If you are investing longterm, buy forestry land in Scotland. It's cheap, tax free and they give you subsidies to plant trees even if they are commercial forests. The country is stable and probably not going to collapse in the 20-30 years so it's a safe investment.

To be fair he focused on countries without restrictions to foreign ownership both formal and informal. This tends to be Anglosphere countries, and after the financial crisis of 2008, southern Europe. Many of the European countries have golden visas, and the US has the E5 visa which encourages foreingers to buy land in their countries. Many countries in Latin America, Africa, and Asia have stricter policies when it comes to land ownership (especially agricultural landownership) due to worries of neo-colonialism. If they don't officially discriminate by statute, then often times the bureacracies are too difficult for the average (non-connected / non-corporate) foreigner to understand. That being said, I think the stricter foreign land ownership regulations in the rest of the world might be something that the Anglosphere countries should adopt.

Just a note to add as I am from Canada is the price of land has greatly inflated since Covid and what was in the $300,000 - $400,000 in the lower mainland of BC has skyrocketed to $1,600,000 - $10,000,000 but prices in Northern BC are much more reasonable and you get way more land up there, less densely populated areas of Canada will cost less and more North.

Spending 100’s of 1000’s above asking price and not living on the property or using the land. Land has not been 300,000 - 400,000 for over 5 years. Way before covid was even a thing. These foreign investors wanted to get money out of their country fast as the economy was more volatile than here in Canada. you can't really buy land outright in most of africa if you're not born in the country of interest. it's also often leasehold land, not freehold. most of s. america is open though. don't know about asia.

In Ireland it can be extremely to impossible to build anything. You might be able to buy land, but do check if it's possible to actually get permission to build anything.
Same in Australia, if it the advert says Farmland, stay well away, unless its over 10 acres, very hard to get a building permit. You can also have issues with sewerage if you have water/creeks/rivers/dams running through. Basically if the land is cheap, its cheap for a reason. There is also land you could buy in built up areas but its under so many environmental codes you could never get a building permit, you would be lucky if you could camp on it.

To be fair he focused on countries without restrictions to foreign ownership both formal and informal. This tends to be Anglosphere countries, and after the financial crisis of 2008, southern Europe. Many of the European countries have golden visas, and the US has the E5 visa which encourages foreingers to buy land in their countries. Many countries in Latin America, Africa, and Asia have stricter policies when it comes to land ownership (especially agricultural landownership) due to worries of neo-colonialism. If they don't officially discriminate by statute, then often times the bureacracies are too difficult for the average (non-connected / non-corporate) foreigner to understand. That being said, I think the stricter foreign land ownership regulations in the rest of the world might be something that the Anglosphere countries should adopt.

Just a note to add as I am from Canada is the price of land has greatly inflated since Covid and what was in the $300,000 - $400,000 in the lower mainland of BC has skyrocketed to $1,600,000 - $10,000,000 but prices in Northern BC are much more reasonable and you get way more land up there, less densely populated areas of Canada will cost less and more North.
I am also from Canada, I live in the Lower Mainland. I have the feeling the TH-camr did not inquire enough about the Land prices , just to buy a Lot here is impossible for many people, unless you win the lottery.

It wasn’t because of covid. It’s because of our government allowing foreign investors to come in and purchase land to no avail. Spending 100’s of 1000’s above asking price and not living on the property or using the land. Land has not been 300,000 - 400,000 for over 5 years. Way before covid was even a thing. These foreign investors wanted to get money out of their country fast as the economy was more volatile than here in Canada. I know I’m a citizen of lower mainland bc as well, and my family is in the real-estate market.

1. There are no subsidies for farming, only drought relief which is very difficult to obtain.
2. The EU has inflicted punitive trade embargoes on Australia for generations which restricts agricultural exports.
Farming is high risk so it makes sense to farm where subsidies are prevalent and trade is permitted, which aren’t highlights of Australia’s farms.

India has to contain freebies culture, population control and strict laws to infuse civic sense. It has certain pockets in the Northeast ( all seven states have their own beauty, tranquility and simplicity), down south (Kerala backwater, Tamil Naidu deep south, Andhra coastal belt) worth living. I just watched a video posted by Matt in Exile that all Canadian land is owned by Britain's Q E. the ll, so you basically rent at a very high price land and home built or existing on Canadian land is given a mortgage on the house, but land under/around belongs to Britain Government.

In Ireland it can be extremely to impossible to build anything. You might be able to buy land, but do check if it's possible to actually get permission to build anything.
Buying Building land is 1 thing then you still have to apply for planning permission plus wait for 3 party objections It's a nightmare
Same in Australia, if it the advert says Farmland, stay well away, unless its over 10 acres, very hard to get a building permit. You can also have issues with sewerage if you have water/creeks/rivers/dams running through. Basically if the land is cheap, its cheap for a reason. There is also land you could buy in built up areas but its under so many environmental codes you could never get a building permit, you would be lucky if you could camp on it.

My country Ecuador is very good to buy land 10000 square meters could cost 1000 dolars to 20000 dolars it depens from location. And we have a law that permit to you get residence by adquire a property that cost 50000 american dolars or more .
