Thank you so much for the shoutout, Rory! 🙌 We're thrilled to have worked with you-it’s been an absolute pleasure. Wishing you the best of luck with everything moving forward, and we can’t wait to see what you accomplish next!
Rory I just want to thank you for your videos. I learned a lot from them and also got to visit your villa once. Last week I drove past your villa. Didn’t know you sold it already. for me the reason then was that we are building a resort near you. which will be finished in about 2 months. thank you very much and good luck with the future.
Hey Roy would you be able to do a price breakdown on more costly high end luxury villas and roi? This was very informative and helpful I was just curious if the roi is as consistent or better when spending more money on projects etc Thanks mate
Love the video! Thanks for being so candid about your experience. My wife and I are at the very early stages of our journey. We’re yet to buy the guide, but planning to do so soon. Hearing others in the comments talk so highly of it is very reassuring. Wishing you all the best on whatever comes next, it sounds like exciting times still await! 😊
Just purchased off plan villa in Bingin. Aluka Ocean Villas. Really looking forward to this project and hopefully seeing some great ROI. Your video is helpful and I wish you all the best in your journey 😊
Thanks for the information over the year. I agree with you, Amed will boom in the future, in fact I think anywhere between Candidasa to Amed is a good area to explore options. Good luck with your next project.
Thanks for all the great content Corey! Considering a villa investment/build here myself (here at the moment!) and I definitely agree with you on Nyang Nyang being a future spot 👍🏼
It's definitely a worthwhile experience. Nyang Nyang is going to take off soon. Beautiful beach with some amazing bars and restaurants already. It's prime for development
Thanks for watching! Sorry you haven't had the best experience. Honestly I don't know enough about Kendungu to offer an opinion on it. I haven't looked out that way enough to have a good idea
Thank you so much Rory and Casey for sharing your journey. Extremely informative. Where was the first place you mentioned as potential future growth spots? Bayan??? Best wishes to you both👍
Love all your videos and really appreciate you sharing as much as you do! I loved this villa so much and was sad/happy it sold! Would you be willing to share your percentage of ROI ?
Definitely don't be sad about the sale. We came out of it really really well so it worked out amazing for us. Do you mean the ROI on the sale or the ROI while we were renting? I'd need to double check my figures but The first year ROI was over 20% from memory even with the construction going on around us and the teething issues that cost us some money to fix. ROI on the sale... Out of respect to the buyer I won't go into those figures in a public forum but it was really good
They don't work in the same areas anymore. Bingin Uluwatu and Canggu have gone through the roof but other areas are prime for it like Amed, Sidemen and Candidasa. These will be the next growth areas in Bali and prices are still reasonable.
It’s not so much about getting a better return elsewhere. It’s about taking the great return we had while we could. There are plans in the works that will provide good returns but we aren’t ready to share that yet.
We ended up changing the selling structure about 3 times during due diligence to somewhere between off plan and a standard sale. I think the key difference is once permits have been issued it can't be sold as a development anymore and is subject to different tax brackets. Off plan is probably not the right way to say it as it was a fully completed villa but the sale structure was similar to how an off plan villa would be sold.
@RoryandCasey cheers for the reply :) what permits are you referring to exactly? Like if you were renting it for a year wouldn't all the necessary permits have been in place? (I'm starting a build in Nyangnyang as we speak 😁)
@daveshaw1626 the SLF permit I'm referring to. Strictly speaking you're correct but they are taking 18 months to be approved at the moment so as long as the entire process is in progress the general consensus is you're fine. It's people who are intentionally doing the wrong thing by not even bothering to apply that they are worries about.
@RoryandCasey ahh yes perfect. Cheers for that! I had a feeling it may have been that but wasn't sure you could rent out while waiting. That's actually a good thing haha!
It's nothing to do with Bali. It's more to do with what you lose by not retiring to Australia. We'd be more isolated from our family and friends. We'd not have access to the level of healthcare and critical infrastructure that we get in Australia. The benefits of retiring overseas (lower cost of living) currently don't outweigh the downsides for us. That being said we change our minds quickly on things so in another 5 years who knows, maybe we'll be looking to retire overseas again.
@@RoryandCasey I guess it more questions your not even near retirement age currently, flying back to aus is not a big trip at all if you have some serious medical or the routine oil change :)... for the savings of lower cost of living and with retirement superannuation and being that the villa was an investment property and in turn would just rent out the home in australia to keep that stream of income... i get really that its taxable income verse say a investment in aus which can be negative geared and lower the tax bracket and be that long term peice of investment... i also write this with some form of bias as your villa is an exact idea of what my missus and myself wish to do and invest to bali, being that we are in perth along with all extended family, is absolutely a different scenario - a 3 hour flight to bali back and fowarth is absolutely nothing and everyone has different circumstances and scenarios
@Mavo1989 oh 100% I don't disagree. Honestly it's more the family and friends rather than anything else at this stage in our life. The investment in Bali was amazing. It was paying great on the rental market. Like I say in the video. I ran 30 year numbers with all the scenarios I could think of both good and bad with pretty conservative numbers on both sides and that's what eventually sealed our decision to sell.
@Mavo1989 I guess my point is both directions are profitable and both would suit different people in different situations. The direction we have chosen to take still gives us great profit and the ability to retire in Australia despite the cost of living difference.
@@RoryandCasey Appreciate it mate - look no matter what you guys did an absolutely incredible job and the video series is amazing still awhile off before ill be looking to invest and have the property in bali but this is going to continue to be an extremely good knowledge base of information for years to come, its an awesome feat to build and have an investment in another country and hats off to the hard work and years - PLEASE keep up your amazing blog for all of us

Thanks so much! It was Balangan I think is a great spot. Prices are already rising there but still a way to go to hit Bingin prices.
@@RoryandCaseyLedgend mate much appreciated 🙏

@@RoryandCasey haha sad that I won't be able to rent it 😉 you guys did an awesome job, well deserved. Great thank you for sharing !!
Just looking at the price of land throughout Bali and just don’t think the numbers work anymore.
They don't work in the same areas anymore. Bingin Uluwatu and Canggu have gone through the roof but other areas are prime for it like Amed, Sidemen and Candidasa. These will be the next growth areas in Bali and prices are still reasonable.
ive bought the PDF file from you guys, what are the dimensions of the land villa raava? 3 are right how many meters X how many meters is the land?
I’m away at the moment but I’ll have a look at my files when I get back next week and get back to you!
@@RoryandCasey thanks alot!
Great info thank you…
I want to know what will give you a better return on your money since your selling to invest elsewhere!
It’s not so much about getting a better return elsewhere. It’s about taking the great return we had while we could. There are plans in the works that will provide good returns but we aren’t ready to share that yet.
So was your villa sold "off plan" or did you restructure it as if it were?

@daveshaw1626 definitely get your own legal advice but that's the advice I was given
most important question why don't you want to retire there anymore?

Did you just say that from the sale proceeds you are losing 5% to agent, 10% of land sale to government and 4% of building cost to government?? 🤔
Yep. Gotta pay the taxman 😂
And this + many many reassons is why you don't buy in the shithole named Bali
