I have invested with Trehan Iris greno west. 1st floor front facing corner shop which is close to the escalator. It is already leased as well. Trehan is an experienced and well known builder from Gurgaon. Has already delivered multiple commercial projects in Gurgaon and leased them via its leasing team. They have even exchanged a sum with Marriot for hotel in the same project and multiple other brands.I beleive after Gaur city mall, Trehans pre leased project is going to be a hit looking at the increase in the avg income of asias densest location that is noida extension. Dont know why wasnt his greno west project discussed by Mr Kamal.

Although builder hasnt leased it but the builder provides leasing support and has done a wonderful job. I believe that on side of GNW the competetion is veey low and Golden I has almost a monopoly.
If u r from UP, U should opt for Noida even when U can afford buying property in Gurgaon, Bangalore, Pune Mumbai etc. Because these states have rampant, in ur face Racism against people from UP Bihar. Jaat and Punjabis have superiority complex and look down on people from UP, ditto for south indians and Marathi maanush. Buy where u can let ur future generation live in peace with dignity. Avoid all other states, Noida and Lucknow are the easily the best options. For Job Noida and for business Lucknow should be ur base. I hope this gives you perspective. ❤

As most brokers dont look at long term and fool the buyers. hats off to Mr. Chandel. issues listed by him are really important for development and security of Noida. 1) LIFT ISSUE: builder is Paras Tierea Noida sector 137, many other bad incidents have happends there. 2) security issues is in 60-70% of Noida socities.. 3) greenry and maintainence of facilities is also same in 70% issues. 4) basement parking in monsoon are always like garbage 5) Yeida is really full of traders as you can see, there is no density there and you would just see 1 -2 house there which are of brokers who use them as office. Also this year property rates would definily be stabled, due to quite high sale and yeida plots schemes would come in large number

Recently, yamuna authority launched scheme for LIG flat, i shocked by price. 22 lakhs for less than 30 m, no road connectivity, no public transport. In village. Comparatively Rohini is four time better price wise. In Gurugram salary structure of employee better than Noida,Gr Noida. So gurugam is expensive. Many fourtune 500 companies corporate office in Gurugram.

I have lived in sunworld sector 107, it was a well maintained project and had good gentry. So builder looks good. If its resale then check with families living there.
@Pravaman construction quality is decent enough as we can't compare it ot the new projects being delivered as built on Red Brick. Also its construction quality, maintaince etc should always be compared with projects delivered during similar times. As new projects will always be better if technology changes and more premiumness and rate increase comes. So from my experience society is good, maintaince is good, security is also good, the towers facing the sector 70s n all get great view. Whats the current peric persqft you getting?
@Pravaman water and electricity were not issue until my stay (2022), you can again check present situation. But till 2022 i can say that Water and electricity were all good
