I live right down the highway. Its definitely still California. Hight tax, high gas prices, ridiculously overbearing regulations on everything. Nor Cal is still California. Its much better in Nor Cal as far as having far less people per square mile. But the laws, regulations and taxes are absolutely the same. Thatbeing said ,its definitely a lot better place to be than almost anywhere else ive lived as far as weather, recreation opportunities and peace and quiet. But dont think the authorities and code enforcement wont be all over you for trying to build something or stay on that land without proper utilities and some sort of septic system. Because they definitely will be shortly after its sold just like every piece of property sold in California. And Cow Creek isnt that size year round . Its definitely much less in volume in the warm dry months. And theres no gold in it to speak of in my experience. Maybe some tiny spec are ultra small flake. But as far as anything worth the effort of prospecting it for get it. Thats why there was copper, zinc , lead and silver mining in the are and not much gold mining. I have found some Platinum in the area but not enough of it either to make it worth the effort. But....there was enough to indicate that there likely a nice deposit in the area . Where exactly is the big question

This creek doesn't flood the surrounding area, everything including the highway is up too high for that. Of course the creek gets higher as it rains during winter storms, all normal. The Sacramento River does the same thing. Lower in the summer and higher in the winter.

Thanks but I don't want to go the lazy fly the drone way up while I stand by my car. That does seem to be the norm these days. Looks pretty but you don't really know where the property is or its shape. You miss so much detail and if you fly too high you don't know if you are looking at the property or the neighbors. Would be nice if it had some automatic boundary lines overlaying the video images. That is what I like about Google Earth on the ONX app I use.
