That's a gorgeous plot of land. 1 mile of riverfront! So pretty and every animal known to Colorado will drink from that river. I use to live by a river in the North Cascades and loved every minute of it. Anyone that buys this property is fortunate and will love the wildlife and freedom.

Big warning....Hoa essentially is the boss of your land and they can draft new ordinances upon their whims. Worst, they are given the authority to fine noncompliance and set the amounts. If you fail to pay, they can legally sue you and eventually take your property.....and they can be so outrageous as to state your pond is not being cleaned regularly and you are fined five hundred dollars...or the road leading to your home needs grading because its an eye sore...fine six hundred....or the barn needs painting, fine three hundred....The managers of the HOA,,,give themselves sweet bonuses.

Sorry to be picky...but its a hot button with me. Your pins that link to maps are located near Del Norte...NOT JASPER. I see a ton of Realtors that just slam map pins where ever on Zillow or Homes... Its important to buyers to know the exact location on a overhead map. Numerous times I have seen junk property listed only to have the location on a map located in a more prime area. Come on....attention to detail is important. I work in the Title/Escrow business ... this would not fly for Title work or Research.

Have a half acre there, the spring can have natural radiation from uranium, winters are long, snows plenty, two years ago over 300 inches , but summers are cool and green, rains depending on the year can be intense due to the topography,.1800s had devastating floods but the place is magical . Specialy anywhere up valley, still really wild, lots of gold pannig, great ATVIng , blowout pass by my place used be the most dangerous road in America it will test your cahones specialy in spring when spring runoff is happening, overall if you can HANDLE magic but unforgiving, glad I own there.

Yes, very pretty Pretty expensive - $23,000 per acre. Did the owner say at the spring outflow, " . . . during the 7 months of winter?" How far from dwelling is the county maintained road? Plowed in winter? How far to gas and groceries? Can you realistically live here year round?
You could live there year-round, but winter is hard. November - April is pretty rough, you could have 6 feet of snow on the ground. The county plows to your driveway, so you might have a few hundred yards to take care of. It's an hour to groceries.
If you can afford this property you can afford a snowcat to keep it plowed.

Most HOA's would lose their minds on a real ranch. This is why I never buy in a HOA.

Hi - thanks for your question. Most of the property is pretty dry year round. In the spring, during high water, the river can escape its banks somewhat, but it doesn't spread out very much. Please watch the drone video linked below. You can see the areas that flood every year as there is very little vegetation.
The land up around the house and shop would only be underwater in a catastrophic 500 year flood.
Most of the land across the river in the meadow is also dry except for rain and snow.

Hello - It's a pretty tough winter up there, a LOT of snow, but the road is plowed and accessible year-round - at least to this point. There's a caretaker who lives in town all winter and watches things. Most of the homes are vacant, but a few people stay through. There are some fish in the river, but not a lot. A very high mineral content keeps the fishing from being exceptional. You could dig out some holes in the river bottom and add J-hooks then stock your fishing spots. They would be fine for the Summer, you might have to add to the stock every year or so.
@@DeePlucinski I’ve probably been right by the place as I’ve been camping around Platoro 46 years and I’ve passed Jasper more than once. Fact is, I was in Platoro last month. I had heard that the river was tainted more towards Stunner. Not sure in my head exactly where Jasper fits in topographically. Definitely one of my all time favorite areas. I’m Dallas based and so I tend to be time restricted and that area is in my circle. The dead trees around the reservoir will never come back in my lifetime, just is what it is.

It's hard to tell in the video, but I'd say there's a four-foot drop or so - a berm, or bank, about halfway between the house and the river. Additionally, the house is elevated, requiring five steps up to get to the porch.
It would take a catastrophic, 500-year flood for the water to damage the house.

Hello - yes, you can hunt and fish on the property. The land borders National Forest, so you have millions of acres beyond your land to hunt as well. The conservation easement definitely allows access, just no permanent building. So you can enjoy, ride horses, hunt, fish, etc, you just cant build a house or barn out there. 53 Acer's isn't very much, in Colorado that should only be about 60 thousand. Any more than that somebody is Gold digging. Besides that you may have unwanted guests showing up at night. They probably scared the last owners away.

1.2 Million I will pass, as it is a make shift mobile home on only 4 acres of buildable land I would personally say it is 1.1 million over what it is worth. I have been looking for remote land like this and this is by far the most expensive with very little to offer. I am assuming this land is rich in gold, diamonds, and silver to justify even close to this. I also like the comment...its yours you just can never build on it because it is protected!

First of all, no - they can't steal your land. It's a group of homeowners who run the association. There's a board who make and enforce certain rules to keep the community pleasant and safe.
You pay dues, $150 per year, so that the community can provide some basic road and gate maintenance, a community dumpster for trash service, water quality testing on the Spring, etc. They also pay a caretaker to live in town and watch over the cabins from October to April when most of the town is vacant.
The great thing about this property, is the house and 52.5 acres are outside the boundaries of the HOA. They have no say whatsoever in your land or home. You have about 1/2 acre (separate parcels from the house) that are inside the HOA. Just vacant lots. You pay the dues for those lots, getting the benefit of the dumpster, etc - while living outside of the say of the regulations. Best of both worlds!

Jasper is a mining town that started in the mid-1800s. The first governor of Colorado, Mr. Adams, worked to have a chunk of land released from the forest service to create the town. This parcel was developed in 2015.

Towns like Gallup, NM water and land is considered contaminated water from groundwater sources of their mining operations and activities. Wondering were there people inside that mine when the explosions happened and occurred? If so did those people make out of the mine or how many people are buried there from the mine explosion explosion exclusion is it considered a possibility risk to the environment or the people of the area are open areas where people or animals fall in to the old mine’s fault opening’s? Mountain property is expensive. Add a river and the price doubles. Add both sides of the River and it triples. Water rights are incredibly expensive, too. Add in the house at $350 per square foot and the barn at $100 per square foot, and this property is actually underpriced. Thanks for watching!
I'm sold. I mean it. I couldn't dream of a more perfect heaven for my family. I understand the reason for the HOA. That being said, after spending 1.2 million dollars, in this kind of economy, with crazy interests rates and compromised POTUS and taxes. Hi, the HOA only applies to a few lots OUTSIDE of the main parcel. You get 52.5 acres outside the HOA - that's where the house is. There is about 1/2 acre (separate parcels) inside the HOA. The dues are only $150 per year, but this gets you trash service, road maintenance and a winter caretaker. It's a heck of a deal, best of both worlds. More details can be found here.

Not worth what they're asking
Thanks for your comment. We will absolutely look at offers that come in, but river land in the Colorado Mountains is expensive. Water rights are incredibly expensive in the West. Water is solid gold out here.

The tiny lots inside the HOA give you the benefits of the association, such as trash, a caretaker, road maintenance, etc, but your home and 99% of your land is outside their control. It's the best of both worlds, really. Only $150 per year. It is really quite the deal.
