Im trying to wholesale a couple of houses to come up with a down payment on a commercial loan. If i get a 50 unit complex. It will pump out 60,000 grand a month. Thats an extra 720,000 a year! Imagine if i had 10 of those pumping out 600,000 a month! Thats 7,200,000 a year! Easy to get rich this way! Some will go for expenses and property management but pretty cool right? Insted of buying shit that dont make any money you use debt to your advantage by buying assets that appreciate over time. Using debt to get rich is called leverage! Use a 25% down payment of your own money to buy an apartment complex for 2 million that is payed off buy the tenants! So your getting a 2 million property for like 250,000! Leverage! After I start getting rich ill show ya how to defer the taxes to a later date by doing a 1031 exchange. And something called forced appreciation to bring up the value of the property by fixing and raising rents.
So how would the structuring work on behalf of the realtor, what benefit did the realtor have from not listing and getting their commission as an agent?

People will lend you money for EMD and they take a percentage. Post up in wholesaling groups “looking for EMD lenders”

They get paid by the seller who he’s buying the house from. The agent is representing the seller so when they close they get a cut.
