    1. Ask if the builder extends the flooring/tile under the cabinets, and how far, does it go to the wall? 2. Pot lights can be a large energy loss if they arent' quality, like having a chimney into your attic. Find out the quality of the lights used by the builder, or skip putting them on the top floor. 3. Another reason not to fully finish the basement is you won't be able to as quickly see problems in a finished basement. Wait until you are sure that the house doesn't have leaks, cracks or mold issues that you weren't aware of when you moved in. 4. If you decide to make the basement a bedroom, please get a radon test after the house has been closed off a while - otherwise you might get cancer. 5. Vinyl is carcinogenic. Think twice about whether you want a vinyl floor. Lower cost flooring of various types usually off-gases a lot and may be an allergy problem. 6. Some register grills may not allow the same amount of air through as standard grills, they may need to be larger than standard grills to satisfy comfort. To summarize - Very informative video, but there is a lot to consider when choosing products that you aren't discussing.

    Very informative. However, have you ever met a new construction buyer who plans ahead of time to pull out the entire builder’s kitchen, reinstall it in the basement and then get a custom kitchen? After having made 100’s of decisions on material selections, people are tapped out. So for many homeowners, such a drastic decision is 20-25 years down the line. For this reason, not taking the cabinets to the top is not a good decision IMO. It just looks so cheap.

    There is one huge element to this that is being glossed over. You have to have the cash to do these things if you do not do them with the builder. If it’s done with the builder then you can wrap it into the mortgage. I’m not saying you should do all of the upgrades to make the house look like the model but if it’s important to you then you better go ahead and do it unless you have the cash on hand to do it.

    I did not opt to make the living room a study. Options were living room, bedroom, study. I will be using it as an office. My plan is to add french doors later using a Window and Door company. Do you think this was a good decision?

    Hi Ramsin, thanks for the info. I have my virtual structural appointment with the builder coming soon and I noticed the lot size is 36 and I did choose model which was 2440 Sq.ft but now I realized that 2550 Sq. Ft model has more better options and it make sense. What's your comment on if the builder usually do change the whole model.

    20 yr Residential electrician here, your pot light advice is definitely backwards. It is easy to add it in second floors through attics hard to add it on main floor. Not sure what the basement has to do with adding pot lights in the ceiling

    So wasteful replacing stuff. Sad. Ends in landfill. No one’s gonna buy your used faucet, Think about the earth. Carpet. Flooring etc. just sad…. We are ruining our home!
