    I found this video after looking at buying a house which needs a lot of renovation. It has a large extension at the back but seems to be of wooden construction which is now completely rotten. This gives a good idea of rough price and time scales.

We’re about to start an extension similar layout to yours, but just wanted to compare the dimensions as we may adjust the layout further. Thanks.

    Good luck! Went through this a year ago! Excel sheets with tabs for each trade etc etc. Stayed in budget. Yours looks pretty achievable depending on how lavish you go on the kitchen. Had the odd “bump” along the way. Make sure you get it exactly how you want it. Very costly to change afterwards.

    I've done pretty much everything myself so far, currently up to finished floor level for under 5k currently. My expected budget is 25k for complete rear extension which is 3m out and 6.8m across. For a budget of 70k id expect the roof to be gold plated!.

We are about to do ours and have opted to project manage and get trades in individually as the quotes we are getting in London are insane!

    Love this Tom, really interesting to see progress.
    We looked at an extension and it was looking like coming in at £80-£90k so we just moved house 😂

      Hi Katherine, it was just a small local architect that was recommended to me. I’d recommend someone local that can come to the property and discuss your ideas. He came and did a full technical survey of the house and then presented his drawings. We went with him as well because he used the 3d CAD design too which we found really useful

    We just finished our kitchen diner extension and it really has changed the way we live (aware that sounds a bit OTT 😂😂) the kitchen is always in the back of my videos!!
    Would have loved a playroom for the kids too but I think that’s something to aim for for our next house!

    What area do you live in, those prices are ridiculous. I managed to do a 4x4m extension for 10k all together, that only includes labour cost and material cost.

    Oh dear another garage bites the dust. This is a real annoyance for me as a garage is so important, particularly if a house was built with one. Whenever I am looking for a house it is a real disappointment to see the garage has been utilised as another room. I don't understand why you don't move to a bigger house without ruining a good one, thinking the garage has no value.

      Very unrealistic. We were also quoted so much by my uncle who was going to take a minimum cut. It's the materials that are basically double the price atm he said.
