    The pole you showed is Distribution power lines. Yes you could have a transformer set and get single Phase residential power or Commercial power with a 3 phase bank.

    I live right down the highway. Its definitely still California. Hight tax, high gas prices, ridiculously overbearing regulations on everything. Nor Cal is still California. Its much better in Nor Cal as far as having far less people per square mile. But the laws, regulations and taxes are absolutely the same. Thatbeing said ,its definitely a lot better place to be than almost anywhere else ive lived as far as weather, recreation opportunities and peace and quiet. But dont think the authorities and code enforcement wont be all over you for trying to build something or stay on that land without proper utilities and some sort of septic system. Because they definitely will be shortly after its sold just like every piece of property sold in California. And Cow Creek isnt that size year round . Its definitely much less in volume in the warm dry months. And theres no gold in it to speak of in my experience. Maybe some tiny spec are ultra small flake. But as far as anything worth the effort of prospecting it for get it. Thats why there was copper, zinc , lead and silver mining in the are and not much gold mining. I have found some Platinum in the area but not enough of it either to make it worth the effort. But....there was enough to indicate that there likely a nice deposit in the area . Where exactly is the big question

      I live even further down the highway. lol I have lived here for 50 years. The cost of living is definitely cheaper than the mid/southern part of CA, same with sales tax, cheaper here as well. Houses are cheaper and land is cheaper, so property taxes will also be cheaper. No industry here so no big money for development, lands are a plenty here keeping prices in check unlike most of the southern part of the state.
      Yes, miners did find gold, just not a lot of it as you pointed out. This property would be good for recreation as I have specified that a home is probably not the highest and best use of the property.
      When I took that creek video, we had only one really good rain since last spring. It does get a little lower and slower by the end of summer but it also blazes in full winter mode.

      It would be tough to get a well rig or septic system, or even construction materials here until the back road is improved or you paved the steep hill climb taking you up to that flat area from the highway where I parked.

      The property is 38 acres the creek is a small fraction and the land goes up 400 ft in elevation from the low point of 1,100 to 1,500.
      Just don’t build your home right next to the river.

      No, the mineral right after 100 feet were already reserved from a long time ago. Yes, I would assume that this land is most likely part of the Superfund cleanup that will happen.

    Realtors, I think I’d probably look at representing property outside of Cali. Sadly everyone is moving out due to their government. Plus they’ve always had major fire issues, but with the latest fire storm, nobody’s going to be buying property in CA unless they “have to”, like for a job “maybe”. The fire, and the harms way Newsome put them is pitiful 😢

      As stated in the video, taxes are just over 1% of the assessed value per year. No other fees per year that I know of.

      This creek doesn't flood the surrounding area, everything including the highway is up too high for that. Of course the creek gets higher as it rains during winter storms, all normal. The Sacramento River does the same thing. Lower in the summer and higher in the winter.

      @FredRRated Have the mountains and the desert. Two out of three. You are paying premium for that great weather. High taxes, high gasoline costs, high rent and property costs. Congestion, smog and the largest homeless population in the country. High crime rates and lax law enforcement. We won't even get into the drought, water restrictions, and that the state is running on borrowed time with it's pension liabilities. There is a reason that California has had an exodus of residents and corporations. Most people prioritize other aspects of their lives other than being close to the beach, mountains or desert. If being close to those features is important to you, so be it.
      I live in a beautiful area, low taxes, clean air, no homeless people defecating on the streets and no needles on the sidewalks. I am within 20 mins of the mountains or desert. I put the well-being of my family ahead of the weather and the beach. I also don't have a nanny state telling me how to live or raise my family.

      Thanks but I don't want to go the lazy fly the drone way up while I stand by my car. That does seem to be the norm these days. Looks pretty but you don't really know where the property is or its shape. You miss so much detail and if you fly too high you don't know if you are looking at the property or the neighbors. Would be nice if it had some automatic boundary lines overlaying the video images. That is what I like about Google Earth on the ONX app I use.

      @MountainValleyRealEstate Salting a gold mine or pan of gravel is adding more gold than is actually panned or in the ore. It's an old sales gimmick that's been around since the early 1800s.
