We did around the same thing when we built our home in 2013, my wife had an attorney as a relative which took care of the legal portion, and "When Done" was also part of our agreement for payments. Our home took much longer, but our foundation was 12ft high because of floods. It took 2 years to complete the home, but it's 3 stories high, not counting the foundation. Every part of the build had inspections throughout the process. Inspections were approved by my wife, father and mother, during the complete build. It was a family affair We paid $60K USD (Around 3M Pesos). But even after the home was completed, we made many improvements the last 9 years, spending another $10K to add a terrace with electrical, another floor built for storage, replaced ac units with inverter ac units. All in All - we are pleased with the work and the place we call home!

I met this legend, Meandering Mike, at Robison’s Mall in Dumaguete. I told him I was feeling lost in life, and he goes, “Brian, stop acting like you’re on Survivor. The Philippines isn’t here to stress you out, it’s here to feed you lechon and show you waterfalls! Honestly, it was like being slapped with wisdom and a coconut at the same time. That gives them more resources as they are the American/Filipino family returning after being in the States for years which is as big if not bigger then the Lone expat who comes over as their plan was for the long haul. My best friend in the States are a married couple of 21 years as they are coming in 2025 when she turn 62 and is able to retire and they already have a house in Talisay as they have planned it for almost 10 years. during that time I met them and became friends as 7 years ago they asked me to come along on a vacation with them as Jake is now one of my Best friends. He has more resources as a married couple with this long term plan verses me who decided in a few years add to it my Filipina is typical although she is a professional with a Masters degree her earning power here and income is Nothing compared to USA so it would be ALL on my income and resources for most part.

100% accurate, pretty much what we did too. Eerily similar. Lots of wisdom here. Make sure you thoroughly vet your builder. We talked to various homeowners and saw his work before deciding. The contract was many pages long and included a complete scope of work and materials. Also had architects and civil engineers in-house. Even so, we were onsite daily, not just to check the work, but any little thing that comes up we made quick decisions on moving forward, and easy communication. Beautiful house and big lot! For us, we live in a subdivision so it made sense to do it all at once, before the fence would obstruct a backhoe to excavate for the pool. Like you said, mark out all customer choice items, such as plumbing fixtures, windows, cabinets. You can get quality stuff in Philippines, such as in CW Home Depot, Wilcon etc, imported and expensive. If you are shipping a container (we did) then ship what you can. The timing is critical and since we wanted our stuff to arrive for a move in, we couldn't ship stuff that would be used during the build. Long lead times for cabinets, so plan for that too.

HI MIKE , Superb video. This gentleman is very smart about being on site EVERY DAY. Here in USA , people get scammed/ripped off very easily when it comes to doing home remodel or NEW HOME. The problem being , most people have no idea about whats good or bad , mostly the home will be built and as long as everything is shiny , it looks good UNTIL it starts sinking etc. I was in the PHILS in mid 2000 s , hollow blocks fell apart , as this guy stated ,I guess some has improved. I wish this guy and wife the best of luck. His house by far is the nicest house I have seen in this genre. FINALLY , these RIP OFF CONTRACTORS there in the PHILS , may encounter someone INCLUDING FILIPINO , who lost most or all their life savings , that may take matters into their OWN HANDS , IT WON T END WELL. 🤣😂🤣That look on Mike's face was priceless, but the comment was spot on. I've known many people who built or overimproved a home they can no longer live in when they get old. A family member of mine recently spent $17,000 on a new walk-in shower (just the shower alone - not a bathroom remodel). Within 6 months he moved out into an senior apartment because he couldn't even climb up and down the 3 steps in and out of his house.

I throw in my two cents. I met my phillipina in America. We won’t get married for various reasons but I have been to phillipines. Met her children trust them with my life. We bought land building a small house. Leery an about a house like Sean built because of socio economic reasons. Don’t want to be a target. Some people will say I am crazy but if she kicks me to the curb it’s my gift to her. I stayed in background unlike old dog and things are going great.

