@@karthikc9382 CMDA gives approval only for the building plan and its permission. Just because it is CMDA approved doesn't mean that it is free from legal issues. The buyer should verify it (or take a law professional's help) Banks should also have checked the encumbrance certificates when they grant loan. The sale agreement should posses the names of all the legal hiers.
Note this is risky to banks as well. Suppose if a customer stops paying the emi, the bank cannot sell the property in the auction as there are legal issues.
To avoid legal problems and security issues only people buy apartments in chennai . All the buyers are not lawyers or surveyors to understand 1000-2000 pages of documents. Buyers pay lakhs of rupees to government, EC, banks to verify the legal issues and registrations. But at the end, buyer is blamed. No mistake from bank side who verified documents and gave loan? No mistake by registrar office employees?

Yes better approach an independent lawyer (not the one provided by bank), doesn't hurt to spend some extra Rs. 5k or 10k on a good legal opinion. Bank should have verified all these before sanctioning loans but we see instances of bank approved projects landing in the trouble. There was a project in Thalambur by a famous real estate developer which was a bank approved project but still went into legal issues.
Why should bank take responsibility for the loan document verification. Your point is absurd. It it the bank which takes a hit if loan goes to default

Arrest government officials who approved the sale deed of the property and then for construction work to execute the project as residential apartments. Law must intervene in this case and issue notice to the government for recovering full amount of loss incurred by the appartment owners.

During the time of registration if Govt does the due diligence properly, there wouldnt be any property disputes at all

Buyers pay lakhs of rupees to government, EC, banks to verify the legal issues and registrations. But at the end, buyer is blamed. No mistake from bank side who verified documents and gave loan? No mistake by registrar office employees?

My apartment undergoing same issue i bought through SBI home loan only. Its better to buy apartment from the company which holds the land for so many years

How many people have availed loan from public sector banks, and who has given Clearance from legal angle. Apart from this, the person who has raised objection now, why was keeping quiet, they could have initiated for displaying a notice to that effect at the site.
