. The questions are the following. Have you any insight on being an physical experience host or an online experience host? If you did I’d love a video on it

      Hi Mya, thanks for sharing your thoughts. If you are interested in investing in Airbnb I also have other videos on the channel talking about financials, the stock itself, valuation... Regarding your question, unfortunately I have not been a host on the experience's part of Airbnb nor I have booked as a guest any online or physical experience. I like the video idea though, so I will write it down on my list. If I end up doing a video on it though, I will have to properly research how these exactly go. Thanks again!

    I have been renting with Airbnb for a few years and feel very comfortable with it. I don't intend to change! What do you think would be more convinient for the guest, though? It seems to me that booking would have more advantages... When booking through Booking, very often you can just cancel without having paid anything at all!

      I guess that it is personal. For me as a guest I prefer Airbnb, but it is true that what Booking.com offers of not having to pay until you actually use the accommodation is convenient. Nevertheless, at the end of the day with Airbnb if the cancellation policy of the host is flexible and you cancel, you still get your money back. There is another video coming comparing both platforms from a guest perspective, so stay tuned for that!

    What are your thoughts on using both for the purpose of getting more bookings to your property?

      I think that it is a great idea but you would need a channel manager ideally to ensure that you don't get double bookings (someone booking the same days from different platforms)

    Booking is absolute terrible. If someone trash your house good luck asking for support.

    But we also need to pay city and state taxes in the US, plus we have to pay cleaners to clean…which leaves less than 0 Euros for a one night stay.

    Booking is very bad for host, guests lie and write a bad review for amenities that were not included and they do nothing about it. Hosts are not honored as in airb2b

    That means I am paying the comission on the price including the tax? As i life in Germany tax is already included. Do Americans pay the comission on the tax, too? As they don’t include the tax in the price.

      Hi, thanks for the support. I did this video based mostly on Spain, which is what I am familiar with. What tax are you referring to exactly? Are you talking about tourist tax? VAT? Or just the taxes that you pay to the Finanzamt for the income that you get from the property? Also can you specify if you are referring to Airbnb or Booking.com? In Spain you collect everything gross (excluding the Airbnb commission for instance) and then you do the tax declaration (Steuererklärung) once a year. There you include what you made gross as well as the expenses of running the business and other deductions and you get how much you need to pay in taxes.

    How do i get my property payments from airbnb?

      You get paid on your bank account on the day the guest starts his stay at your property (not when he books). If the stay is longer than one month, you get paid every month the amount corresponding to that month. I have never had a problem being paid by Airbnb.

    Not even a comparision, Aribnb all the time. Booking is total Trash for hosts. No review of bad clients, no assurance in any kind of damage or bad behivour from clients, payouts from Booking really bad scheduled and also sometimes delayed for "maintainence" that sound more like "we like to use your money for longer "... Only thing that Booking has its the google SEO dominance, but i hope they will go behind someone who is a real OTA.

      If you use the 'I'm not comfortable with this guest' button as your 'reason' for declining a booking request they will not block your calendar. Fact