From my observation watching different builds on TH-cam. Those who stayed on site or visted daily had the best outcome. This guy went twice a day, morning and early evening. Things go better if your there to sign off on delivery materials. Infact, you write in contract everything, so everyone knows when payment will be made on each phase of construction. I liked that he wanted frame support done in single day pour. These things are necessary to get into contract. Job well done, the house looks well built and the backyard can wait a year.😢

Sean, I understand construction contracts, plans & specs very well. I'm a general contractor and have built many custom homes in the US. I understand you're paying for the home in draws, as is typical for competent construction administration. My question is how does one building a home mitigate the risk that a contractor fails to pay his/her subcontractors and/or suppliers? For example, are you paying contractors directly? How does lien law work there, if at all, to extinguish a subcontractor or supplier's rights (to file a lien) against the property? For example, are you requiring lien affidavits (releases) incrementally as a requirement for a draw from EACH sub or supplier, not just the contractor? Does the contract require the contractor to provide a list of everyone on the job and every supplier that's delivered to the job; a list you can confirm in the field? Typically, if and only if a supplier is paid, he'll sign off on a lien affidavit, which extinguishes his rights against the property to claim. If that subcontractor signs the affidavit, having not been paid, because he trusts the contractor to pay him after receiving the draw, that still extinguishes that sub's right to file a lien against the property, so the owner is protected, using the US as an example. I've built many, many homes with commercial banks in the process. And, I've built for customers who paid cash. The biggest mistakes can happen when a lender isn't involved, because the oversight and control mechanism is removed. You obviously know this, because you inserted a lawyer into this critical function, which is how it's done in the US. As a cash customer, if I don't have a valid and enforceable lien affidavit from a sub/supplier, then my contract allows me to pay that party directly and deduct the same from any draw application. If the contractor lacks the financial strength to fund draws in advance of payment, then I pay all the bills myself and deduct administrative costs from the draw. There must be some way to keep contractors from transferring debt from job-to-job using their payable account in illegal ways to comingle funds from job-to-job. Based what you're saying, I assume your attorney is doing all this, which is correct. In the US, the attorney's also update title search and endorse the increased cost to the title policy along the way (with draws), to ensure that nothing has been recorded against the property and so the title insurance increases with increasing owner investment. I gather there is no title insurance there, but the attorneys can still search the record and ensure that those hired in by the contractor are paid consistent with the draw schedule. I'd like to build there. Mike has done a great service by finding someone that knows what they are doing, Sean, to contrast to the incompetence that we all hear about on the part of expats that result in their claims of being cheated. As a professional in this field wanting to build in the Philippines, I'm given some comfort that I can get my home built competently, because all the anecdotal evidence I'm found from youtube and from a conversation with a local lawyer, is that the root problem is ignorance and incompetence on the part of the expats. This is good news for those wanting to build, because that problem can be fixed. I don't know, but suspect that some of the expats even know they're incompetent, yet are still reluctant to hire proper legal counsel, trying to save a couple bucks. A budget has hard costs and soft costs. Not budgeting legal representation into soft costs on a cash deal, from day one to the last day, is simply foolish, in my opinion. Good for you Sean, for providing an improved example of how to do it right. Thanks, Mike, for having a positive video on how this can be done correctly. People get tired of these silly videos of those who do business with snakes but are naive enough to think they are somehow different and won't get struck.
John I copied your comment to my House Build notes. Also I don't hear much if any mention of architects in the process. My architects (or their designated agent) used to ensure quality control on materials on site.
@@Billy_B_Goat I think I had one architect on a single-family home that did the construction management. I had many do the plans and maybe draw compliance inspections. Mostly, they do the plans and review the specs, then sometimes review the permit. But most folks I worked for didn't pay them the 15-25% override on total costs to construction manage the entire process. CM is the way commercial works, typically, but not as much with residential. MUCH less in residential, where budgets are thinner for soft cost items. IF there is a lender in the process, the architect's value is diminished somewhat, due to the lender's oversight. Inspectors are commonly hired to evaluate the compliance to plans/specs for draws. It's just a matter of what you want to pay for. Architectual is just a service package, Site Plan, Vertical Plans, Construction Management. If you have the budget, all three is great. IF CM is only a few grand in PH, it's well worth it: do it, especially if you're incompetent. But in the US, CM can run and additional $25,000 to $40,000 on a total cost of $200,000, which can frankly cause an appraisal problem if the final appraisal update can't justify this on a residential home. Now, for wealthy people spending a few million, hiring an architect's full scope of work, including turn-key construction management, is naturally common. Just saying. The biggest mistakes in real estate and construction are made when cash is paid, because if the owner is both incompetent AND too cheap to hire the right people to represent his interests with the contractor, the owner is extremely vulnerable to getting screwed. As Sean did, use a lawyer, although not exclusively, to perform due diligence on the builder. Then draft a construction agreement, with high quality plans and specifications, as exhibits that construction contract. Then there is construction management and administration. Obviously, if a cash deal, keep the lawyer engaged the entire time. You BG, you can actually measure the gross profit going to the contractor. I did this regularly, as a contractor, when I measured the cash flows based on a draw schedule presented to me as a contract negotiation. Put the entire construction budget in column 1, then 8 more columns, assuming a deposit column 1 (paid at contract signing), draw 1, 2, 3, 4, 5, 6 and a final payment. Then at the top, distribute the total contract across the 8 columns, based on the percentages of the total paid with each draw. Then, move all costs from column 1 and distribute those costs into columbs 2-8. Subtracting costs from the gross draw, the profitability to the contractor is shown "by draw". DO NOT LET THE contractor get ahead, so that he has an economic incentive to default at the end. A good draw schedule should deliver about 40% of the contractor's gross profit in the last 2 draws. There should be a "hold back" percent right off the top of each draw, that's delivered in the final draw. So, the final draw is heavily loaded with contractor gross profit, so he's running lean UNLESS AND UNTIL he fully performs and meets the conditions of the final draw, which should be a detailed procedure to approve the work, verify clear title, that everyone is paid, that the work is incompliance with the plans, specs, etc., that all the warranty information (appliances, roof material, etc) have been provided and/or transferred into the owner's name, etc. etc. etc. Contractor profit should be heavily loaded to the back end, so that if he defaults, enough money will be available to hire a second contractor to finish the job. Bank draw schedules are designed in this way, for obvious reasons, such as incentivizing performance, rather than over-funding contractor gross profit, which incentivizes default. Unless you're a pro, you won't be able to allocate the costs from the single vertical column into the columns representing the 8-12 month process (the draws), so work with the contractor. If the contractor won't agree to a draw schedule like I'm describing, find one that will. Frankly, from what I know of the Philippines, and having an MS degree in finance, being a contractor/developer and been in real estate development for 40 years (home, subdivisions, apartment communities, etc.) , I would NOT give any contractor draws, with the expectation that he'll pay the bills. Rather, I would pay ALL THE JOB EXPENSES myself, or through my CPA, in conjunction with a detailed process overseen by my lawyer, and as delineated in the construction agreement with the builder. Contractors are NOTORIOUS for comingling funds. It's a felony in the US, but over there, who knows. Mike or Paul called it a ponzi scheme, but using the next draw on one home to pay the bills on another home is a common problem. Paying the bills YOURSELF mitigates this problem.

