    What precautions do I need in place for when a neighbour excavates below my foundations. Your information appreciated please.

      Dear Albert, thank you for your enquiry. That will depend on several factors including; the proximity of proposed excavation to your foundations, the depth and form of your foundations and sub soil type. If you wish to contact the office, we will advise you further.

    Do you need a party wall agreement to repair a drain pipe next to a neighbour?

      A Section 6 Notice should be served if the proposed excavation is within three metres and to a depth lower than foundations on the Adjoining Owner's land.

      @@megaman2016 then Section 6 will not apply and there will be no requirement to serve Notice on any Adjoining Owner under S.6.
