The other option is to setup a PT PMA in order to purchase the land as a sort of freehold (in reality it's a long term leasehold from the government with a very nominal extension fee). It’s amazing how plants can give a home character. Love the house so much. Especially the bougainvilleas. It gave it, so much character. Oh! And that pool 😍 nice one guys.
Those Bougainvilleas were a last minute addition. We're hoping for the one out the back to eventually run along the entire pergola and provide a beautiful hanging pink across the whole thing. Plants were such an important part of the whole thing for us. I see way too many cactus or backyards with a few potted palms... it's the tropics! Make it lush and tropical!
I love bougainvillea but they're such a pain to maintain though. Once I had to go to the hospital to get a thorn removed and also they attract a looooot of wasps during summer

I really love the design and the feel of the villa. For someone who lives in bali already gor s couple years, I am wondering if people really understand where they building. Dont get me wrong, the villa is gorgeous, but i am not sure how much it is bali approved. I have seen a lot of white villas popping up in bali and in my experience, after one or at least two rainy seasons you have to paint the complete villa again, otherwise it will looks extremely bad. Someone already mentioned the cost of cooling huge livingrooms with aircon. Even if terrazzo looks beautiful, it also stains extremely easy. What did you do to protect the house from mold. Did you worked with foil under the fundament. I am really interested in your longterm experience with your villa and if there are things you would change for a futur building.
Moisture is generally a problem in the tropics, not just from the soil, but also the humidity. Now it's the rainy season and everything isn't drying properly with daily rain. The air conditioning can also become a problem with condensation on the outside and inside walls. I don't think there is a general solution when it comes to construction for houses. Hello from Bali 🏝

We’re looking at building ourselves, and we’re surprised at how much you can fit comfortably on just 3 Are… I think I’ve been overthinking insulation and wall widths, so it was immensely helpful to see the before and after videos…thank you for that! We’re rethinking our two bathrooms now, with outdoor options and limestone as well. Is there anything you’d change now you’ve been in it a little while?
Yeah it's amazing the designs they can fit into tight areas. I've seen some great one bedroom loft style villas that they have managed to fit into less than 1 are and still have a nice little outdoor area with a pool. We are pretty happy with the way everything came together. Probably not much we would change to be honest. Time will tell if there are any issues we materials we chose. The amount of glass we have does get dusty especially with the amount of construction happening in Bali at the moment but it just means we have to pay the cleaner a bit more to spend more time on it.

Hey! Glad you've enjoyed the Bali series as well! The villa only has two beds but depending on whether the kids want to share beds or how old they are the management can bring in an extra bed. Just message them via the Airbnb listing they are very accommodating (I'm totally hands off 😅)

Absolutely! We visited Bali only once in the middle of construction. We were there at the start, 2 weeks in the middle and again for the last 3-4 weeks of construction. We didn't hire a project manager, our development company was auditing construction team regularly. If I was to do it again I'd probably get an independant project manager to visit maybe every 2-4 weeks just to make sure that construction was running according to the timeline. We also were very lucky with our development team. They made sure the construction was up to standard. I've heard horror stories of other builds where concrete is watered down. I've even witnessed it myself on other builds of construction teams throwing limestone into the footings so they don't have to use as much concrete. It's a recipe for disaster.

Beautiful Villa. Bali in the late afternoons can be oppressively hot and humid. The cost of cooling the lounge area would be to big for me and the planet.
Totally get where you are coming from! Thankfully we had a clever architect and between the fans and strategically placed windows we don't need to use the aircon in the living and dining area during the day if we don't want to. We get a nice breeze funelling through the whole place which keeps it comfortable.

