    I have my AZ RE license but moved back home to the south for school. I'd rather get into lending here instead of viewing houses. Plus i actually know ppl here and my old classmates are all starting families now. How do we find jobs? In RE you can find offices on many corners and they're always recruiting. But I dont see that with mlo. Is it better to try and become a processor now or should i just do the 20hrs and test and go for it? Is it better to go with a bank? Im majoring in accounting but have another year left.

    I just landed a job opportunity with Supreme Lending (Mortgage Banker) in Houston, Texas as in ILO "in loan officer" basically doing cold calling, email with the help of lending tree. I have 0 loan officer experienced but I am pretty educated on government and conventional loan programs, products, etc (thanks to an NMLS course I took). I am confident that I have what it takes through proper training of software and communication with customers. Not only that I have an understanding of financially literacy on personal finances, credit, etc. I need just need advice on how to keep leads and keep the customer satisfied. I have lot of customer experience in the food serving industry so ill be transferring my skills into the mortgage industry.

    I had 8 loans in the pipeline back in September and October the rates shot way up and lost 6 of them. The rates are killing me. Any advice on what you would do or focus on? I’m trying to recruit Realtors for referral business but it’s hard being so new to convince them to send me business.

      @@BenAnderson365 Thanks and thanks for the recommendation, I will check them out and check your course out. So far I got Amerisave on my possible list. Not sure if it's a good deal or not though. Your a W2 worker starting out, they provide all the inbound leads, 5 weeks of initial training, both training and work is remote and they pay a tiered pay structure from around 30bps-60bps depending on your volume of closing. Sound like a good deal to you? Im just not really sure what Im looking at as to compare it to other companies, but will be checking others.

      I think the long tail is higher in the 4 range 10 yrs from now. I think the next 3 years is .5 to 1.8 in the middle we should see trading between 2-4.

      @@jennifer-227 you got this ! I passed mine last month with a 85 % . Focus alot on federal laws and mortgage products / mlo activities . Stick to what you studied and dont let the questions fool you . I'm 24 , dont have any prior mortgage experience, but I come from the automotive industry I did finance/sales for 4 years . I was offered positions with a few banks and I'm going with a non depository bank that's giving me leads, willing to train me and pay my licensing in multiple states ( usually when companies give you leads and train you , you'll take a BPS cut). My goal is to convert those leads , but to also build my name and network myself with realtors in the area ( socal irvine area ) , I currently have a dozen that I've sold cars to and family friends that are in the industry . I know that if I establish great business relationships with realtors and customers my name will grow slowly but surely. It worked great for me in my previous gig . Thank you for the solid advice Mr Anderson , I'll take all the advice from a seasoned vet like you .

    Three years later, the market certainly changed. I have issues with buyer agents passing me off to their preferred lender. I want my own mortgage broker and not just a LO that the realtor has a relationship with.

    Just out of curiosity , why do LOs get paid 1 percent of the amount for only collecting documents and punching in the numbers into the Automated Underwriting System.

      I mean it’s understandable if they add value by educating people about the products but mostly all the call s that I get from lending tree of even at the bank - they don’t even want to educate me about the difference between FHA and conventional

      LO's make 1-2% for closing a loan, that process of closing can take 30-90 days, I know it may seem like a lot, but the borrower does not pay the loan officer, the bank pays the loan officer. How does the bank make money? The bank collects interest monthly for 30 yrs. The profit margins are great and thats why its great to be a loan officer. Let me know if you have any other questions.

      Raya Saya where is the complexity ? I mean there is a loan processor and an underwriting department not too mention pos tools. If despite all this support LOs find their jobs difficult , then .....