This man has all his ducks in a row! His homebuilding advice is GOLDEN!!! Granted, this is not for everyone. Like Mike mentioned, it's overkill for me personally. But if you're going to build a dream home in the Philippines, this is how it's done. Sean's relationship with his wife has stood the test of time. They planned carefully for retirement and both of them have substantial retirement income. They will land on their feet no matter what future misfortune may beset them. Obviously, Sean's connection to the Philippines is decades old. This was not an impulse decision. He didn't meet some young girl online and run off to the Philippines. I would caution anyone who lacks Sean's experience and discipline from overinvesting in the Philippines. There are far too many things that can go wrong - especially with extreme age-gap relationships. IMO, you should limit your investment in the Philippines to 25% of your net worth if you have less than a million dollars because most expats who retire in the Philippines will be returning home within 5 years.

Great house and I would love to know what Sean's monthly electric bill will be and the cost to build. Hopefully you can do a follow up. I would have purchased a Generac standby generator which hooks to an 500 gallon propane tank which will last 7 - 10 days during power outages. I have the same Firman generator as Sean and it does not power much more than my giant fridge, TV and WIFI. I live in Florida so have been through made power outage due to all the hurricanes we get. I believe the Generac generators start as about $2300 plus installation, parts and tank for looking to purchase one for next summer.

Exhausting, but with a great outcome As Sean said, there is no way that we could build this size of house in Europe or the US - the money goes so much longer in PH Is it OK to ask what was the total out of pocket cost for the land and the house up to this point?

