The only question I have is why did you pick average rehab if there was a basement issue? Aren't foundational repairs expensive? Also great job to Johnny. He was really smooth and professional. Things are coming together so much for me and I'm actually getting excited about this!

If your wholesaling and your not buying the property yourself would you need to ask your Buyer if he wants a purchasing agent first? the Commission comes out of the sale price what if the buyer wants that extra 2-3%? this is regarding the double dip method.
So, Jerry it seems the software to get comps and using the Deal Analyzer to get your offer price will provide an MAO this is better and higher than using the 70 percent rule. Is this correct? Because when I make offers using the 70 percent rule or even the 80 percent rule, my offers are still too low. Which method in your opinion is preferred?

Some flippers buy at 75% of arv less repairs, which is about 10-12% but it depends on the flippers financing

What I mean is, if Flipster used an algorithm for "average" rehab based on SF, how would it automatically add in a buffer to address that issue (which I believe you say in part 2 is $7500)? Did Flipster come up with a lower number and you manually added the extra for the foundation?
I would avoid any issue like this. It could end up costing 100K. Or the house might be unlivable.

My only question when it comes down to "buying" the property is assigning the purchase agreement to the flipper. What happens if the agent finds out about it and causing a hesitation in the deal? Is this where you would attatch the assignment fee to the purchase agreement?
The agent did find out in this deal. It doesn’t matter. You have the right to assign the contract. Has nothing to do with the agent. They get paid either way

Hey Jerry, dual agency is actually illegal in Texas. How would I go about representation in this case?
The concept still works in a non-dual agency situation. There are other ways the agent can structure it (designated agency, transactional broker, etc).

Why not offer a straightforward monthly or annual pricing plan that includes all the features of your software? It feels misleading to sign up only to discover that many essential features are locked behind a higher-priced tier. This comes across as a bait-and-switch tactic, in my opinion

Isnt wholesaling illegal now...where is it legal, if you're jusy starting out and have little budget, no real estate license, etc....
Only a few states its illegal but theirs loopholes still to do it legally its still a thriving business
Only illegal in South Carolina some states have regulations, but it’s manageable
I'm so confused. How are you speaking to the property owners when they have a real estate agent that they hired. Wouldn't the real estate agent just do the middle man work a wholesaler is trying to do?

You can go after these on markets cause you have active buyers but your teaching people to lie in ordor to lock up deals when they dont have access to these pools. In my market rookie wholesalers are GETTING SUED left and right atm.
