  • How bad is it? Tenant left a huge mess!
    It's only been one year since this home was completely rebuilt and turned into a beautiful property. Despite paying promptly and being wonderfully nice people, they left a huge mess to be cleaned up.
    This is the downside to being a landlord! An eviction wasn't required, but I am now second guessing myself on the tenant.
    This home has everything! Damaged drywall, damaged carpet, damaged windows and damaged blinds. Trash inside and outside and an abandoned car that I have to have towed! Fortunately, the tow company will handle the car at no cost to me!

    Did you know that rather than replacing the blinds you can just use the extra slabs at the bottom of the blinds to replace the broken/damaged ones? I learned that tip and found a TH-cam video that explains how to do it with various types of blinds! It could potentially save you a great deal of money over time!

    I understand what you're going through been-there-done-that. Had 2 tenants go off and leave rotting food and refrigerators also cockroaches bed bugs. I do not miss it cuz people do not care anymore.

    I remember that house before anyone moved in. Crazy how far and how fast it went downhill.

    I watch a TH-cam channel Curiosity Inc. They rented a house to a young couple with four kids and they destroyed the interior of the house. Over 300 holes punched in the walls, lights destroyed, items missing and the couple wanted their damage deposit back. There’s just no excuse for treating someone else’s property this way. I’m sorry you’re having to deal with this.

      I can't imagine treating any place I live that way! I would be embarrassed for anyone to see that! People have no shame anymore..it is despicable to destroy this nice man's property and all the hard work he put into upgrades/renovations which where nice

    Wow, that stinks! You put in so much hard work making that place look nice. I'm glad they only lived there for a year, if it had been longer, who knows what that place would have looked like. All the vegetation allowed to grow back up the walls outside. Algy growing on the exterior walls and deck. infestations everywhere. Yuck!

    It’s always a good habit to view (if possible) where the prospective tenants are living before leasing. You can learn a lot by doing so. Also add monthly lawn service and quarterly fees for pest control t the monthly rent.

      The sad thing is they actually lived in another property of mine prior to moving into this one. The previous year was awesome no problems whatsoever.

      Love that idea! The car i would have had towed by peddle because they could text them or message them asking if they want $62 to $150 or not out of it lmao plus it gets picked up probably without a tow fee! Extra should have been nicer.

    I give you alot of credit for hanging in there with your rentals!!! There are alot of bad apples out there but you will find that some are good caring people also. Yes they are few and far between. Hopefully one rents your house soon. Good luck!!!!!!!

    Sorry to see the way the previous renters left the house. Retaining the deposit is seldom enough in dealing with this type of tenant.
    Friends of mine with rental properties take a very active role in screening tenants and visiting the property often to make sure things don’t get out of hand. One person I know uses a service to get tenant criminal and credit checks and then calls previous landlords back at least two prior homes rented to try and eliminate accepting tenants like this. Also you could have a policy of “changing A/C filters or something else as a reason to see the inside of your property periodically.

    I just found your channel (and subscribed!) and the first video I watched was the rehab on this house! Geeze! I'm wondering who screens your renters? I learned from a realtor that it's wise to meet prospects when they are with their cars so you can see the condition of the interior. That will tell you much about their behaviors. So sorry for this trouble! Truth about Florida (esp. NW) is things get nasty pretty quick with humidity and mold. So the outside was no shocker for me. 🙏

      Thank you for the kind words and the sub ... I do all of the screening. The problem in this instance was that the tenants were actually previously tenants of mine and left under great circumstances. Second time around not so much!.

    Sucks. Just got rid of a tenant who was only in the suite for four months. Her dog turned out to not even be house trained although almost a year old. Lots of hours of hard work to clean and haul away urine soaked furniture and rug. Just glad it's over.

      They were the very first tenants after the home was completely remodeled with all brand new interior. I definitely was not ready for work. I had to deal with.

