    In Sector 150 pan India builders such as Tata / Godrej etc what would be the price for apartment as 2BHK + study or 3BHK on resale and what would be the rent price in JUN24

    8000-9000 rates is unaffordable. market is slowing in down in last 2 months. NBCC and amarpali supply will affect the price in after one or two year.

      price will fall . ye builder faltu ke rate bara rahe hai . gaurcsaudaryam ka price 5 months se nahi bara . gaur saundaryam ki location kisi aur ki nahi hai . gaur saundaryam me density less hai .

      Default projects will not command appreciation and 95% buyers will not buy these projects as construction quality is not upto mark (structure was left open for many years also resulted in degradation of internal structure)

      Exactly , NBCC Amrapali having 6000+ flats in noida extension which will be available for resale in 1-1.5 years with price range RS 5000-6000 sqfit , definitely this will help to reduce the price of other builders .

      Sector 2 and 3 ye do hi sectors Hain jaha authority plots Hain. Baaki sab jagah flats Hain.
      Seedhi si baat supply kam hai plots ki. To mehanga hi hoga

      @@YogeshSharma-e9b 1 lakh/sqm ka rate chal Raha hai abhi. Achi baat ye hai ki, flats ke beech me authority plots limited hain. Aur zameen ki apni hi value hoti hai aur hogi future me.

    8000 rs rate in a location like noida 😢, dnt know why people are spending so much amount in noida, property rate in noida is as sumilar to outer mumbai, pune and banglore where as salary wise noida is way too behind then all these cities

    Jeevan..isn't market going to pick up more in future..especially with RBI rate cut cycle to start in next year. Secondly, with massive salary reratings in IT companies and WFO/Hybrid becoming a norm, the demand would remain robust.
    I personally feel that with better infrastructure and safety, Noida Extension is no longer a secondary choice for property buyers. The scarcity of land in adjoining areas and the exorbitant land prices would keep on pushing the prices.

      Rates will go down. Extension was developed for lower class. People living here are migrants with no class. High class people are not coming to this area with such high density residences and low class.

      @@akhilarora3780 extension was affordable when started but after years due to high demand and infra development it became unaffordable due to frequent price rice specially after covid . Now 3 bhk starts from 90 lac to 1 cr everyone can’t afford that price so people from every sector now coming in this area specially from last 3 years

      @@realtycheckbyjeewanpant Agreed, but demand was primarily from migrants of tier 2,3 cities working in Noida's IT service sector. They purchased it only because the prices were low. They come from a mentality of "Apni Zameen" which is now pushing them to buy plots in yeida rather than a flat anywhere. Now that the prices have increased. Sale of houses have slowed down a lot in last 2 months.

      @@realtycheckbyjeewanpant on top of that IT service sector has changed post covid. For example, HCL has stopped pay hike this year for e4 and above band employees and are hiring more and more 12th pass students with super low wages and getting rid of high salary drawing employees.

    mall dekh kar logo ne flat le liye . 10 out of 12 mall fail . you can see existing malls . logo ne loan le liye hai . aggar future mei it market crash hui then ye sab crash karenge .

      Because the builder are fraud here they just sell the units and vanish, if they support a bit malls will boom and brands will come there because the people are living here have a good purchasing power but all the malls don’t have good brands.
      For example Gaursons leased out the gaur city mall they haven’t sold any unit there because of this most of the brands celebrities come there only. On the other hand they sold units and gaur city centre and scammed thousands of people but not doing anything there.

      @@baruaharup u dont know much . go to vaishali gaziabad . 3 malls on main road are now non functional . same will happen in extension . u will see in future . first mall to be non functional in extension would be mall thst is next to gaur mall . it has lots of shops

      Greater Noida m bus 2 no. ki kamaye wale buyers le rhe h bus yha ka bubble bahut jald blast hoga kyuki circle rates yha highest 32K h aur Dealers 1L per sq metre se thoughout sell kar rhe h 😆😆😆

    Noida extension is overrated and price will fall, election is nearby and Jever airport kept on hold. Most of the IT companies proposed to start business at Noida extension has hold off.
    There is no much IT companies in Noida and the salaries are less as compared to Gurugram , Pune, Hyderabad, Bangalore, Pune, Mumbai now Kolkata is raising fast.
    Noida extension will see sudden drop in retail in October end.
    Resale your flat ASAP , Noida will see downfalls in forthcoming months
