I must ask, you said the ARV was 500k and needed 40k in work? The buyer paid you 440k with 40k in work plus closing costs in two transactions the buyer is actually upside down. Why would a buyer do this deal? Thank you,

Did you have to disclose to your broker about wholesaling?

no there is no commission involved

I bet they ended up selling it for over 500k
Buyer probably tore it down and built 3 or 4 townhouses on it.