This gentleman and his wife did everything they needed to do to be successful. Would he be willing to have a business to guide others in the right direction. I am sure many do not have to have all that he and his wife have, but as a foreigner, the dream to have and share a home with his wife in the Philippines would need the skill set this couple can provide. Many foreign men have found happiness in the Philippines and to take on the responsibility of land/home ownership can be difficult so one foreigner leading another in a foreign land would lead many to the success this couple has.

Don't know what they did, but his former Filipino national naturalized U.S. citizen wife can legally own up to 1000SM inside a city, or up to 1 hectare of rural land. Also, his wife can easily get dual citizenship and then hold title to as much land as she wants.

I just put a deep well on my land in Pampanga Luzon , 1000 SQM lot ,And the cost for a 4” PVC casing 2 Hp sub pump with 40 mm PPR pipe for the straw was a total cost of 155 K peso less the $3 K US and took 3 days to complete , so I think 10$ K is way high so shop around ,

They spent a lot of money to build a beautiful house, but lets see what it looks like in 5 to 10 years from now. I believe in the KISS system, Keep It Simple Stupid. I built a 3 bedroom two bath house using local builders, and buying my materials from local suppliers, no contracter. My house isn't as elaborate as his home, but it works for me. It's not as hard to build a house like he says, It depends on what you want, and what your budget is. At his age he went pretty elaborate, remember, we're not getting any younger, and you can't take it with you when gone.

contracting in the Philippines is no different from the US......meaning yeah you have to include every single detail. As to enforcing a contract, good luck with that in any country. Penalty and bonus clauses can be very helpful.

🤔 I had a well dug about 10 years ago, 25 meters deep, four guys digging by hand, can't remember how long it took maybe 3 weeks on and off, totally cost 40,000 pesos, I mentioned this because in your video cost sounds very expensive 😂 anyway more to the point I never used the dam thing at all 😂
People have different plans. Me at 40 I will be renting there as I am single. The long-term goal is to build & we click as I am obsessive over every detail as I need things to be done right, not just 'right away'. Pauls perspective has changed on this dang he is getting roasted lol. I'd like to meet the person who never changed their mind or made a mistake. I don't agree with everything anyone says or does, but there is still plenty of great incite I take from a number of people & it's helped me form my own specific strategy.

We did around the same thing when we built our home in 2013, my wife had an attorney as a relative which took care of the legal portion, and "When Done" was also part of our agreement for payments. Our home took much longer, but our foundation was 12ft high because of floods. It took 2 years to complete the home, but it's 3 stories high, not counting the foundation. Every part of the build had inspections throughout the process. Inspections were approved by my wife, father and mother, during the complete build. It was a family affair We paid $60K USD (Around 3M Pesos). But even after the home was completed, we made many improvements the last 9 years, spending another $10K to add a terrace with electrical, another floor built for storage, replaced ac units with inverter ac units. All in All - we are pleased with the work and the place we call home!

The biggest difference is that his wife is college educated and has a professional job. The age gap difference is also 2 years.
That gives them more resources as they are the American/Filipino family returning after being in the States for years which is as big if not bigger then the Lone expat who comes over as their plan was for the long haul. My best friend in the States are a married couple of 21 years as they are coming in 2025 when she turn 62 and is able to retire and they already have a house in Talisay as they have planned it for almost 10 years. during that time I met them and became friends as 7 years ago they asked me to come along on a vacation with them as Jake is now one of my Best friends. He has more resources as a married couple with this long term plan verses me who decided in a few years add to it my Filipina is typical although she is a professional with a Masters degree her earning power here and income is Nothing compared to USA so it would be ALL on my income and resources for most part.

100% accurate, pretty much what we did too. Eerily similar. Lots of wisdom here. Make sure you thoroughly vet your builder. We talked to various homeowners and saw his work before deciding. The contract was many pages long and included a complete scope of work and materials. Also had architects and civil engineers in-house. Even so, we were onsite daily, not just to check the work, but any little thing that comes up we made quick decisions on moving forward, and easy communication. Beautiful house and big lot! For us, we live in a subdivision so it made sense to do it all at once, before the fence would obstruct a backhoe to excavate for the pool. Like you said, mark out all customer choice items, such as plumbing fixtures, windows, cabinets. You can get quality stuff in Philippines, such as in CW Home Depot, Wilcon etc, imported and expensive. If you are shipping a container (we did) then ship what you can. The timing is critical and since we wanted our stuff to arrive for a move in, we couldn't ship stuff that would be used during the build. Long lead times for cabinets, so plan for that too.

