My opinion - the company and promoters should be black listed by RERA, CMDA, TNEB, Corporation, etc.
Further the government should examine if civil & criminal proceedings can be launched against the Company and Promoters.
Rera, CMDA all are still a government organization only..
Let me tell you CMDA and TNEB needs to be handed over to the central government because State government are not capable of managing it

No use, TNRERA and CMDA are agencies of government just for collecting money and favouring the promoters, as promoters are repeat customers and not the individual flat owners. System is applicable only to small builders.
You have understood that the raw water used for construction has chloride in it after handing over. You should be ashamed to tell this, because of inexperienced guys like you, we small builders are put to hardship. Why don't you test the quality of water at the initial stage. Penny wise Pound foolish you guys.

I guess we as the customers must stop opposing the builders concept of pre- booking even before the foundation layed. We put so much before the construction, get the key after 2 years, occupy, slowly find that it is not strong and just start living as there is no choice.
Buying an apartment that is 5 to 6 years old is the sweet spot. Running behind under under construction apartments just to save few lakh will land us in trouble. I always pay for what I see and what I get.

I dnt understand hw tis jain group is so cool aft building such a fragile building.. He talking abt consent n agreement wat if suddenly happens to tis building. Day by day it s a threat on every minute. Please take immediate action and save lives... Tats your responsibility jain to look aft all quality issues before u start a construction.. If you go for 17 floors
First you take the water sample
.check with lab at Taramani
Then only you start the construction
Now you said chloride or something is wrong
Reason is because of our law so that these people roaming freely . Instant hefty punishment to builders are the only solution

1. CMDA / DTCP both failed
2. Many flat owner filled the Complaint in CMDA but CMDA never took any action on any builder
3. Greedy Builders only using the Choloride water
4. How its not came out in Media in the past days, Divide and Rule is adopted here?
5. No Service after Booking the Flats
6. CREDAI Chennai Chapter should be closed - They are only Builder friendly
7. Each every Building should be reviewed and Certified by Agencies
8. Government should remove the Pre Booking, post construction + Structural Gurantee should be issued by Government Agencies then only Booking should be allowed
9. Government should form a Group with Consumer Forum for addressing this kind of issue
10. Government should fix the Maximum Retail Price once they reivew the Construction
Soil Testing and water testing should be performed before ground breaking. bank should not fund any buyer , if promoter does not purchase decennial liability insurance. Even government authorities should not give approval if mandatory inspections and tests are not performed.
Unless corruption in routed totally, this sort of cheating cannot be stopped.

Even our flat have same kind of issue. Builder is davamani promoters. But he is not ready to rectify. Our flat in kamarajapuram Chennai
Sometime back there was a coastal Zone viliation in Ernakulam area wherein Kerala Court game heavely on Jain Housing & Construction company, to refund the amount the purchasers paid for their flats, which the construction is prohibited near 500meter of any coastal periphery in view of Environmental classification, resulting they returned the flat paid by the purchasers on the direction of Kerala High court verdict. These can be checked by these buildings owners for getting back their money spent for the defective construction in this episode. The association of salligramam building owners should approach any leading advocate who specialises in these matters to read the Kerala judgement for their cases for any monetary refund possible in their case. Halo Mr.Jain, the entire building has to be pulled down. Did you see structural cracks / failures in columns. What more can you do. You are too late to do any treatment as all have gone beyond the scope of repairs. My suggestion to the owners, please hire IIT M for a professional advice. Don't keep patch plastering as cancer is there inside the structure.
All your repairing expenditure is a waste of time and money.
even then people are at loss here if new building is constructed then people have to bear the roi from bank loans till its completed so at any point house buyers are at loss...better to approach court to reimburse their money..

Hi, I went to a house of my friend in the Jain Saligramam building in 2016, This building was new and the construction was in progress to final stage, I happened to look at one of the block opposite to me from my friend's apartment balcony the beam of the other block was having cracks and the rods inside the concrete was visible and rusty. I was shocked to see that and felt to get out of the building immediately. I remembered the saying "Don't go by the looks". The plastering was so bad that I could literally see the sand granules and once it is scratched it was just coming outpouring like sand particles. PATHETIC it was and I asked my friend whether he owned the flat, and he said no. I felt good for him and said never buy in here.

They have two project in Bangalore. There offering price is slightly less than the market price. Both project are approx 9-10 years old and still multiple flats available for sale in them. They mentioned it was delayed due to covid 19. Please suggest if jain housing is reliable to consider or they are known bad builder with low quality construction work. Any help suggestions would be highly appreciated.
