Having a few difficulties w/ wholesaling 1)spend too much time trying to find qualified leads(not overanalyzing just not enough relevant comps/leads around the area) 2) Agents not picking up it’s hard to make offers when the agents aren’t even picking up when I send a message they barely even get back 3) spend to much time just trying to get my first deal in(it’s like another job)

Hey Jerry, quick question. When finding a deal and working with an agent, do you use your own contracts or do you use there's? If so are they allowed to add contingencies and the ability to assign the contract. Thank you Jerry for all the information you share with us!
He discusses this in one of his other videos - agents will use their state approved contracts. You have to ensure that the contract does not have a no assignment clause. If it does, you will need to do a double closing, vs. a single closing with an assignment contract to a cash buyer. Just make sure your contract with the seller has at least an inspection contingency to give you an out. You can see more on this with his videos on how to cancel a contract.