HI MIKE , Superb video. This gentleman is very smart about being on site EVERY DAY.
Here in USA , people get scammed/ripped off very easily when it comes to doing home remodel or NEW HOME.
The problem being , most people have no idea about whats good or bad , mostly the home will be built and as long as everything is shiny , it looks good UNTIL it starts sinking etc.
I was in the PHILS in mid 2000 s , hollow blocks fell apart , as this guy stated ,I guess some has improved.
I wish this guy and wife the best of luck.
His house by far is the nicest house I have seen in this genre.
FINALLY , these RIP OFF CONTRACTORS there in the PHILS , may encounter someone INCLUDING FILIPINO , who lost most or all their life savings , that may take matters into their OWN HANDS , IT WON T END WELL.

A family member of mine recently spent $17,000 on a new walk-in shower (just the shower alone - not a bathroom remodel). Within 6 months he moved out into an senior apartment because he couldn't even climb up and down the 3 steps in and out of his house.

I throw in my two cents. I met my phillipina in America. We won’t get married for various reasons but I have been to phillipines. Met her children trust them with my life. We bought land building a small house. Leery an about a house like Sean built because of socio economic reasons. Don’t want to be a target. Some people will say I am crazy but if she kicks me to the curb it’s my gift to her. I stayed in background unlike old dog and things are going great.

From my observation watching different builds on TH-cam. Those who stayed on site or visted daily had the best outcome. This guy went twice a day, morning and early evening.
Things go better if your there to sign off on delivery materials. Infact, you write in contract everything, so everyone knows when payment will be made on each phase of construction.
I liked that he wanted frame support done in single day pour. These things are necessary to get into contract.
Job well done, the house looks well built and the backyard can wait a year.😢

Sean, I understand construction contracts, plans & specs very well. I'm a general contractor and have built many custom homes in the US. I understand you're paying for the home in draws, as is typical for competent construction administration. My question is how does one building a home mitigate the risk that a contractor fails to pay his/her subcontractors and/or suppliers? For example, are you paying contractors directly? How does lien law work there, if at all, to extinguish a subcontractor or supplier's rights (to file a lien) against the property? For example, are you requiring lien affidavits (releases) incrementally as a requirement for a draw from EACH sub or supplier, not just the contractor? Does the contract require the contractor to provide a list of everyone on the job and every supplier that's delivered to the job; a list you can confirm in the field? Typically, if and only if a supplier is paid, he'll sign off on a lien affidavit, which extinguishes his rights against the property to claim. If that subcontractor signs the affidavit, having not been paid, because he trusts the contractor to pay him after receiving the draw, that still extinguishes that sub's right to file a lien against the property, so the owner is protected, using the US as an example.
I've built many, many homes with commercial banks in the process. And, I've built for customers who paid cash. The biggest mistakes can happen when a lender isn't involved, because the oversight and control mechanism is removed. You obviously know this, because you inserted a lawyer into this critical function, which is how it's done in the US. As a cash customer, if I don't have a valid and enforceable lien affidavit from a sub/supplier, then my contract allows me to pay that party directly and deduct the same from any draw application. If the contractor lacks the financial strength to fund draws in advance of payment, then I pay all the bills myself and deduct administrative costs from the draw.
There must be some way to keep contractors from transferring debt from job-to-job using their payable account in illegal ways to comingle funds from job-to-job. Based what you're saying, I assume your attorney is doing all this, which is correct. In the US, the attorney's also update title search and endorse the increased cost to the title policy along the way (with draws), to ensure that nothing has been recorded against the property and so the title insurance increases with increasing owner investment. I gather there is no title insurance there, but the attorneys can still search the record and ensure that those hired in by the contractor are paid consistent with the draw schedule.
I'd like to build there. Mike has done a great service by finding someone that knows what they are doing, Sean, to contrast to the incompetence that we all hear about on the part of expats that result in their claims of being cheated. As a professional in this field wanting to build in the Philippines, I'm given some comfort that I can get my home built competently, because all the anecdotal evidence I'm found from youtube and from a conversation with a local lawyer, is that the root problem is ignorance and incompetence on the part of the expats. This is good news for those wanting to build, because that problem can be fixed. I don't know, but suspect that some of the expats even know they're incompetent, yet are still reluctant to hire proper legal counsel, trying to save a couple bucks. A budget has hard costs and soft costs. Not budgeting legal representation into soft costs on a cash deal, from day one to the last day, is simply foolish, in my opinion.
Good for you Sean, for providing an improved example of how to do it right. Thanks, Mike, for having a positive video on how this can be done correctly. People get tired of these silly videos of those who do business with snakes but are naive enough to think they are somehow different and won't get struck.

