    Been in building trade 18 years and refurb my own flips In Leeds, very good video and accurate pricing needs to seen by deal sourcers and estate agents who think a refurb costs 10k

      Could not agree any more! Well said. Nothing is 10k anymore. 50k plus for a house. I’ve done a few in my portfolio and infact prices keep going up. Lucky I have good men on board. Good luck to all and more than anything ENJOY. 😊

      Deal sources and estate agents know it's not 10K; they are only trying it on, just in case you haven't done your homework. I just nod and smile.

      Can you really get a new roof for 6k? I've renovated quite a few 3 beds and I can't seem to get it under 10.

    How big, or small is that kitchen....it must be a reasonable size for an island. 5K, with appliances, and fitted!!!! I had 3 quotes for kitchen units, tops and appliances, including Howards, and they were all very close. My point being, Howards wasn't any cheaper, so how you can get 5k, fitted with appliances is astonishing. Is it not based on getting massive trade discount??

    Strip out: 2 + 3.5
    (Reconfiguration / remove walls & install walls)
    (chimney breast removal: 0.75 each, need structural engineer)
    full re-wire: 4.5
    Central Heating / boiler and radiators: 4.5
    Plastering: 5 / 7
    carpentry / replacing skirting board & architrave & doors: 4.2
    bathroom (supply&fit without tiling): 3.5
    kitchen (hob&oven&fan&fridge supply&fit): 5
    flooring (supply&fit): £40 per sqm
    decorating / painting: 2.5
    windows & external doors replacement: 8
    roofing: 5
    (rendering: £90 per sqm)
    (landscaping)

    Excellent video for constings very informative. I have a tiled floor in my kitchen without underfloor heating, it looks amazing but the floor is always freezing and as i dont wear socks or slippers i wouldn't have it again.

    I think you got fair quotes for the work. I have 4 bed flat. They quote me £17000 for the roof. That’s the cheapest I got.
    To get a new water line coat me £6500

    Eye-opening comments, I hadn’t considered trades charge homeowners more, it makes sense I guess, but a shame still. Anyway, useful info. Might not be redoing everything, I’ve even seen older houses with all old decor and in photos at least some look stunning and it’s not all just good lighting.

    Unfortunately the prices in London and around are completely different. For a full strip out and refurb with new roof doors and windows, fully finished, full rewire, brand new central heating with new boiler etc, the cost cones at 85-92k okus VAT on 950 sqft property. But we included flooring and landscaping as well.

      London is a different story. The price of the finished house for a property this size in London is comfortably in the 7 digits so you can justify a lot of expense.

      @@hakimvlogs657985 to 120K for a single story extension your numbers are well off. the average 1 story extension is about 20/25m2 depending where you are it costs around £1,500 to £2,500 per m2 so that’s between £30,000 to £50,000 for a 20m2 or £37,500 to £62,500 for a 25m2. I could build a 600-700 sqft house for £125,000

      it's ridiculous absolute daylight robbery. My family got quoted 60k for an overhaul type of refurb then a few months later they got quoted close to 100k for the same refurb!

    Great video, only query is the chimney breast removal this would need scaffolding to get the stack and would cost alot more than 750

    I replaced a roof in Q3 of 2023 for 10k on a 1950s 3 bed detached. In Shropshire. Gutted!

    Why do you need plaster board on top of solid brick walls? Can a plasterer not plaster on top of brick? Doesn't plaster board make the walls even thicker than they need to be? I'm just curious.

    Ste, is there any way in particular you went about finding the best prices for kitchens and bathrooms? Your prices are very similar to some of the other experiences developers I have spoken to however the prices I find always seem to be so much more than the prices in your video.

      Howdens offer good discount to tradies who do a lot of business. Find a fitter who has been trading with howdens for 10+ years and you'll probably find a 30-40% discount

    5k to replace a roof??? when was that priced and is that tiling only? I replaced mine in London including scaffold, felt, battens, internal boarding, 2 rooflights, loft hatch and ladder and new tiles and it cost me close to 25k.

    Just doing my place. Using all my savings! Only have around 15,000 to spend! Be worth it in the end. New kitchen, bathroom, new radiators ( might need new boiler) can’t afford those floating radiators. Stripped tiles in bathroom which needs re plastering - walls are terrible! New doors and decorating and new floors. Hoping end result looks good. This guys prices are high! But it’s a bigger house than mine!

    Why would you do a strip out it surely adds no value of the walls look good? Im just learning avout refurb hence may appear a bit silly

      Sometimes the walls in older homes are in a bad condition such as crumbling or having large cracks and/or previous damp issues. It can be easier and more cost effective down the line to strip back to brick. Also when selling a property buyers care a lot about walls "looking good" as ugly walls can be a sign of major underlying structural damage which will prevent the house from selling for max profit

    I am just facing a roof leak. The roofer asked me for £2500 and it will be completed in a day he said scaffolding, not needed , pushback the lead around chimney and re-pointing , what would you recommend on this quote ? Lincolnshire based , I am leaving in semi-detached. I been asked for 9k chimney removal.
    Chimney breast staying beacuse of partition wall agreement .
    The roof will do on my own next year .

      Dont know if this helps but if he’s simply pushing back the lead and repointing the chimney then thats absurd. I got my chimney repointed about 2 weeks ago because of a leak in Birmingham i paid £150 (One Hundred & Fifty Pounds)

    my brother in law does this for a living, he buys a house for around 450k cash and then refurbish it does a double bedroom in the loft sometimes with a bathroom, then knocks down the side and front kitchen and dinning wall, to extended it. between 2014-2020(ish) before the pandemic with man power it used to cost just around 100k now it's around 150k for all what I mentioned.

      tradesmen want doctors salary, thier skills aren't as valuable to society, apprenticeships isn't the same as a doctorate, building a house isn't the same as saving a life, why then is the cost of labour so much

      @@Dr.Stacker this is untrue to a certain point, tradesmen can have way better salaries than anyone that works a 9-5, even state sides they charge stupid prices. it's a shame that doctors don't get paid enough but if they wanted to get paid more they would become a tradesman.

      @@Dr.Stacker well ofcourse there's something wrong, I think saving a life should have you earning more, but it's a passion job that people do because doctors want to save lives. not a lot of people have the money to sort out the best doctors, there's a lot of doctors/GP's in the NHS that go private so they can earn more money.
      it's just the way it is really, there's a lot of scamy "cowboy" builders, then you got honest builder that get away with charging an arm and a leg but do the job correctly, and then the cheap Chinese/Indian builders that are cheap but need lots of guidance.

    Your rip out will be more like 6k. I just done a 5 bed bungalow it took 2 weeks back to brick. My wage 1600 for two weeks. My mates wage 1400 for two weeks. 3 labourers 100 a day is 3000 for two weeks. This doesn't include 14 skips

    Sounds like your from Birmingham and like many have stated. Your prices are very cheap and not realistic in my opinion. Curious to see the standard of workmanship and quality of products you are using.

    New central heating 4.5k 😂😂 come on now again no more than 2k. Please don’t outsource these jobs get a full contractor to do the full house. You are paying prices a home owner would pay not what investor should pay.
    You put 46k for that, mate that refurb no more than £36k at a push. Come on now.

      @@h3steven you should also look at saving on costs and not throwing money away. Would recommend in looking into making your own construction team rather than outsourcing all of the work bringing in Plummer, electrician and so forth. One builder should do all and a team of staff on day rates, that’s how you get the firm prices to what yous Gould be paying not just getting a few contractors in every new project. Utilise the projects you have and make your own construction team. Your welcome
