Banks will verify the genuineness before disbursing the loan. But, banks are not liable if any legal issues arises. RBI can enquire the bank officials who approved the loan. But the banks cannot give any solution to this problem.

Last five years 400 flats owners very suffered, and also five years EMI received by the bank without patta and citta NOC. Ple ase take action🎬 for the four hundred people❤❤❤❤❤❤❤

Sbi gave loan to a project having around 1200 flats with out any environmental clearance in coimbatore. Fortunately one activist brought it to national green tribunal south zone view. The builder was fined around 18 crores. Flat owners were spared in this case. Otherwise all flats would have been demolished
other banks are worse IMO. HDFC gives loans indiscriminately.
If builder says they are giving another flat then please accept the proposal and get it documented. At least you will get a replacement flat... forget about getting refund from builder.
It will be a scam, the other flat is probably in cheaper area or not of same value.
They will never stop cheating people.

Orchid springs once did this for us. We booked a flat in gulmohar block at 13 th floor. The cmda approval was not granted for floor above 10. How did same Sbi, hdfc bank approve loans?? The builder put us on hold with initial advance of 12 lakhs. Which we paid for 2 years I was paying interest. After 2 years they said it is approved. Then in 1 month they asked us to pay 23 lakhs.

Logical solution - pay the money with interest to people who invested in this by taking loans. Then do anything regarding the homes, land etc., Get money from builder, banks who approved the loan, govt officers involved in this land.

SBI or any bank checks our documents and verifies thoroughly the documents of a common man.

Hdfc bank approved this project to me , i thought this property doesnt have legal issue, now suffering paying loan almost 6years still no registration handover. Property document given to hdfc they charged 10k as legal charges but now saying u need to check before buying.

Same happened with DLF garden city also, we bought the apartment with loan and still we are paying 40000 every month and now they are saying that we cannot sell the house and we get rental only 10000, government says it is build without approval, why did they allow us to register? How will normal people know whether it is approved or not, if they allow us to register and bank approves loan then that is proper document that’s what we believe, now we lost 60lakhs which is hard earned money after paying 40 percent tax. Will the register who got a big sum of money will repay us

How banks have approved the project. If, Banks overlooked the defect in title they should take action against the builder . After refunding the loan amount paid by the borrowers with interest the Banks may claim damages from the builder. Buyers may approach Bank ombudsman for recovery from Bank who misrepresented to it's customers about validity of builder's title. The authorities who approved building plans and layout are also responsible to compensate the buyers.
I faced the same with Madras City properties. Please be careful, hard earned money 😢

Builders + politicians + corrupt government officials, this nexus has to be broken.Just like the builders in Delhi ( remember dhoni's advertisement issue) who were punished by the courts , in this case too court has to come down heavily on those involved in fraudulently selling the apartments to innocent buyers.
