Jerry is a flipping genius but he is also a human like all of us. Just got to get the reps in and when one call closes another one begins. A few things I learned many years ago being in sales working at a dealership is taking control of the customer and tone matching. I agree with your colleague, this gentleman needed a quick shakedown and reset. The one word answers and awkward pauses told me all that I needed to know. Quite frankly, I would've played the card that he is wasting your time and flipped the script to help realign the conversation. The 'trust but verify' method doesn't work with guys like this and he made that point clear. Thank you Jerry and Daniel for all that you guys do. My go to when I get a seller who’s closed off is just ask specific questions about the condition of the property. It takes the attention off of the seller and his motives and onto the house which usually brings their guard down a little

I had a call go exactly this way with an owner/agent and it completely destroyed my confidence. I admit, im a big wuss when it comes to rejection. It’s something I definitely need to work on because prior to that encounter I was on fire on the phones.
Why was the RJ your boss thing part of the script? That was actually icing on the cake for this type of seller. He didn’t see you as a peer 30 seconds in after that lead in. Later in the call it’s mentioned again as the excuse for qualifying by saying I’m asking so the boss will say yes to buying it or something similar. But again just icing. It was the perfect storm lol. Great content!

700k is near a almost decent deal i think if you got it for 5-600k is a good deal but for some reason not only did you get a angry seller but newyork or Just Spring valley NY which the home is NONE of the solds or listings in the area have pictures on zillow or redfin which is a bummer because you have to waste a little more time sending people or going on appointment so for on market i guess you have to ask for pics from the Agent im guessing NY or the county has some Law about pictures of the inside of the house the only place ive seen pictures in is NYC but none over there except street pics

Maybe if Jerry said something about owning his company and that he was ready to buy again after closing a deal the previous week… could be wrong tho lol

It almost seems like whoever owns this property has their phone connected to an AI Avatar voice that reflects "nonsense" callers so that they don't waste their time talking with buyers.
