    Wow So informative!!! How about boutique freehold condos? New ones at marine parade Katong area vs the Geylang ones? So many new ones sprouting and new mrt lines!

      I still find it mind boggling that new 99year landed launched can still sell at >$3m

      @@shahir3492 what to do. They already sold a few at this prices. So willing buyer aka willing sellers...how will they perform down the road really hard to tell...who know maybe by then $4m?

      @@shahir3492 it is still cheaper than newly built freehold that is >5m, so there is still quite a gap due to the tenure of the house

    Believe some 99 years lease hold landed may be belong to a Developer which they own the land for Freehold and subsequently sold part of their lease as 99 years to buyers. As such, no Developers will agree to an enbloc exercise. Perhaps if your landed property has the potential to build into a small boutique condo development due to a increase in your current plot ratio and the land belongs to the government, there may be a chance that the state may agree to a lease top up. With our increasing in population, landed properties can potentially converted into high rise apartments to meet those demands.

      There are a few of them...some are even condo on freehold tenure hold by clan or even family trust.

    1.1M -1.2M budget
    1. CCR freehold condo 1 bedder or studio.
    2. OCR 2 bedder 99 years condo 2 bedder
    I think main profit is from capital appreciation and not from rental so which one will appreciation more?

    From the government standpoint, I will be surprised if SLA will renew the lease,land being scarce in Sg, they would developed in into HDB flats.

      @@lingxinru6777 if u want to live 100% in Malaysia for good, I think Penang would b a better choice than JB but why leh. ? Sg so safe n convenient, forget landed,lah n stay HDB n enjoy kopi tiam gossip with your friends n relatives,lor.

    Landed is extremely inefficient usage of land so those leasehold landed, the govt probably will want to take back and then use build BTO that can have much higher population staying, otherwise they can sell to developer to build condo.
    So pipe dream on any lease top up for landed. Rather go buy the freehold one

      @@alanweeproperty can la. we still have quite many freehold landed properties in sg and those are cater to the top 5% but take up so much land.
      Those freehold one can continue "preserving"

      Nope,,these are meant for those can’t afford freehold yet want live in landed..gov always have to carve some land for this minor group. But this landed valuation will be different to those freehold..no matter how expensive Reno u do..is not going to be increase a lot..the down curve Will happen in 10 years time..no Singaporean wanna buy live a depreciation asset..unlike condo still can enbloc
