I would have made the kitchen much bigger with a huge island. Such a big house with such a small kitchen 🙈
For how grand the home is or should be, personally I would have reconfigured the mud room to be larger with storage for shoes and larger kitchen. I would have stole the space from the large awkward dinning room.
It turned out well though.
I love the black and white, probably because I’m all about modern farmhouse if it’s done right. I just can’t believe how much properties cost in Texas, and the fact that house would be worth even a million dollars! 🙈 We just built a custom upscale modern farmhouse (3295 sqft) and moved in a year ago. EVERYTHING is custom down to each of the 4 bathroom vanities being custom made for us out of 100 year old barn wood. Our huge posts and beams were cut specifically for us, Everlast Farmhouse 50yr siding (also white painted brick) and there’s almost a linear mile of shiplap inside, etc (you get my point). We are in the SW corner of Missouri on 6 wooded acres in an addition that has large homes on acreage, and even with a huge in-ground pool ($90k) our total cost was only around $800,000! Although Lauren always does great design in all of their homes, this one still reads FLIP to me, not a $1.225 million home. What they paid for the rundown place would be a high $$/sqft here! Is property in the Austin area REALLY selling for California prices? WOW!
Your house sounds beautiful - I agree about the pricing of this one though. Here in Michigan (Metro Detroit suburbs) $1.2M buys you a literal mansion with roughly or over 5k sq ft.
I’m SOOOO glad you kept all the transom windows and all of the window moldings. One of the biggest problems with modern architecture is the frameless drywall surrounded windows. They’re ugly, and look incomplete. This house deserved all of its trim to remain intact, and you did it justice.
That said, I think you didn’t go quite far enough to call this Modern Farmhouse. It’s lacking any rustic charm, it’s very sterile and white. It needed more real wood accents, like wood mantles on the fireplaces for Christmas stockings.

I loved the original brick! I liked that it was warm and complimented the landscape.
Kitchen units should go to ceiling. The formal dining room is at the wrong end of that long room, it should be at the kitchen end
The whole idea of a dining room is that it should be away from the kitchen, to have a dress-up place and be formal. Not be right next to the work-space.
Great transformation. I'm curious as to why you didn't increase staging budget (ginormous dining room) and not finish the master closet. Also, it's always nice to hear that you put in a new HVAC since you flagged it as an issue in the beginning.
Beautiful transformation overall. But then again, white painted bricks is a No for me. I would have kept the bricks as is.
And if there was more budget, I would flip the primary closet & bathroom so the bathroom has natural light & ventilation. But I know it will be a more expensive option.

I did like the navy blue, i can see why you had initially chosen it. I agree though, the black fits better with the look you're going for. Maybe next house you can do a navy blue theme somehow 😊

Really nice! Personally, I'm kind of over modern farmhouse, but I think it works with the location. However the outside is missing some warmth (like the inside), should have added wood accents.

Ya me too! Except not the navy blue on the outside, I just loved the accents on the inside but I understand why they changed it to fit more potential buyers
The good thing about black and white, is that you can make it "pop" with color accents in different rooms to spice it up! like red, yellow, bright green or hot pink, bright blue, lavender, orange - whatever is your favorite! LOVE IT ❤ Dripping Springs is great - has an awesome HEB store too. Awesome job!
This house even before the flip I fell in love. Its just so dreamy. It had the old 1800s feels but like even though it was 1990s home.
There's some pretty greens out there. Everything white isn't so farmhouse
The back penny tile would not have been my choose for a mud room. You’ll get a lot of dust, mud, and water stains on that floor. Black tends to show dirt and that’s a lot of grout to maintain.
Yep you made the right choice with the color swap from Navy to Black/White -- as always AWESOME !!!
you guys killed it as always. The only few changes I would have made is swap the closet and bathroom in the Primary bedroom. Wall space in a closet is far more useful for hanging stuff and since you don't tend to spend much time in a closet, windows seems unnecessary where as the bathroom... the window would have been where I put a standing tub with a view of the property. I like having lots of natural light in the bathroom.
the other change would have been to turn that extra length in the dining room into some sort of pantry space and get rid of the pantry in the kitchen. Then open up that entire doorway to be arched or at least double wide since the foyer is so grand, having a small doorway directly opposite of the front door seems too closed off for my taste. That way, the staircase almost acts as a frame for the doorway to the rest of the house. But otherwise, awesome work

Very nice flip, but as an interior designer myself, I would have kept the primary closet where it was and expanded the bathroom into the area with the window. I realize this would involve more rework of the plumbing, however, for the house's price point, I think a larger primary bathroom with a window would be ideal.
The inside of the house is amazing. I do not understand the current penchant for painting brick. It looks pretty, but changes a low maintenance exterior to one that has to be cleaned and painted every few years.

Everytime I watch someone spray over bricks I think... 20 years from now people are going to like brick. Just like people who carpeted over wood floors... It is what it is, but IDK how you get paint off of brick lol.

Absolutely nailed it, totally agree, the blue was just too much for this one.
The black looks great-sharp, clean, and classic neutral which works beautifully with wood tones and whites/off-whites. Love the trim color, too. The transom windows above the doorways are cool.
Another awesome flip -1 cool point for painting the brick. Definitely made the right choice not going with the navy paint 9/10 keep it up!

I love the colors overall, love the penny tile in the laundry room, the size of the master BR, wrap around porch, the tan trim, and the fireplaces were gorgeous.
I'm surprised there was no landscaping in the front, and the walkway redone, it was pretty bad, even edging it.
More staging was needed throughout, the entrance is bare, the spare BR's, the walk-in closet, the little room to the deck, more furniture in the master, and the long back "dining room". I thought the dining space thats near kitchen was fine. It may be confusing to guess what that area would be used for. Maybe a 2nd living room and game area? Or if affordable, hah, taking that wall down and making every area larger would be a thought.
The kitchen could have been larger for sure. I huge island with a peninsula, cabinets to the ceiling, moved if necessary, I know the costs are high, but it would be worth it for the return possibly.
Anyway, I really love the house, you did a great job overall. You're a joy to watch!

Great job but I would have blown out the wall between the kichen and oversized dining room extending the kitchen into that area. But the new owners can think about that
It makes for a nice bonus room, which can be very useful for a family with kids.
The living area is quite decent, so blowing out the wall wouldn't add much value (unless u extend that tiny kitchen).

The only problem I see is that the image of a plantation house has a lot of problems with their own history. Slavery is still a problem when not addressed.

I always love their designs and watching their flip videos. Love them, like how they always reorganize the layout to be more functional. However , I have to say this is the first time I really didn't like the end result. It's messy. And the elements are not working with each other. The staircase should have been stained to a darker wood since they are doing high contract. The gray cream trim colour is not going with all the black elements. The kitchen is too shiny. I feel the design wasn't focused . They want to make it look expensive and country... These two elements just don't go together.
