    One thing to add, is your furnishings and your artwork or what makes your home I’ve never had anybody come to my house and said oh my gosh you only have 4 inch baseboards. But I have had people coming into my home and say oh my gosh, your artwork is absolutely incredible. Sometimes you have to prioritize what’s important ,to me the things that are in my home just as important as what the builder is going to build, but some things aren’t.

    Nice video and I believe you did mention it but I think one of the most important factors to emphasize is figuring out what to upgrade at the design center vs upgrade yourself after closing. Things which are more expensive and difficult to upgrade after closing such as cabinets, tile flooring, countertops, etc should be done at the design center. Also I think most builders will or should be able to give you a digital design center book that you can flip thru for weeks before your design center appointment which should make things a bit easier and more efficient at the appointment.

    Good tips. You may have been unhappy those other pulls though after awhile. Since the handle extends past the mounting post on those, apparently they’re great at catching on cloths or items when moving around the kitchen. Someone I know decided to change their out because of that.
    A watch a designers video, he had as tip that for the hardware you want to try to select the common sized hardwares. That will give you the option for giving your cabinets a new look later on for a lower cost and likely more options.

      That is so true! I was only looking at the length of the pull but we had that extended piece in the kitchen of the apartment we were just in and they definitely snagged their fair share of pockets (always when you're in a bad mood, right??).

    Excellent presentation!. All your statements are very true. I had the same overwhelming experience when i got in to the design center. I eventually finalized the upgrades after 5 appointments.

    Great video and tips.!! I like the chapter summary so you can quickly go to the section you want to view again!!
    We are having our Design Center appointment this week. Flying in the morning and flying back home night. It’s going to be a long day. But we are prepared. A relative bought the same floor plan several months earlier and provided copies of the documents (what are standard and the upgrade options). Done a lot of research and a lot research… But we won’t know until we actually see and touch what is being offered.

      I'm working on getting better about the chapters, it'll definitely be a goal of mine to get those up in all of my videos!
      That will be a looong day, but so exiting! It's great that you did all of that research and how nice is that they gave you those docs? Love that. I hope you love everything!

      @@nicolenieves Finally signed off on the Design Center selections. So many emails to document every change or revisions. That way there are no misunderstandings. Buying a home is a BIG investment, we want to make sure everything is right.
      The builder didn’t have the selection of flooring we wanted, so we are going standard at no additional cost. Hire own flooring contractor after closing. Estimated closing is June 2022. So far away.
      I will be watching the rest of your videos and tips along the way.

      @@rizaldym2359 That's great! Yes definitely get everything in writing, having that clear trail is the way to go.
      So smart to save on the flooring, it is such an investment and makes a huge difference in the look and feel of the home. I'm happy to hear that you have that all planned out!

    One thing we didn’t know going in is that while the price of the home isn’t negotiable, it is possible to request design center credit. Maybe not in this crazy market but it’s generally doable. Many of our neighbors were able to negotiate this. We didn’t know.

    I totally agree with your tips. I just bought a home and I had to compromise on a few options but I learned a lot during the process girl I wish I watched your video 4 months ago so much useful info and valid.

    Hi, how much on an average cost for to built a 1,760 to 2,000 soft living on a lot size about 6,900sqft? Overall cost on average?

      I wish I could help, this is not an area of expertise for me! It will be very dependent on your builder, options, lot premiums, the surrounding area, and so many other factors. I'd speak with a realtor or is familiar with new builds in your area or go around to some of the websites or lot sites for builders in your area to do a rough "build out" and see what kind of cost you're looking at there.

    Do the builder have an upgrade option

      Generally speaking, your builder will have upgrade options. Sometimes it's a complete package deal (e.g. option 1 is all standard, option 2 will get a certain flooring/cabinet/countertop upgrade, options 3 a step above that, etc.) and the actual options themselves are pre-determined by the builder.
      For most design centers you will have a variety of upgrade options depending on the style and look you're going for. For example, our design center had upgrade levels 1-6 (with 6 being the most expensive options) but we could mix and match: our kitchen has level 1 backsplash, level 2 countertops, and level 4 cabinets.
      If you want options outside of what they offer, you may be able to set up an appointment through your builder directly with one of their vendors. If that is not an option, it will unfortunately have to be done later!
