Been cleaning new construction homes for 14 years. People lile agents and buyers seem to focus on only nicks, dings, marks. I walked into one home where it appeared a tape bomb went off. Every little blemish from frame dings to a paint speck were taped.eanwhile, I am cleaning and see no tape on loose faucets, window latches that don't work or one cannot tilt in window due to damaged latch. The case of appearance over functionality. You can live nicely by hanging a picture over a ding but a shower head falling off, leaking, or sink faucets not light and water dripping into sink cabinet is a problem. People seem to care that Brad hole is filled but not concerned with a real issue needing to be fixed but gotta sign to get that rate before it goes up a hundredth of a basis point . I see the subs and ask if they ever went back to fix this or that. Answer, nope. I should do this as an add on service. Walk thru new homes and point out real flaws I see all the time yet go overlooked..I have only cleaned nearly 1000 properties so seen a few things.😂
You should! You have to have an eye for these builder flaws and focus on the structural and mechanical aspects!

Blue tape; my walkthrough is tomorrow. You video was EXCELLENT!!! I plan to watch a few more times to make sure I capture all the information and understand fully. I close on my “new built” condo 10/5 if nothing major happens.

wow, you had to turn on the heater? Impressive inspection. Absolutely genius, if it weren't you, what would have been of this poor couple!!
YES! Thank you for your comment. It's crucial to make sure everything works. I just finished an inspection and one of the compressors wasn't working and one side of the home didn't have heat! 😅
Is this normal for a real estate agent to help advise what to look at when doing the walk through? Mine is hiring an outside inspector. My real estate agent doesn't seem to tell me anything and didn't point anything out on the predrywall walkthrough. I asked her to be more proactive as she doesn't tell me any steps ahead of time, such as what to expect. She doesn't seem to be any better. We are closing in a few weeks.
I'm a first time home buyer.
I do it 100% for all of my buyers. My buyers don't know what to look for, especially if they are first time home buyers so I am there with them to ask all the right questions to the superintendent. You're doing the right thing to research and get info on TH-cam so that you can be more knowledgeable about the process! You can email me and we can connect if you'd like!
I always love the European "B" roll that TH-camrs always use. European sockets, dress and demeanor, hydronic radiators the whole nine yards. If you are aiming for a Las Vegas audience, try creating local "B" roll.

@@KaoriLuxuryRealEstate In the beginning of the video that I have commented on. You can easily see that the footage is "foreign" sourced, I presume TH-cam "free-to-use" stuff. If you look at the people, their dress, demeanor, look at the negative space, European light switches, sockets, radiators and the workers in "boiler" suits, are not who workers dress here. Now, this is not a problem but I find it rather jarring. When I view a photograph, or video, I make it a point to look at everything in the frame. I also realize that you and others use B roll for illistrative purposes to emphasize what you are saying but it is funny to see. A lot of content creators do the same thing.

There’s blue tape everywhere! 😅do you usually film for the client where they added the blue tape and has blue tape every fallen off the areas that were noted I was wondering how you deal with that.
@@theleomendez YES! I absolutely film the blue tape for my buyers that are unable to attend the blue tape process. I also send a copy of the punch list that the superintendent and I will put together so we are super clear on the repairs. Then, before closing, we will conduct the final walk through to ensure all repairs are done ✅
So do you carry a hired inspector with you, or do you assist with these inspections
I have a preferred list of inspectors I work with that focus & are knowledgeable on new construction homes. They know what to look out for 👀

@KaoriLuxuryRealEstate I would never use the Realtors' preferred inspector. Get an independent inspector.
@@jvolstad I've worked with many inspectors in town and over these experiences you know very quickly which ones are professional and catch all the repairs items and which ones are sloppy. I would always ask the buyers agent their preferred inspection company because they know what kind of results to expect 💪 We are here to protect the buyers and make sure everything is covered in the inspection report.
Green tape

Most Real Estate agents are NOT for the buyer, they want to close fast and get their money. In most places you can't hold Real Estate agents accountable for anything after closeing.
I guess I'm not like most real estate agents then 😉 I have a fiduciary relationship with my buyers 🙌🏻
