    I have a lot that I was considering building a 4 plex on. I've now decided to make it a 5 plex. Commercial is definitely the way to go!!!

    I like the benefits of owning commercial properties though but the huge down payment makes me think it's easier to start with residential. Thanks for the great content.

      Most people need to start in residential and then move over to commercial. Frankly, unless you run your own company or have a very lucrative 9-5, or something of that nature, then you're going to need to start with residential.

    I am looking at commerical, trying to find a deal that will allow me to escape the rat race since i live very frugally, 2k/month is more than enough, i want to hold the property forever, and have an offer for a JV partnership if i can meet the deal criteria. Trying to do the whole start from nothing and end up rich thing. My new years goal is to acquire that first property. You said something that I will never forget "All road's lead to multi family." thats what I live by.

    Honestly it depends on commercial as you only need 10% down if owner occupied but if you are talking apartments then you are correct. You talk about commercial property like there is only apartments 😂. Apartments are easy as you have endless tenants and one fits all where as other commercial property’s take longer to lease but can be less turn over if you get a long term lease.

    I would much rather go with the Commercial option because there is scalability and the value of your property can be forced by appreciation. I would hate for my property to be valued according to what the comps are for other surrounding properties. I love the bigger pay days. I like the fact that your loan will not be on credit report. I like the fact that your loans are not limited to 10 loans maximum.

    Just a query : Commercial real estate is far far better : what I can’t understand why majority go for residential : just think rentals from Brands : Residential ll never can compete besides lots of pains headaches repairs vacancies and less return and less appreciation( capital gain) : no comparison whatsoever …!!

      @user_3433 : Thanks dear ( Pl share ur name): I like Mr Peter Harris : read his books like Commercial Real Estate for Beginners and Commercial Real Estate Investing for Dummies : beside his on line blog: what I like about him : He knew the real game is in the Commercial Real Estate : whether one go for Financial Independence / Freedom or F.I.R.E…. Or one may like to generate positive cash generating Assets for Passive Income ( in the long run … for generations): what I don’t understand in US/ Canada is why majority go for investing houses for rent only( it’s not passive you ll be compelled to receive calls at odd hours during nights repairs / ceiling/ heating issues/ vacancies/ tenants don’t pay monthly rents in time): why not go for commercial properties in which actual businesses take place : like shops/ area in big shopping malls , hotels restaurants ,shops for decent/ popular Brands : own these and you ll not bother about issues listed / mentioned above ..!!

    Commercial ONLY! To me it's a simple math equation...for most of the things you point out; with the exception of the ease of entry, all things being equal commercial beats residential hands down almost 100% of the time. Additionally, all things being equal, the I strongly believe based upon the numbers...properties less than 12 units on the commercial side become far less attractive. For all the same multipliers why commercial beats residential. Small commercial properties have similar levels of efforts for far less payout in the end. Bottom line...12 units or more...COMMERCIAL. It's a no brainer!!!
