    thoughts for the future - you have large windows to your master suite on the front of the home where guests walk by, that to me is just a no. also, the master bath has enough space that some could have been sacrificed and rearranged to create a laundry in the hall and not in the master closet.

    I hate the windows facing the driveway in the bedroom. Someone drives up at night their lights are pointing right into you bedroom, even with curtains

    Giving up a garage is a tough one. I think it would have been better just to keep the garage and just cater to a single person or a couple, instead of trying to turn it into a family home. Where are they gonna put all their extra stuff? Leave their cars outside? So, they get broken into weekly? I don't know, it's just me, but I would never buy a house without a garage. Obviously, somebody bought it, so it didn't bother them much.

      They sell sq ft. That’s why is common to build living area in the garage. In some cities like Austin, living close to Downton is very important, even more than the garage.

      Is it normal to have your car broken into in Austin? I've lived in the scummiest part of London and always had my car on the street, and it wasn't a concern

    Great flip except for the somewhat disappointing garage conversion: Why not put some windows to the side of the house to provide more privacy (instead of only road-facing windows)? Also the tiny bathroom window next to the huge bedroom windows makes the conversion look very asymmetrical and awkward from the outside.

      Because some people like to look out at their landscape like me. If I'm planting lilac or hydrangea bushes, maybe I want to see them while I'm sewing in my bedroom or something. I like their home flips 😂👏🏻

    I dont think we saw the closet for the new master. Did you keep the washer dryer hookups? I saw some landscaping B-roll for the backyard I would have liked to see the final product.

    The windows in the new master feel way too big? It’s because they’re low to the ground. I’d love to see you guys maybe start building new additions! Keep the grange and take away from the back yard?

    Besides what people think this is a business and they are making the best decisions to profit from this market. They are not designers thats why sometimes look the same, a designer would be great to have character however I understand you just need the house to look good for someone to buy. This is real state makeovers to profit, not markeovers to gain character in houses

    This was a thrilling ride from start to finish! The transformation of the home was incredible, and I couldn't believe the difference a renovation could make. It's proof that with the right vision and effort, any house can become a dream home.

    When Lauren said in the beginning that the outside needed a new color palette, my gut reaction was "Please, God, don't paint it black!!!!" I'm so over that - it already looks dates. So I'm glad to see that you didn't paint the house black, but won't putting in a black roof make the house so much hotter, since you are in Texas? I would think in hot climates you'd want a light color roof.
    It's great that you added a primary suite but now there's no garage? I think buyers will have a problem with that. Couldn't you have added a new garage somewhere?
    And I think instead of having that Texas-sized double shower (most people don't double shower), it would have been better to make the closet bigger. Most people are hungry for more storage these days.
    But the decor is really better and an improvement.

    That corner in the primary bedroom, a built in corner reading nook with storage underneath would be nice. Both windows give lots of light.

    It just seem like making a 2nd floor addition instead of removing the garage would have maxed the value. I know that's not easy to do but the house now is still small with no garage.

      Ya then the 2 car huge garage would finally make sense. Maybe budget limit. Cost of that? Also in their videos they say the houses shift a lot. Make that is possibly more problematic? I don't know. Could they justify cost to sell in that area. Whole thing about over doing things. One can do partials. I agree in an ideal world.

    Why are they calling this a 1 bedroom home when there were 3 rooms with closets? I could understand if 2 of those didn't have closets, but... Are there diff real estate guidelines in TX? Ok, now I see that 1 room that had multiple openings in the wall. I didn't catch that before they redid it.

    love love love this! My only concern is the layout in the old primary suite. It feels very cramped and with the doors being in the middle of the wall, it feels like you're limited to bed/furniture placement.

    That was a lot of mirror demo, and luckily, it brought all the good luck with it! I love all the soft and bold finishes you picked for the bathrooms and kitchen while simplifying the overall layout. Garage conversion can be a hard call, but if the extra bedroom+suite offset the investment, I believe it's a good move

    I mean I am only 8 minutes into the video so not sure how it all turns out yet but already have a question- why converting garage to a primary suite??!! Everyone wants two car garage minimum! I think it will take from the value of the house. There is already primary bedroom, instead I would convert the front room into a third bedroom, it already has a nice size closet and to close off the wall would be a minimum investment in compare to the garage conversion. People who desire huge primary suites typically don't buy small houses anyways. I'm gonna watch the rest of the vid but my guess is the garage conversion won't bring as much profit as desired...

    The only thing I didn't like about the design choices is the look of the new master suite from the outside. Maybe it's the colour of the brick? I'm not sure. They did a great job making it not look like a converted garage (I wouldnt have even guessed it had been one), so I'm thinking maybe it's just my personal taste. Otherwise, I'm loving the interior design choices. I appreciate getting to see what's on trend before I start seeing it show up in my local stores.

    Great transformation overall.
    I’m not sure about losing the garage but having a real Master Suite was a nice trade-off. But I understand that in today’s market, a 3-bedroom would be more sellable for sure..
    I’m also not sure about having the laundry inside the Master closet of all places?

    I thought for sure you could have gotten closer to a Mil for this flip in Allendale. Nice work! The primary toilet looked a bit underwhelming or small compared to everything else in there.

