I get lots of deals to assign and deal with alot of cash buyers out here in Miami, Orlando and Florida, and alot of the investors that we deal with are not as transparent as you and hold back information for me to do the deals. I think by creating relationships with a Realtor is key for all investors to develop. I try to sell the homes from some of my wholesalers and sometimes their expectations are not possible and all they care about is making the most profit and fail to analyze deals properly. If you are assigning the contract to an end-buyer and the title company (ideally investor-friendly) does assignments, you would have the buyer sign an assignment contract and submit that to the title company.

I spoke to seller and his plans were to expand the 2/1 to a 3 story home because homes in the neighborhood have been rehabbed, expanded and some have sold for 400k
Hey Jerry, so I made an offer recently and it got accepted. I followed your process and everything was going great, until I sent my terms for the contract. That’s when the agent said that he couldn’t do an assignable contract, and my attorney said the contract wasn’t very investor friendly. So unfortunately I was forced to just end the deal. What did I do wrong, or what could I do next time?
In Jacksonville the market is so hot that unless the property has been on market for a VERY long time.....there will be too many offers for the seller to accept low offers....I've been trying and all get rejected

What if their agent tells you you have to bring a buyer's agent to represent you in the deal? Who pays for that? Does the 6% the seller is paying still get split between the two agents?

it sucks because everyone here in california is very aware with duel agency and i cant use that as a effective strategy, as everytime i talk to a realtor and i ask if they someone who already does that with them they say yes.

I mailed letters to 50 vacant house owners and only received one response and that person received 50 letters. This wholeselling is much harder than it appears.
I don't know if others have had this problem, but I'd say about 7 out of every 10 agents I call tend to be a-holes. Extremely short and rude, not helpful. Anybody else having this issue?

If you don’t have pof, get a Partner with one or get one from a HML, or set expectations early with the agent letting him/her that this is your only hurdle and that you’re open to any suggestions…. 99% of all agents would jump to help especially if they plan on double ending the deal.
