This window period between the typhoon seasons (December to May) is the best time to build a house in central and northern Philippines. If you live in the South, which isn't as prone to typhoons as the rest of the country, i guess the timing isn't much of an issue.
Yes people, do not build without a permit, it may not be enforced all the time but if anyone gets in trouble-fines, it will be the foreigner. We went with semi elegant, 2 story, 3 bed, 2 bath with a balcony. 5 million on the dot, built by a contractor. 1200 square meter lot 1.7m. 5kw solar system was an extra as well but not required. We will be upgrading it to 15kw when we get more money.
All I will say is good luck, if you skimp on low quality stuff for your house that’s your business. I don’t know where you are but in the long run you will end up paying 5x for not using the best quality materials you can find. You have to do it yourself, do not trust anyone….. they will tell you anything and lie about everything just to get a little more out of you. If you don’t know anything about building your in even more trouble, things like knowing how to mix cement, they do things like stretching where they put way more sand. It will hold and look good for about a year b4 it starts cracking and falling apart and by then you can’t blame anyone and will have to pay to fix it. I have built many houses here and know all the tricks, if you don’t know what is what it will cost you later. I’m not saying you are getting screwed but if you are depending on other people to care about you, you might want to consider going and watching everyday what is going on and learn the process and some hard lessons that most have learned yet or they won’t tell because they are ashamed of their mistakes!!
@ I used to believe the same as you but unfortunately my first few years here changed that. But you have to learn that for yourself and I wish you nothing but the best! I will just warn you that there’s a ton of fake construction stuff here that if you don’t know what to look for you will get fooled. All the little construction companies that are all over the place are not selling real stuff. For example look closely at a bag of cement and then go look at the company website you can see for yourself the slight differences and most companies if you call they will tell you. Same with steel bars there are tons of bad ones out and the only way to tell is if you heat it up and watch it melt..
First of all if things didn't work out well, I would not be ashamed. I only financed part of this. Hypothetically If the parties involved screw it up or are dishonest- that's their problem and they would reap it. I did my part. I could afford to live with such a financial loss.
$40k sounds affordable.. than buying a condo costs 10M up.. house owners have their own rules vs condo owners follows the rules mandated by the building owner and the manager..

Yea the weather here is on a whole different level in the Pacific ring of fire... A windstorm in Kansas or thunderstorms in Texas are minimal compared to the Typhoons and floods...

You get what you pay for. Dogs, roosters, videoke and other noises and nonsense will make you feel like $10 was too much.
