It looks like a great way to live working as Ben does: Inspect , do the math, work the financing and so on and still makes a lot of money. Basically orchestrating the whole process and still have plenty of free time to enjoy life with your loved ones. What I am not sure I can do equal would be the constant rant to everyone trying to get out of their place or simply leaving everything for the last minute and I am sure that is one of the main reasons he is very successful. I used to assemble commercial land parcels for developers about 20 years back. When negotiating to buy the land the land owner agent in residential asked us if we just want the back and keep the front. The developer I worked with said ( Imagine a plate of food and the road frontage is the STEAK. The rest is vegetables. If there is not steak there is no deal). As a general rule I do not like owning retail centers. Crap ton of work ( manage the manager, deals with various grades of tenants that take different levels of hand holding to perform etc.) I only buy retail centers at a double digit cap rate where I can double my money in under 3 years. If it's buy at an 8 cap some of the existing tenants will be gone in 5 to 10 years as more mom and pop. Sometimes they sell off to another business owners that runs the business into the ground and it closes. Publix 200 to 300 a foot is sales is anemic, 400 is decent, 500 is really good, 600 is crushing it UNLESS they are paying crazy rent per foot for that box size building. If grocery has say 5 years left on the lease or less than look at sales per foot, rent per foot, and if store recently spent money on the inside to refresh everything. If store is getting close to lease term end and looks old and tired that is often a sign that they are going to LEAVE and not renew OR are coming to landlord regardless of what renewal option says for TI credit or rent reduction to boost the tenants returns. I like the outparcels. I can buy them anywhere for cash in the country and (ground lease, build to suit, converts existing dark building, change and add onto existing building, sell off to developer to redevelop, or sell to tenant for them to own themselves). I can make 500k to 1 million a pop profit at a time (small ball) and always usually a buyer for it as buyer pool bigger than for retail centers. A friend of mine owns about 15 million sq ft of retail centers in a 100 mile radius. He has a property management company that employs over 100 plus people. The management is break even and makes a little coin off of leasing. The main reason he does it is to keep his employees working in any economic cycle so that he does not take out of company funds to cover their short fall to pay salaries etc. and also when a seller wants to sell it is in his preferred area for acquisition and he knows everything about the property having managed it the last 3,5, 10 years. He scoops it up off market.
