    Almost won my interest Sansi with your strikingly clear and eloquent presentation. Very professional! But the valuers are letting you down by overpricing. For £1.6M I'd prefer not to live "behind bars" if you know what I mean. I know burglar bars are for security but that's the very reason I feel the price is too high. I'd like a couple of actual trees in my property too bearing in mind that greenery is Muthaiga's main selling point. If all neighbours did what your architect has done, the poor area would be left as bare as South C. I'd appreciate less cables/wires in the air, as well. I am sure these houses will sell fast. But for now, I am out.

    I work in construction. It's the price of land that is too expensive. 1/2 an acre in Muthaiga - particularly right next to Muthaiga Road and close to Thika Highway - goes for about 180M (including all legal fees). Construction Costs + Finishing Costs + Approval Fees (Both Nairobi County & Muthaiga HOA Community) + KRA Tax cost total about 20M. If they owners took a Bank Loan to finance the project, they must also deduct Bank Interest. They must also make their profit. So, 250M is a realistic cost. The biggest issue is Land Price in Muthaiga.

    Not bad but a little disappointments in that
    1. the master does not have a walk in closet.
    2. The windows would have greater appeal.if they were wall to wall or floor ro ceiling,
    3. a bridge overlooking the leaving room in a double void design would have been smashing.
    4 . Non en suit room are dated..
    5. A 4 foot pivot door would have helped make a more dramatic entry.
    6. A skylight and a castle roof would have made it one to die for.
    2.5 million usd is quite the stretch

      Tell them Wanjohi .... With no burglar bars obstructing your views, no cables everywhere in the air and you'd have some trees included in a more thoughtfully landscaped garden. I think these properties have their target market. If you saw what this kind of money would get you in Berkshire near Surrey Hills UK you'd be as confused as I am with the Kenyan situation.

Land in the suburbs of Nairobi is so expensive yet you are surrounded with other mansions and Villas, nothing special to view. I'd rather buy land at the coastal regions and build my own home. It would cost less than half a million dollars to replicate that house and still get a full acre of land.

      @@briankenyan1799 obviously it is way cheaper to build your own house rather than buying an already built one.
      Find a good plot of land. With good I mean a plot that is not to far away from a power grid. Make sure the plot is self draining when it is raining. Getting a plot where water collects on its soil is not something you want during rain season. It .ca be disastrous.
      And then design and build your dream house.

    House looks amazing. I which the video would have actually show the flow of the house as opposed to jumping from room to room. It doesn't allow you to really appreciate the house. Nice yard space as well. I wonder how many acres is the entire yard if the house is on half an acre. If i had design it, I would add walk-in closet in the master bedroom and bathroom. I'm not sure why all the bathroom is on one side of the house... you mean people will have to walk across the hall to bath and brush teeth... The back yard could have been a bit more attractive with a pool area or something. Over all it looks well built.

    I think the price of the house is fair considering that it’s located just a few meters away from various embassies in Kenya. Security is also guaranteed to the highest level. Also the place is quite and far away from the city’s madness and a nice place for morning runs. Absolutely fabulous.

    In suburbs homes are sold according to your neighbour. This home is right next to Jimmy wanjigi it 44, American Embassy, Evan's Kidero and Mwai Kibaki.
    Again. I'm suburbs, homes are sold depending on the neighbour

    All out of concrete also means more work to be done for wifi to work. Wifi coverage will be limited to one or two rooms, unless multiple wifi access points or repeaters are deployed.
    A small problem in the grand scheme of things. But one that needs to be thought out by someone.

      Real estate/Land in Nairobi is overpriced compared to other towns in Kenya or other African countries. Here in Mombasa you can get a nice house than that with a swimming pool situated on a beach plot, for less than 200 million

    With that 2.5 million USD, i can buy an old castle in spain or in rural france, and if i really want a house, that will afford me a beautiful villa in Davos,or schywz, or st. Moritz, Switzerland,or even on a bit cheaper than this house.the price does not make sense at all. But then maybe its because its not on my price range 😅😅😅

    i've seen so many beautiful homes way better than this and they cost similar....they actually come fully furnished.....you just move in with your clothes and utensils if need be...i can never buy a home in this country....lemme just build my own....

    We need laws against land speculators. The land prices is the reason such an ordinary house costs $2.5M. I expect the property buble to burst pretty soon.

      I agree. I work in construction. It's the price of land that is too expensive. 1/2 an acre in Muthaiga - particularly right next to Muthaiga Road and close to Thika Highway - goes for about 180M (including all legal fees). Construction Costs + Finishing Costs + Approval Fees (Both Nairobi County & Muthaiga HOA Community) + KRA Tax cost total about 20M. If they owners took a Bank Loan to finance the project, they must also deduct Bank Interest. They must also make their profit. So, 250M is a realistic cost. The biggest issue is Land Price in Muthaiga.

    The reason why this property is so damn expensive is because of the land price in Muthaiga!
    The house is probably 50 million & the land probably 150 million
    Remember kenya's 1% reside here.

    Investment in Muthaiga is a Status symbol not an investment. If you are successful and have money, this is a small price to pay. If you are poor don't even look at this video.