      Yeah, disappointed but not mad. Almost 10 years into the rental game I kind of expect people to be nasty and leave a lot of things broken, but hope springs eternal!

    Practical question - is there someplace, some database, clearinghouse, etc. where your experience with these particular renters can be recorded so that subsequent potential landlords have the info on deciding whether to rent to them, what to expect, etc.?
    Obviously potential legal issues and liabilities with that (for some of the same reasons why employers no longer give references) but wonder what's used to screen potential tenants and whether any of the info is specific to the potential tenant as a tenant.

      There isn’t that I’m aware of, but we do conduct background checks, credit checks and evictions.

    It's good that you are reasonable about normal wear & tear, and that you accept people will make the place "their own" by hanging things on the walls.
    The lack of filter causing central ac unit issues (and subsequent damage) is unexcusable and that refrigerator nastiness was too!
    Check with your electric provider to see if thry can earmark your rental properties as such, so once the renters leave & shut off their power account - that it will automatically switch back to you and the power won't turn off.
    The rental I used to have was set up that way. It was in Nebraska & the winters are bad for pipes if the renter bails (especially without notice or in the middle of the night) before you can get the power switched back or the pipes winterized quickly enough.
    They actually insisted on it & I'm thankful for that.

      @@RehabLife It did require a deposit on my part just as insurance.
      When I sold the rental several years later, I had the house winterized; showed the power company the bill of sale & they went and read the meter (small rural town so no digital/computer meters at that time).
      I chose to have them deduct the final bill out of the deposit and they sent me the difference.
      Less hassle for me that way.

      I hope your local power company allows for that. I mean, it is "free" money for them that can gain interest as it sits there until you sell the place in the future.

    Isn’t that the place that you fixed up last year? Wow they did a lot of damage in 1 year. I was a renter for over 20 years and always left the places I rented in better condition than when I moved in, and I always cleaned before moving. I would have been mortified if someone thought I was dirty.

    Yes, we've had the same issues with our tenants. Thankfully, we sold the houses before Covid, or not so thankfully. Probably could've gotten more when the housing boom came. But, we don't have to worry about these issues anymore since we no longer rent out. Fun times, fun times.

    That has got to be disheartening. Some people have no respect for themselves to live like that. The roaches were heaving im sure. I don't believe they picked up a cloth to wipe anything. I'm just wondering how tenants are vetted there. In Australia we have quite a process but people still manage to cause havoc.

    Maybe put in lease that anything hung needs to use command strips and if they have a tv mount that needs hung to let you know and you go. That way no holes and if they do still hang stuff no deposit back.

    My sister went through Hurricane Michael and wasn't in her house for a while. When she came out, with no electricity, she had to clean the refrigerator ands the smell was BAD. She uses Zep to get rid of the smell. I hope you know of something that gets rid the smell.

      I pressure washed it with hot water and left it to sun and air outside for a couple of days. It cleaned up pretty good. Time will tell when I go back after it has been closed up.

    Dang how does one get cockroaches in a year? Now the vent, I will say I have a brand new hvac and my intake stays dusty all the time, even tho i change the filter regularly it has to be clean once a week. At least they could have swept the floor and vacuumed and cleaned the fridge. Hell I'm too cheap to leave my food behind like that lol. ❤

    Yuck nasty tenants. I would be ashamed leaving my mess for someone else to deal with. Led lights applied to the wall can rip paint and wallpaper off when removed. I guess a chunk of their deposite will not be refunded?

    Wondering how much of a deposit was required of the renters? Was it enough to cover repairs and clean-up?
    It must be pretty infuriating to have to deal with this, after having turned the fixer upperb into a gem of a home!

      Very good question. The deposit was $800 and the big repairs were approx as follows: carpet cleaning $120; pest control $210; blinds $90; wall repair $140; general cleaning $160; utilities $105; painting $115; pressure washing $80; junk car removal $165; cabinet drawer repairs $40; carpet patch $25.
      I also found out that the HVAC system was not functioning properly due to not using a filter and the evaporator coil was damaged due to low air flow and being dirty. The replacement HVAC was $5338.
      All told it cost me $6588 and one month of no rent.