John I copied your comment to my House Build notes. Also I don't hear much if any mention of architects in the process. My architects (or their designated agent) used to ensure quality control on materials on site.
@@Billy_B_Goat I think I had one architect on a single-family home that did the construction management. I had many do the plans and maybe draw compliance inspections. Mostly, they do the plans and review the specs, then sometimes review the permit. But most folks I worked for didn't pay them the 15-25% override on total costs to construction manage the entire process. CM is the way commercial works, typically, but not as much with residential. MUCH less in residential, where budgets are thinner for soft cost items. IF there is a lender in the process, the architect's value is diminished somewhat, due to the lender's oversight. Inspectors are commonly hired to evaluate the compliance to plans/specs for draws. It's just a matter of what you want to pay for. Architectual is just a service package, Site Plan, Vertical Plans, Construction Management. If you have the budget, all three is great. IF CM is only a few grand in PH, it's well worth it: do it, especially if you're incompetent. But in the US, CM can run and additional $25,000 to $40,000 on a total cost of $200,000, which can frankly cause an appraisal problem if the final appraisal update can't justify this on a residential home. Now, for wealthy people spending a few million, hiring an architect's full scope of work, including turn-key construction management, is naturally common. Just saying.
The biggest mistakes in real estate and construction are made when cash is paid, because if the owner is both incompetent AND too cheap to hire the right people to represent his interests with the contractor, the owner is extremely vulnerable to getting screwed.
As Sean did, use a lawyer, although not exclusively, to perform due diligence on the builder. Then draft a construction agreement, with high quality plans and specifications, as exhibits that construction contract.
Then there is construction management and administration. Obviously, if a cash deal, keep the lawyer engaged the entire time. You BG, you can actually measure the gross profit going to the contractor. I did this regularly, as a contractor, when I measured the cash flows based on a draw schedule presented to me as a contract negotiation. Put the entire construction budget in column 1, then 8 more columns, assuming a deposit column 1 (paid at contract signing), draw 1, 2, 3, 4, 5, 6 and a final payment. Then at the top, distribute the total contract across the 8 columns, based on the percentages of the total paid with each draw. Then, move all costs from column 1 and distribute those costs into columbs 2-8. Subtracting costs from the gross draw, the profitability to the contractor is shown "by draw". DO NOT LET THE contractor get ahead, so that he has an economic incentive to default at the end. A good draw schedule should deliver about 40% of the contractor's gross profit in the last 2 draws. There should be a "hold back" percent right off the top of each draw, that's delivered in the final draw. So, the final draw is heavily loaded with contractor gross profit, so he's running lean UNLESS AND UNTIL he fully performs and meets the conditions of the final draw, which should be a detailed procedure to approve the work, verify clear title, that everyone is paid, that the work is incompliance with the plans, specs, etc., that all the warranty information (appliances, roof material, etc) have been provided and/or transferred into the owner's name, etc. etc. etc.
Contractor profit should be heavily loaded to the back end, so that if he defaults, enough money will be available to hire a second contractor to finish the job. Bank draw schedules are designed in this way, for obvious reasons, such as incentivizing performance, rather than over-funding contractor gross profit, which incentivizes default.
Unless you're a pro, you won't be able to allocate the costs from the single vertical column into the columns representing the 8-12 month process (the draws), so work with the contractor. If the contractor won't agree to a draw schedule like I'm describing, find one that will.
Frankly, from what I know of the Philippines, and having an MS degree in finance, being a contractor/developer and been in real estate development for 40 years (home, subdivisions, apartment communities, etc.) , I would NOT give any contractor draws, with the expectation that he'll pay the bills. Rather, I would pay ALL THE JOB EXPENSES myself, or through my CPA, in conjunction with a detailed process overseen by my lawyer, and as delineated in the construction agreement with the builder. Contractors are NOTORIOUS for comingling funds. It's a felony in the US, but over there, who knows. Mike or Paul called it a ponzi scheme, but using the next draw on one home to pay the bills on another home is a common problem. Paying the bills YOURSELF mitigates this problem.

