    Having a few difficulties w/ wholesaling
    1)spend too much time trying to find qualified leads(not overanalyzing just not enough relevant comps/leads around the area)
    2) Agents not picking up it’s hard to make offers when the agents aren’t even picking up when I send a message they barely even get back
    3) spend to much time just trying to get my first deal in(it’s like another job)

      He discusses this in one of his other videos - agents will use their state approved contracts. You have to ensure that the contract does not have a no assignment clause. If it does, you will need to do a double closing, vs. a single closing with an assignment contract to a cash buyer. Just make sure your contract with the seller has at least an inspection contingency to give you an out. You can see more on this with his videos on how to cancel a contract.

    Got a question so when u wholesale a house how u get your money for example say the seller is selling for 50k so do u put down 60k to get ur cut or it works a different way

    If I just want to do single assignment, do I need to have my own closing attorney (in GA)? Or since the closing will technically be between the agent and the cash buyet, can the cash buyer use his or her attorney for the closing process?
