How do we start the procedure of sending an offer, in case like this how do we proceed to make that low ball offer, and send it as well, when do we send it, if it’s ok with the agent??
I’ve been talking to agents for the last 3 weeks. I came close to getting my first contract a couple times, but I had a semi altercation with an agent that kinda threw me off. I lost my confidence a bit and am kinda worried I can’t get it back.

He's asking for dual agency, which is asking the agent to represent him as a buyer so he gets commission from both the seller and the buyer.
Agent is required to present the seller with all offers. FYI.

If no comps, it's a risky investment so depending on your exit strategy, you may want to walk. Good luck!