This man has all his ducks in a row! His homebuilding advice is GOLDEN!!! Granted, this is not for everyone. Like Mike mentioned, it's overkill for me personally. But if you're going to build a dream home in the Philippines, this is how it's done. Sean's relationship with his wife has stood the test of time. They planned carefully for retirement and both of them have substantial retirement income. They will land on their feet no matter what future misfortune may beset them. Obviously, Sean's connection to the Philippines is decades old. This was not an impulse decision. He didn't meet some young girl online and run off to the Philippines. I would caution anyone who lacks Sean's experience and discipline from overinvesting in the Philippines. There are far too many things that can go wrong - especially with extreme age-gap relationships. IMO, you should limit your investment in the Philippines to 25% of your net worth if you have less than a million dollars because most expats who retire in the Philippines will be returning home within 5 years.

Great house and I would love to know what Sean's monthly electric bill will be and the cost to build. Hopefully you can do a follow up. I would have purchased a Generac standby generator which hooks to an 500 gallon propane tank which will last 7 - 10 days during power outages. I have the same Firman generator as Sean and it does not power much more than my giant fridge, TV and WIFI. I live in Florida so have been through made power outage due to all the hurricanes we get. I believe the Generac generators start as about $2300 plus installation, parts and tank for looking to purchase one for next summer.

This gentleman and his wife did everything they needed to do to be successful. Would he be willing to have a business to guide others in the right direction. I am sure many do not have to have all that he and his wife have, but as a foreigner, the dream to have and share a home with his wife in the Philippines would need the skill set this couple can provide. Many foreign men have found happiness in the Philippines and to take on the responsibility of land/home ownership can be difficult so one foreigner leading another in a foreign land would lead many to the success this couple has.

Don't know what they did, but his former Filipino national naturalized U.S. citizen wife can legally own up to 1000SM inside a city, or up to 1 hectare of rural land. Also, his wife can easily get dual citizenship and then hold title to as much land as she wants.

If you’re senior just buy a house already built or rent. No need to have more stress which might shorten your life. Just travel and have fun bec you’re done raising your children decades ago.
It all boils down to individual preference, some people prefer to just buy or rent. In the end, it is your choice and what makes you happy.

I just put a deep well on my land in Pampanga Luzon , 1000 SQM lot ,And the cost for a 4” PVC casing 2 Hp sub pump with 40 mm PPR pipe for the straw was a total cost of 155 K peso less the $3 K US and took 3 days to complete , so I think 10$ K is way high so shop around ,

You never know why the Philippine authorities will put you in jail - even for giving the name of a builder who stole money from well over 20 of his clients. That would be defamation of his ‘good honest’ character. No one can do that, especially a foreigner.

They spent a lot of money to build a beautiful house, but lets see what it looks like in 5 to 10 years from now. I believe in the KISS system, Keep It Simple Stupid. I built a 3 bedroom two bath house using local builders, and buying my materials from local suppliers, no contracter. My house isn't as elaborate as his home, but it works for me. It's not as hard to build a house like he says, It depends on what you want, and what your budget is. At his age he went pretty elaborate, remember, we're not getting any younger, and you can't take it with you when gone.

contracting in the Philippines is no different from the US......meaning yeah you have to include every single detail. As to enforcing a contract, good luck with that in any country. Penalty and bonus clauses can be very helpful.

You can never research a builder to much. Even when you do you can still get screwed. Old dog Paul said he researched his builder and still got screwed.

🤔 I had a well dug about 10 years ago, 25 meters deep, four guys digging by hand, can't remember how long it took maybe 3 weeks on and off, totally cost 40,000 pesos, I mentioned this because in your video cost sounds very expensive 😂 anyway more to the point I never used the dam thing at all 😂
People have different plans. Me at 40 I will be renting there as I am single. The long-term goal is to build & we click as I am obsessive over every detail as I need things to be done right, not just 'right away'.

I had a Filipina girlfriend. After visiting the Philippines and digging through the information online, there wasn’t a way that I would retire in the Philippines. Why? Foreigners have NO RIGHTS! That’s a ABSOLUTELY NO NO NO for anyone who likes to live a normal life. And foreigners can’t own a property!
