When you say agents are bringing you properties, are they on or off market? I have agents sending me on market and it’s time consuming because I may have already seen the property, another agent may have sent it to me, etc. Most agents don’t have off market properties so just trying to dice deeper on the exact reason for having agents send me properties if they are on market…
@@REIHomeSolutions770 They are probably on market listings. Off market (pocket listings) are what's needed. Jerry suggests making regular contact with 75-80 agents a month who can send them, to close on 3-4 per month. That's what I want to do.

Analysis paralysis is so real, but I honestly got over it with your videos. Just started getting a basic amount of info, calling da realtor and having a good conversation and sneaking in the questions of what they think the ARV and rehab is, most the agents in my area are investors themselves so they’re numbers are more accurate with the current market

500 leads in the last 6 months and he is 100% correct about motivation. You will never determine if there’s actual motivation in a conversation without making a low ball offer and then keeping silent. 95% of the time there’s no distress. You can still buy some of these as rentals or cosmetic flips but not as wholesale deals.

Love this, he keeps putting out exactly what I need, I’m definitely going to get a deal before the year is over, because I’ve just been wasting too much time analyzing.
If a seller has a property listed at 150k and I offer them 50k, won’t they be disrespected to where that realtor is not going to answer my phone calls going forward. If I’m planning to wholesale the property, I would be fine with a 10k profit, but I have to think or communicate, if something goes south I need to plan for a 20k. I feel like if I lowball at 50k I’ll destroy any relationship I have with realtors or sellers to bring me deals

Thank you for this video Jerry! Quick question, how would you adjust if you're doing on-market and alot of the listings are at or close to ARV and NOT as-is condition? Also when I am trying to do on-market I only see list and not Zestimate or RealEstimate etc.

Jerry, does this formula assume an average rehab built in?
I thought phase 2 (the detailed analysis) was only after you have a contract? Makes sense to me because you have the inspection period for your due diligence.
Hey Jerry. I am working the CA market and obviously prices are much higher here. What is a good MAO for higher priced markets & using the As-Is formula. Higher than 80%?
I’d stick with 80% but to be more accurate talk to a bunch of active cash buyers and find out from them
I thought the detailed analysis doesn't happen until you have a contract on the property? i e. Part of your due diligence

Great content!! Question: do you go to other sites to get as-is values if for instance Zillow or Redfin does not give their as-is value? Are 3 as-is values your minimum to come up with your quick n dirty value? Thanks
If the big 3 don’t provide an estimated value, that usually means you’re too rural and they don’t have enough data, which means you have bigger problems (small market).
I've seen the zestimate a lot lower than list price...so what do you do then?

@FlippingMastery thanks! I'll check it out. I have been using zestimate ×.60 for ballpark offers but in your example here it would be zestimate ×.50 (and just burned more brain cells with that math 😆)
