    As an inspector I visit a lot of sites where the builder hasn’t thought ahead and looked fully at the surrounds (typically not looking at trees). It’s good to see you identified issues prior to starting works.
    Can I correct you on heave, as that is a force imposed by a cohesive soil such as clay when it expands due to excess water.
    You missed the biggest issue and it was right next to you, those trees! You are correct a structural engineer would need to justify the suitability of the retaining wall due to the sizeable difference in elevation but I would suggest your foundations would need to be engineered.

    Decent content! I’m after a single storey kitchen extension to replace the existing conservatory but everyone seems too busy to quote at the moment. I just want an idea on the cost so I know if the bank will say yes/no!
    If you ever get a minute and fancy giving me a ball park figure, here’s some info:
    *Would fall under permitted development
    *Dimensions: 5.5m wide x 2.16m long
    *Pitched roof with 3x velux
    *Bi-folds to 2 sides: 3 door and 2 door
    *Existing kitchen wall to knock through so it’s open plan dining kitchen (probably looking at steel reinforcement for 2nd storey)
    *Conservatory knock down
    *No drains, slopes, wires
    * 3 bed semi

      John has, however, done a quick calculation for you and he estimates that the work you want carrying out would cost in the region of £30k - providing you don't encounter any hidden extras 😳

      @@trishacarvell399 There are so many factors to determine the costs involved. Our advice would be to check if a potential extension would need planning permission - because that also incurs costs. We are happy to come and price things up for you, but we would need the architects drawings beforehand 🙂👍

    Does house extension have to have to have a connection via a door to the original house or I can just touch the two walls?

    I doubt if that ground will support the weight as it is - that crack looks as if the tarmac is moving that way already!

      You're right, Val. There would have certainly been issues. In fact, the owner of the property decided against the extension after discovering that ground heave would be a problem - something that the other builders failed to point out.

    Hi thanks for the video. I have a flat roofed protruding kitchen much like the one in the video. Where the inside kitchen wall meets the house wall, I have a leak of water from the kitchen ceiling. When it rains heavily especially when windy, a streak of water runs down from the kitchen ceiling to the door (inside door between living room and kitchen). The water then drips from the door frame. The yellow marks on the wall are spreading. I’ve had three roofers come and check, none could find the cause. They’ve checked the house roof, kitchen roof and flashing, no idea. Please help!

But is the main part of your house rendered by any chance? It's common for rain water to find its way behind the render and into the house if there are any cracks in it.

      @@HYPEBuilding no there is no render. There are some places between the bricks where there are vertical gaps, seem intentionally placed, for example there are two vertical gaps above the bathroom window. A roofer did say that the wall could be re-pointed to close holes that could be causing the leak

      @@Wassalaam92 The pointing sounds like a good place to start then, mate. As with many damp problems, it's a process of elimination. Keep making improvements until you find the solution. Hope you can get to the bottom of it 👍

    How much did this extension roughly cost?

      Hi there. Thanks for watching and for your question. The homeowner didn't end up having the extension as the work that would have been needed to make the wall safe was outside the budget. But at least it highlighted a problem and saved him a massive headache. The total cost of the work would have been in the region of £70k.

    There is already an extension built so would the wall not have been surveyed at that point the existing extension was built?
    And does the double storey have to be made in brick or can it be made with wood like a dormer?

      Hi Emaad. Thanks for your questions. With regards to the existing extension being surveyed when it was built, we're not entirely sure-but we would assume so. But with it only being a single story, it probably wouldn't affect the wall. The double story could be a timber frame. But in this instance, it's a brick and block extension and will, therefore, increase the weight and downward force-hence our concern with the retaining wall.