    Guys I'm so confused, I loooooove you both and hate when people tell you (professionals) you're wrong but........ why can't two of those three extra rooms be bedrooms? Not everybody needs multiple bedrooms, realistically. An older couple could just want a guest bedroom, or a young family might only have one kid or two kids who want to share a room. I know it's about appealing to the largest amount of buyers, but I think keeping the garage would've been nice!
    Ok I promise to never disagree with you again 😆 especially since I do love the skylights and kitchen!!

    Not sure about this one... Primary bedroom with two massive transparent windows to the street/entrance. The washer in the closet is also very weird because there's more than enough space to put it somewhere else (smaller main bathroom, for example)
    The kitchen is amazing though

    Getting rid of the garage was a special decision lol, I definitely saw some ways where you could still have the amount if bedrooms the only reason I say this is because first the primary suite bathroom is quite disappointing I’m not completely sure why. Second I don’t know about Texas but in Virginia if you paint your garage door(s) black when selling that can add about up to $35,000 to your home value and cost but once again I’m not sure about Texas. I do love the renovation and obsessed with the guest suite and kitchen!

    I honestly feel like removing both the garages, killed a lot of the curbside appeal of the home and got rid of a feature people look for in a family home especially when dealing with the Texas heat. It’s tough making multiple trips outside to carry in groceries. Instead, I would have done either one of these two things, based off initial floorplans:
    Plan 1 - 3 Bd, 2 Bth - I think the left side garage could have just been closed off and made into a new study/3rd bedroom and laundry closet instead. Bedroom 2 is removed to make the kitchen larger. The primary bedroom already existed with it’s own bathroom. If anything, maybe extend it out in the back to make that space larger to squeeze in larger bathroom/closet too. If this plan is applied, it would make the old study into bedroom 2.
    Plan 2 - 3-4 Bd, 4 Bth - This is keeping the existing garage space and opting to add a partial second floor instead on the left side of the house up until the garage wall. This plan also removes bedroom 2 to get a larger kitchen. Add staircase against the study entrance wall. This leaves room under the stairwell for a kitchen pantry or linen closet.
    The upstairs would then become a space for a master suite. Also the bedroom lost downstairs can be moved up here and another small bathroom can be added here. Bonus: Take the closet space in Bedroom 1 and extended it to the HVAC wall door line. But then turn closet into a hall space and make entrance from living/dining instead here and closet entrance the new bedroom 1 entrance. Close off old entrance to bedroom and create a new closet in that corner. Move bathroom door out toward the new hallway space. Add closet laundry along the garage wall in this new hallway.

    I feel like something could have been added to the front of the house where the garage used to be. Maybe it's the way the house is shaped and still attached to the driveway, but i feel like it looks odd because it still looks like a garage. Maybe if there was a small patch of grass between the house and the drive away it would look like it made more sense. :) but that's my two cents !

    The Cons: Bedroom at the front of the home (close to sidewalk and street). Deleted a bedroom. lost a garage. As a buyer I would walk away. I get to pay more for less. I lost a garage did not gain a room and have no home for yard equipment and cars, now my silhouette along with my husband's can be seen from the street not private at all. Maybe this would have worked if you added a separate garage in the back (providing there was access) switched the front garage space for kitchen lounge area and used the back kitchen area and the new bedroom.

      There isn’t much of a difference besides the garage being removed in the before and after, they kept the original brick and didn’t paint it which I’m glad and it looks light and nice

    Never would I add 2 skylights in Austin....the heat is brutal there and that area has more than enough light coming in. Also, the kitchen cabinet colors are too specific.

      Me too except the mismatch of the door and above garage. I like brighter version. One thing I don't really like is a lack of a bathtub in main suit. Rather cut shower size down or do the multi thing with soaker in it. Something. Over all it came out very cute anyways. It sold.

    Usually y'all do great flips, but this one had both a lot of hits and a lot of misses for me. Love the colors and style of the kitchen, the skylights look fantastic, and taking out the fireplace was definitely the right move (even though I'm usually sad to see a fireplace go). But turning the garage into a master suite? Why??
    A cozy, low-sq ft place like that would have been totally fine with just two bedrooms. Seems like a very weird choice to get rid of a garage when there's definitely not room for them to build another, and at that price point, most people are going to have a garage as a non-negotiable. Plus, the new master suite has two giant windows pointing right at the street and just inches from the driveway. The future owner is going to spend a lot of time relaxing in bed only to be blinded by car headlights when their spouse get home from work and pulls into the driveway. And this part is really just my personal opinion, but I think the new exterior looks drab and without much personality. The exterior was totally charming and had lots of character beforehand. And if you really didn't like the exterior color scheme, why not just paint rather than drain all the life out of it?

    Sorry, big mistake on the garage, on so many levels. 1st: no garage, no sale. 2nd: installing essentially a school gym bathroom for multiple users? No and no. 3rd: floor to ceiling windows facing the front? Last and final no.

    LOL! those mirrors! In 2000 we moved into our forever house which was full of mirrors too. The up bathroom had shower doors made of mirrors, there was a very large mirror over the double sinks and there was even an oval mirror on the wall above the toilet tank (presumably so they could watch themselves pee). Down bath was even worse--the entire walls of a spa-sized bath was covered in mirror panels. Like, every inch-you couldn'tget away from yourself. We ripped them all out pronto!

    The thumbnail shows the house looking much worse after the renovation, and all the comments are saying they got rid of the garage. I'm just gonna skip this one.
