Do the buyers of Godrej Villa Plots understand this new product? Godrej Wood Park, Mamurdi Pune

  • The value proposition of Godrej Wood Park property is ambiguous. It is not very clear whether they are transferring full title over the land to the buyer, or a kind of conditional title. Also, the property papers on RERA include pre-approved villas or tenements for which Godrej Properties has taken pre-approval from Pune Municipal Corporation. The structure for which Godrej has taken PMC approval appears to have an external staircase made of mild steel; this feature is not congruent with the feel of a luxury villa.
    Other contractual obligations or conditions cast upon the buyer are the need to take approvals from both PMC and Godrej Properties, and the need to construct a villa within 5 years of getting possession of the plot. These are possible sources sources of legal complications.

    Sir jitana carefully apane agreement padha he utana Godrej sales team ne nahi padha he! Muzhe lagata he un logone popat-panchi jesa brochure rata huva he. They sounded surprised when you asked your doubts. They were reacting like students who wanna dodge the questions during viva 😂

    Sir, now builders are writing in agreement they will not be responsible for delay in construction due to non availablity of steel and cement. This they are writing in same clause of delay due to act of God. Now why should we suffer when steel and cement price are rising.

    This is really informative! Thank you so much for doing this!
    Ppl should understand that they can’t be too excited for investing in a plotting scheme without understanding the scheme in depth.
    Similar scheme was launched by Kolte patil life republic(something named like nora) it was sold in a flash and while researching I found all the points mentioned in this video.

    One common tactic employed by the real estate sellers and channel partners is to get you into their sales office because it is their turf ("Adda").
    Once we are in their turf, it is easy for them to beat us down by employing psychological and pressure tactics !
    From Krishanraj Sir, what I understood is to make sure that we read about the project in RERA and from all other sources and understand it thoroughly.
    Let us not rush property purchase. Let us develop the skills to not fall for the marketing tactics and other kind of pressure tactics (social, family, psychological) etc.
    Remember, as long as the cash is in our bank account, we are in total control.
    The other party has to make a lot of hard work and show 100% transparency to get the money from our bank account.

      Really these real estate mafia made 1crore rupees as nothing today. No salaried person can afford. Like peanut bars they say 1cr , 2cr very easily. But when we ask to reduce 5 laks on the overpriced shit they say not possible sir. Have to ask manager sir. For them 5 lacs matters but we have to pay crores to that tenth class failed guys.

    Sir I was interested in this project and had been at site twice .. I had asked about security , any approved design plans and what is the time line of the construction. They just ran around the bush saying verbally some penalty after 5 years of no construction, no pre-approved design you build as you want and we will provide security and water, lights everything. They are charging a lot of premium and were asking me to take a decision on phone in 5-10 Min when Rera was received and they started booking.. Thank you for going into such detailed things .. Request you to please post some video as an example on how and what to read when you visit a Rera site .. That would be of great help..

      Looks like they are fooling people saying inventory is sold. Even they told same thing to me. When I visited site some of their vendor was fixing hoardings for the same project. If everything is sold then why they are putting hoardings and wasting their money. This clearly means it's a trap, don't fall in that trap.
      Also deal only with Godrej Employees and not with any channel partner. Ask for identity card if someone says he is Godrej Employee.

I too believe the same .. rates are very aggressive and the expectation that without looking at the plot and having any f2f discussion or interaction about the plot legality terms conditions I should choose a plot among the list that they provide on WhatsApp with the rate they quote which is worth 70+ Lpa over a phone call and transfer 10 percent immediately was a joke to me .. and almost everything was booked it seems. People have lots of money 🤑

      @@rajendrathakur7 real estate is available everywhere, no dearth of it. It is not worth to purchase so far. Your investment will get stuck, you can purchase resale plot after 10 years for 1000 Rs more per sqft premium than the present value if it is developed. You can invest in MF, you will get better results.

      But the counter from Krishnaraj ji was best - If the stocks are limited, he is not interested 😀 and he will look in the next lot or other projects. She could not pull of anything more.
      So, the take away here is to not be desperate and if they create artificial urgency, clearly let them know that you are not interested in "limited stocks" !