    I really dont like people being homeless but many lacks of proper education on what is a home and the rules to maintain a decent livable house make me kind of careless about their conditions, some just dont know how being civilised. I clean any place I rent,Airbnb, vacation house,hotel room,I make sure to leave it as I found it,clean and neat ,its such a nice house why would people treat it as a homeless shelter?! I always imagine the tenants as lucky people who did get to rent such a beautiful house, decorating and living comfortably but I guess am just s romantic ! People really don't care.

      Like I said, I expect that people will make it "home" but I would hope that they would treat it with respect and not damage it. Much of this could have been avoided if they had simply done the right thing, cleaned the place, and not done stupid stuff. It was not so much about the cost, it was more about the disappointment in the condition after the fact, especially knowing only 1 year earlier that it was beautiful.

      I think sometimes people does not know any better. Or they just don't care. Manners, moral and values comes a lot from upbringing. Perhaps they were never thaught the right way of keeping a household.

      It is ... I was able to complete the vast majority of the repairs this past weekend and pest control came out this morning to do the first of three treatments. Carpet cleaners are coming tomorrow, then one more week before the next pest control comes back.

    Honestly it looks a lot better than my daughter's rental. When her tenants moved there were dirty dishes and it seemed like dozens of magets all over the kitchen. She video taped the home. ahe took them to court and kept the deposit and and was awarded $5000.00 it was disgusting the way they destroyed this beautiful home.

    Someone told me that when a possible renter comes to look at the house, look in there car and see what kind of condition it's in? That will give you a sort of way they will treat your house.

    This is such a shame! It would help if you rent to a disabled or wheelchair-bound person as very often the Government pays their rent because they are disabled so it is guaranteed income for
    you. In my experience, they tend to be people of character. Contact assisted living or united cerebral palsy and say you have a property that is accessible. Most wheelchair-bound people have portable ramps but you are very handy and could easily build a ramp.
    I am wheelchair bound and it is very hard to find wheelchair-accessible rentals which is a shame because, for the most part, they tend to be very good tenants.That house is so perfect for a wheelchair-bound or disabled person if there was a ramp and maybe safety bars in the bathroom

    So this may not make a difference, but is your lease comprehensive enough? I have a 12 page lease that includes things like pest control, broken cars, yard care etc

      It is, and it deals with all of these things. It’s also approved by the board of realtors. It’s pretty ironclad.

    Feel sorry for you, your efforts building this is ruined by tenent , that's why in India landlord takes 6 months rent as deposit with legal agreement for 11 months

    I have lived in my home 26 years and it looks like I just moved in. Spent $3000 in paint, light fixtures, blinds and carpet cleaning. Not 1 blind is broken. But your tenants you control who or what you allow in. The problem is people don't do their job. I saw the time you spent fixing that house. You have the right to see where the person lives at before they rent from you. Then every landlord I know visits their rental properties several times a year. For that to go on. You must have never visited your property. I have 3 rentals and i visit them 4 times a year for inspection purpose. People will always do as they want. Hence the word renter. You, that's your choice to do or not. You gave them every opp to mess up and they did.

      Some of the thing were not evident during their tenancy, some were done in the last couple of months. Regardless, I partly blame myself for not being on top of the situation better, but the tenants ultimately are the ones responsible. Impeccable references and great previous tenancy (they lived in another one of my units previously without issue) ... something happened, I just don't know what.

    Either way though you did that mostly yourself without cutting a ton of people in on it, go you! That's your baby! I cant help but wonder what feature made you fall in love with it beyond the price though or was there a tempting antique... Person that needed money ect.

      It was $5000 to buy it and $25k to fix it. Rent is $1200 monthly so payback is pretty quick.