There wasn’t many around when we were there even outside. The bottom bathroom would get them but in the top only the shower is outside. Everything else is sealed by doors

I'm currently building a villa on 300 m2 land in Penestanan near Ubud, but for myself, I live permanently in Bali. A newly built villa similar to this is incredibly expensive in terms of yearly rent, you also can't really find it, so you have to build it yourself, which later only costs a fraction per month. I hope I can move in in February next year, construction is very slow...
This villa appears to be of very high quality and built with a personal touch. However, the mentioned price of 200k USD or over 3 billion IDR seems outrageous. Even then, the ROI will be in a few years, right? Small issues like there's no glass on the sides of the outdoor sitting area, going to rain from every direction for sure. Airbnb guests will unfortunately run the aircons on full speed to cool down this glass house, I'd estimate 5 jt IDR just for electricity (that's a decent Balinese salary). 4:42 The palm tree looks cool, but the roots will cause tears in the building. 5:40 outdoor shower during rainy season is great, it's the hottest season of the year, and they built glass over it so won't be freezing😂
Yep you could definitely build a 2br villa for a lot less than what we paid. It wouldn't be the same quality or as unique as ours though. You absolutely get what you pay for in Bali when it comes to construction. We could have saved a bit of money but our build could have dragged on for 2 years. I totally get a lot of your points! Honestly... rainy season in Bali... you aren't going to be sitting outside in the outdoor sitting area. If you want to be in the open you can just open up the bifold doors and sit inside. We thought about all that, you can't plan for every possibility. We've budgeted for just under that based on my kwh calculations from the aircons. It's going to take a lot of electricity to keep the place cool, we realise that. With the palm tree... Palm tree roots don't creep like other trees, they stay in a tight ball which is why they always fall over in wind. Regardless the slab has been specially designed to help avoid any damage from the plant. The roots have plenty of space to go without interupting the slab. And trust me.... if you've ever been in an outdoor shower exposed to the elements in Bali and it's raining then you know it can get pretty cold.
Yep just over 3billion idr is about right! Remember though it's on a 30 year lease not 25 so we paid about 720,000,000 for the land alone and the Villa itself is definitely more than what other villas might cost but we've used high quality materials and have a pretty unique design that required a bit more expense in engineering as well as a pool about double the size of most villas.
@@RoryandCasey yeah 30 years and the villa appeals to the top end of the market as you said. the location is busy with tourists already. Didn't know that people pay 4 mil per night for such a place but if so you'll get your ROI very soon !!
so about 72kaud for the land? not too bad! we are looking at freehold in canggu (our company is setup there), definitely a lot more expensive but i'm sure it'll be worth it in the long run@@RoryandCasey

Beautiful house, but please keep in mind that you live in an earthquake prone area. Glasses and skylight are not prominent in Indonesian architecture for a reason. But I wish for the best and keep safe!

Not sure what you mean sorry mate. We have a 30 year leashold with a contracted guarantee for another 30 years. Everyone negotiates their lease differently.

Yep pretty much exactly the comment above! The windows are steel not aluminium. Aluminium would be lighter but also a lot more expensive.

Yep just over 3billion idr is about right! Remember though it's on a 30 year lease not 25 so we paid about 720,000,000 for the land alone and the Villa itself is definitely more than what other villas might cost but we've used high quality materials and have a pretty unique design that required a bit more expense in engineering as well as a pool about double the size of most villas.
@@RoryandCasey yeah 30 years and the villa appeals to the top end of the market as you said. the location is busy with tourists already. Didn't know that people pay 4 mil per night for such a place but if so you'll get your ROI very soon !!
so about 72kaud for the land? not too bad! we are looking at freehold in canggu (our company is setup there), definitely a lot more expensive but i'm sure it'll be worth it in the long run@@RoryandCasey

Beautiful house, but please keep in mind that you live in an earthquake prone area. Glasses and skylight are not prominent in Indonesian architecture for a reason. But I wish for the best and keep safe!

Not sure what you mean sorry mate. We have a 30 year leashold with a contracted guarantee for another 30 years. Everyone negotiates their lease differently.
What a beautiful villa, you guys did a great job! We'll be neighbors! I'm also building in Uluwatu. I think I definitely had a harder time than you though, it's been a year and a half process, still not finished, and already 30% over budget 🥲.
