Love your videos but Foreigners can’t own freehold property in Indonesia. Full stop. What you are talking about by setting up a company PT/PMA is called HGB or Hak Guna Bangunan and is still leasehold. If you invest in a leasehold through a PT/PMA then you will have 30 year lease and then you can extend it for 20 years and 30 more years for a total of 80 years. The fees for each renewal are pretty modest and are paid to the government . However if you enter into a leasehold with a local Balinese owner than if you want to renew the lease after 30 years you have pay the value of the property at the time of renewal to the landowner which can be VERY expensive. Because these two investment models are so similar it’s causes a lot of confusion and court cases. Be careful.
Yep I completely understand. I could make an entire video explaining the complexities between the different options for holding land as an investment. I’m actually making a guide at the moment which goes in to this in some depth.

Back door is a limited Indonesian company. For me the only option. I understand why Indonesia has this law, otherwise property in bali would skyrocket beyond the average citizens capability. But in terms of equality on the marger picture (the world) bit if a piss take to get equality in the countries rich Indos invest in like London and Sydney and close off to us non Indos that want to make it our home
@kyiiooo2061 it's still not a true freehold if you have a pt PMA. I understand your frustration but those laws are set by the countries like Australia and the UK. Every country has its own laws in regards to foreign ownership. It's not meant to be fair or equal. The laws are never designed that way.

Dude that’s a bargain. I’m Australian 🇦🇺, and that amount would barely get you a 30yr old, 3 bedroom, fibro walls & tin roof house, with mildly renovated interior & 0 landscaping, in a half-dead country town. A tiny 2 bedroom apartment in mid/outer Sydney costs over AUD$800,000. Then still have massive strata fees and power/water/gas bills. You made a great choice. A bargain doesn’t even begin to describe what you’ve accomplished. Congrats 🥂 It’s no surprise so many people in recent yrs are selling up their mediocre overpriced Aussie homes and living like kings in 2nd/3rd world countries. And that’s even before considering other non-monetary reasons to escape Australia, like crappy politics/eroding freedoms/police state etc.
I don't disagree with anything you've said there! I will caution against the last couple of sentences though. Living in somewhere like Bali is VERY different to holidaying in somewhere like Bali. It's not all beaches and sunsets. Australia is still a country with more freedoms than most other places in the world.

Can I ask where you got the loan from to invest in Bali, as I’m an Aussie too who is looking to invest in Bali but generally banks here in Australia won’t lend you money to buy overseas
Yeah it is tricky. We borrowed against our house in Australia as we had the equity available and we used about 100k of savings. If you don't have property to borrow against it does make it just that much harder.
Thanks for responding. Which bank if you don't mind me asking as both Westpac and ANZ said no despite me not owing anything on either property. Their reasoning was because they couldn't hold the title of the property in Bali.
If you take it as income into your Australian bank account then the amount gets added to your Australian taxable income and you are taxed accordingly minus taxes you've paid in Indonesia.
Great question! For us this time it was purely a matter of budget. We had the budget for long term lease but not the budget for freehold in the area we wanted to buy. We’ll be looking at freehold next time (though it’s still not technically freehold. Still a long term lease but from the government instead of private)
Oh 100% Any investment is going to have an outlay of personal time though whether thats through research, travel, planning etc. Investing that time into the project pays dividends over time.

As you can appreciate I spent dozens and dozens of hours communicating with different suppliers and trial and error finding the good ones and being burned by the bad ones. All the ones we used, every single furniture supplier, decoration supplier right down to the place we bought our kitchen utensils from are all in the guide. The list of suppliers alone is worth the price of the guide to save you dozens of trips running around 😊 I’ve spent the last 18 months giving away free information and i hope that it’s been valuable but the amount of time and energy that has gone into this guide means I can’t keep giving it all away anymore.

Basically you don't get double taxed if you are Australian and earn an income in Bali. You pay income tax in Indonesia and then when you pay income tax in Australia they take that amount off your tax bill.
@blacklexie if you’re thinking of doing the same thing definitely consider picking up a copy of our villa guide! It has every reputable supplier and vendor that we used in there. There’s too many good people we used to list 😊
remember dont sell anything online in indonesia unless you have working visa or company and if you own the company and as investor then you can only mentor ur staff but CANT SELL ANYTHING DIRECTLY TO CLIENT NEITHER ONLINE, IF U DO THAT U GET CAUGHT AND WILL LOSE EVERYTHING ;)

Absolutely! We are using 'The Firm' based in Ungasan. As far as banking. Our local bank is Danamon bank.

What is the tax treaty between bali and australia?
Basically you don't get double taxed if you are Australian and earn an income in Bali. You pay income tax in Indonesia and then when you pay income tax in Australia they take that amount off your tax bill.
